Harpeth Garden Cottage is truly one of the happiest spots in ALL OF FRANKLIN!
Harpeth Garden Cottage is an elegantly designed and built guest house behind a historic arts and crafts cottage. It is situated in the back yard, and it is not attached to the home in front. It was finished in 2025, and it will eventually be the owner's "granny flat". It has a spacious living area with an island and bar that sets off the kitchen space. The kitchen work space is designed for easy use. The main living area has a gas fireplace fashioned with details from another era. There is a small garden room for separate conversations or reading. The garden room features an exterior door that is from the owner's great grandparents farmhouse built in the 1800's. The high ceilings and built in bookshelves add to the charm and delight of nestling down into each room. There are two bedrooms, and they both have king sized beds with ample closet space. A jack and jill bathroom with a step in shower is between the bedrooms. The master bedroom is quite spacious. There is also an additional half bath adjacent to the bedroom doors and a laundry closet in the hallway. Outside the home, a covered porch wraps around the corner to a seating area. There is a large brick patio off the garden room. The brick pathway leads to your designated parking space. It is a lovely home created to be welcoming and comfortable for all its guests.
When you stay at Harpeth Garden Cottage, you are immersing yourself in "one of the best small towns in America". Harpeth Garden Cottage's location is in the original 5 block square plat laid out by the founding fathers of Franklin in 1799. This Historic District holds the heart and soul of Franklin within its boundaries. History presents itself every step you take as you amble down each of these streets. The Square stands out as the pivotal downtown landmark. Today, Franklin is a thriving small town. Shops cater to both local residents and visitors with speciality and unique merchandise, but also practical items. The downtown is still very much a business locality including government buildings as the county seat and commercial and professional offices. Franklin is especially known for its dining establishments. Restaurants abound. There are breakfast eateries, bakeries, pubs, cafes, sandwich shops, pizza and hamburger spots. Fine dining is also plentiful with reservations definitely a good idea. Breakfast, lunch, and dinner are just a short saunter away. Entertainment flourishes in Franklin. The best known venue belongs to the iconic Franklin Theater. Local scenes also have live music. Franklin is well known for its festivals including Main Street Festival, Franklin on the Fourth, Pumpkin Fest, and Dickens of a Christmas. It is an excellent location for any downtown event. The Pilgrimage is a special music event that is about a 15-20 minute walk from Harpeth Garden Cottage. The Rodeo Parade and the Christmas Parade excite young and old.
Another wonderful aspect of Harpeth Garden Cottage is the convenience it affords guests who have different events for the day. ..one person may need to attend a business meeting, class, or sporting event away from Franklin, but the other guest has much flexibility in strolling about Franklin, or walking to one of the city parks, or a historic site, or to the Factory. There is always something to keep you busy! AND it is a "calm spot" to rest when you need a moment of quiet.

This is such a charming and peaceful place to stay yet it is so close to the shops in Franklin. Susan, the host, is eager to make your stay as perfect as possible. And I must say her sense of style is impeccable. Such a quaint little cottage. I recommend this rental 5 stars for sure!
Had a great 3 night stay in a beautiful, brand new home, decorated with style and super clean. Located walking distance to downtown Franklin shopping and eateries. Big box stores minutes away, as well. The area is quiet and Susan is a very attentive and gracious host. Definitely recommend!
We loved our stay at this beautiful cottage! Susan was a wonderful host and very responsive and informative. The home itself was perfect! Very cute, clean, spacious, and walkable to downtown Franklin. Will most definitely be staying here again next time we pass through town!
The cottage exceeded our expectations!Susan was great to work with,The location was ideal- a block away from downtown and a few blocks from the bicentennial mall. We enjoyed morning walks stopping at cafes along the way for coffee snd pastries. Finishing the evening with a stroll and a stop for ice cream.Downtown Franklin was bustling but not overly crowded. Plenty of great shops and restaurants.
What an absolute gem! We loved our time staying at the cottage and Susan was such a sweet host. The cottage had so many thoughtful touches and it felt like a home away from home! Loved the quiet mornings on the patio, and being able to walk a block and enjoy downtown Franklin! Can’t wait to visit again!
