This location has a lot of space and is very close to town / RMNP. We rode MTB's out of the property close to some local trails.

BEWARE!! The property was poorly maintained, and our interactions with the host were unpleasant and accusatory. The host accused us of smoking on the property and the cigarettes she found were not ours. No one in our group smokes at all, but they claimed the house smells of cigarettes. Video record the entire property inside and out, including the grounds outside the property, if you do stay. STRONG smell of animal urine throughout the house. 4 out of 6 beds were in poor condition, including the bunk bed and one bed is an inflatable bed. The ceiling fan didn’t work, no wifi or A/C, window screens were missing, cobwebs all over exterior and missing blinds/curtains. The BBQ grill was unusable, and the property is not wheelchair accessible.

We’d like to clarify that the review omitted an important part of what occurred during the stay. The renter did not follow the property’s strict no-smoking rules and left numerous cigarette butts outside on the patio. Our patio furniture was also used as an ashtray. We take our property rules seriously, particularly regarding smoking, and the condition in which the patio was left was documented. We respectfully disagree with the renter’s claim that the cigarette-related evidence was unrelated to their group.

WE had high hopes for this rental: i had 6 people going up for a weekend. Unfortunately: the property fell very short of being even adequate. Not sure where i start...- NO WIFI! Not listed in the info, and when I messaged the host in evening I did not get a response until next morning. It simply said " we don't have, sorry". No Wifi?! In this day/age?! And not listing that?- Dirty: we found broken furniture and pots/pans/utensils were put away dirty. WE had wash everything in order to use.- Run down: As mentioned: several chairs were broken, and one of the beds as well (maybe just slats fell but still. Other bed had an air mattress instead of a real one. I would recommend against renting this place, especially for the price.

I do want to clarify a few points. The listing does state that WiFi is available, so that information was included in the property description. Regarding the other concerns mentioned, the renter did not contact us during the stay to report any issues with the house. Had we been made aware of broken furniture, a bed issue, or dirty kitchen items at the time, we would have been happy to address and correct anything that existed as quickly as possible, potentially the same day.
