Maximum occupancy: 7 guests total (including infants), with a maximum of 4 adults
Additional guests beyond initial booking will incur an extra guest fee
Minimum stay: 3 nights
Parking: Maximum 2 vehicles — 1 private single-car garage (fits a minivan) + 1 assigned space. No additional or street parking permitted within the HOA. Passenger vans, RVs, and trailers are strictly prohibited
Pool rules: Maximum 6 guests at a time (strictly enforced by HOA). No unregulated flotation devices or pool toys allowed. Pool hours: 9:00 AM – 10:00 PM
Quiet hours: 10:00 PM – 9:00 AM. During this time, outdoor areas (pool, patio, garage/game rooms, etc.) are not permitted
Guests must comply with all city and HOA regulations. Violations may result in fines, civil action, or other penalties
We reserve the right to decline reservations that create 2-day gaps in the calendar
A rental agreement is required. Guests will receive a pre-arrival email with the property address and unique door code approximately two weeks prior to check-in
Check-ins or check-outs on major holidays may be subject to an additional cleaning fee
Stays longer than 10 nights may require an additional mid-stay cleaning fee
Primary renter must be 25 years or older
A $500–$700 STR Rules Deposit HOLD will be placed to ensure compliance with house rules (only charged if violations occur)
Reservations made within 30 days of arrival require additional screening/background checks and proof of payment
