⚠️ Due to unfenced pond, hot tub and uneven grounds, property is not suitable for unsupervised kids, pets, or persons with mobility difficulties or impaired judgement. ⚠️

STRICT HOT TUB/POND SAFETY RULES
Children under age 12, including infants and toddlers, must be supervised by a responsible adult at all times, no more than 2 kids per adult. Adult must be physically present with child by ponds or hot tub.
ZERO TOLERANCE: Leaving children unattended is cause for host to cancel the stay without refund.
✦ PARTIAL HOME RENTAL with private use of rear property & 2 separate buildings.
✦ GUEST AREAS are private, not shared. Master Suite has 1 shared wall with Hosts.
✦ The hosts are next door for help.
✦ Host will notify booking guest if entry is required. Hosts retain right to access property in an emergency without prior notice, including any person attempting to enter pond water, unsupervised children in or near hot tub or ponds, life endangerment, negligence, imminent danger or illegal activity.

✦ ONLY REGISTERED Guests allowed on property.
✦ BOOKING GUEST MUST REGISTER ALL PERSONS PRIOR TO PROPERTY ENTRY. Booking Guest will be charged minimum $30 per person Entry Fee plus $35/person/night for any unregistered person on property no matter length of stay. Host retains right to cancel booking without refund if policy is violated egregiously.
✦ NO SMOKING, NO VAPING, NO ILLEGAL DRUGS, NO ILLEGAL ACTIVITIES, NO FIREWORKS in, on or near property.
✦ EVENT & ALCOHOL RULES
• NO unauthorized parties, events, or persons on property. ALL persons, gatherings or events MUST be approved by host 1st. Booking Guest MUST PAY ALL FEES PRIOR to property entry.
• Booking Guest must notify host of ALL GUEST AGES PRIOR to Guests Entering Property.
• Underage drinking strictly prohibited. Hosts reserve right to check all guests ID’s for legal ages.
• NO drinking or open containers of alcohol indoors or near water areas.
• NO glass bottles allowed outside of kitchen area.
• NO excessive alcohol consumption.
• NO rowdy, reckless or belligerent behavior.
✦ AVOID ENTERING OR LOITERING by NEIGHBORS property. Avoid parking in front of neighbors homes (park on street side with no homes), do not stop cars mid-street or aim headlights at homes.
✦ MEET DELIVERIES on time; avoid deliveries behind gate or to home’s front door. WAIT for rides & deliveries in behind entry gate until driver has arrived.
✦ Property has EXTERIOR CAMERAS on 24/7 for security & compliance.
✦ We have a complete photo inventory of all items. Reimbursement or damage fees charged for items damaged/removed from property by ANY guest.
✦ BOOKING ACKNOWLEDGMENT
By booking, all guests acknowledge, understand and accept risks associated with property and agree to assume full responsibility for themselves and their party, including children and pets. Booking constitutes acceptance of property’s liability waiver included in Short Term Vacation Rental Agreement.
Booking Guest must agree to sign Short Term Vacation Rental Agreement upon booking. Any guest may review the agreement prior to booking. If guest books stay and then refuse to accept terms of agreement, reservation will be canceled without refund.
