Your Frio River adventure begins at this new 5-bedroom house on the 3rd hole of Frio Valley Ranch Golf Course. You don't need to pack linens, pillows, towels, toilet paper, paper towels, trash bags, coffee/sugar, hand, laundry, dish, or dishwasher soap; we provide it for you! Each bedroom features 2 or 3 comfortable queen beds that are already made, offering plenty of space for 24 guests. With 5.5 bathrooms, everyone will have plenty of room to get ready for the river. The chef's kitchen is stocked with everything needed for a gourmet meal including dishes, pots, pans, and spices. Guests will appreciate thoughtful touches like an iron and hair dryers, making it easy to feel right at home. The outdoor area boasts a large pool with a swim up bar, outdoor kitchen with 75" screen tv to watch all the games you want from the pool. Out of Bounds is located about 1.5 miles from the Frio River, 8 miles to Garner State Park, and right off River Road where all the action is.

Beautiful house in a great area. Rooms were a great size, beds were super comfy, and house was conveniently cold by the time we arrived. Our lovely host contacted us a week out with instruction, directions and an access code - all of this made for a smooth check in. She also messaged day before checkout with all instructions, which were pretty simple and made for an easy exit - score!

The house was great for our group of 22. The children enjoyed the pool! Overall, the house had a great location easy access (short drive) to the river. All you need for the house is provided (towels, dishes, keurig, etc.) Quick response if anything was needed (additional trash bags).
