Guest Verification & Security

To maintain the standard of our properties, the following is required prior to check-in:

• ID Verification – After booking, you will receive a secure link to complete a quick identity verification (photo ID + selfie). All data is handled securely and used solely for verification purposes.
• Security Deposit / Damage Waiver – Guests may choose between:

– A refundable £350 security deposit (held on card and released within 7 days post check-out, subject to no damages), or
– A non-refundable damage waiver, covering accidental damage up to a specified amount.

• Completion Window – All steps must be completed at least 72 hours prior to check-in to avoid any disruption.
• Why this matters – These measures help us maintain a safe, well-managed environment and protect the quality of your stay.


House Rules

• Check-in from 3:00 PM | Check-out by 10:00 AM
• No smoking inside the property
• No parties, events, or gatherings
• No loud music or disturbances
• Quiet hours: 10:00 PM – 8:00 AM
• Please respect neighbours and the surrounding community
• Ensure all doors and windows are secured when leaving the property
• Breach of house rules or unauthorised activity (including unapproved guests or gatherings) may result in a £250 penalty and immediate termination of the stay


Early Check-in & Late Check-out

We understand flexibility is important and will always try to accommodate where possible:
• £20 per additional hour
• Subject to availability
• Must be requested at least 24 hours in advance
Unauthorised late check-outs may result in an additional night’s charge.


Additional Charges (If Applicable)

To maintain the high standard of our properties, the following charges may apply where relevant:
• Early Check-in / Late Check-out – £20 per hour (subject to availability)
• Mid-Stay Cleaning – Available upon request (additional fee applies)
