DESCRIPTION:
This is a well situated modern duplex (150sqm) with spectacular views of the city of Barcelona from the beautiful terraces (125sqm). From the terraces you can view the sea and downtown to the east and Gaudi's Parc Guell to the North.
There's a private solarium in the upper terrace complete with deck chairs where you can enjoy cocktails, private sunbathing or star gazing while relaxing at night.
APARTMENT DESCRIPTION
Upstairs floor:
1 large bedroom suite (30 sqm) with a double bed and and two single bed, private connected bathroom (10 sqm) with Jacuzzi and shower, and a small private terrace (8 sqm) with views of Barcelona.
1 bedroom (double bed) with exit to a big terrace and solarium area.
Panoramic solarium with deck chairs, chill-out area and exterior shower.
Downstairs floor:
1 double bedroom with king bed and attached bathroom with massage jets shower, and balcony (6sqm).

1 main living room (30sqm) with gas fireplace, and a connecting terrace (25sqm) that you can use to eat outside.

This duplex is located in a quiet area of the trendy district of Gracia, next to Gaudi's Park Guell.
Well comunicated: Upper zone, relax and safe and with all services near. (super,gym,metro,bus,shops...).

Getting around
10m from city center (Plaza Cataluña, Las Ramblas), and 12m from harbor, by metro (L3)
Thanks to its excellent location you are connected to all transportation used to get around the city (metro, and different bus lines). Plaza Cataluña (Barcelona's city center) is just 4 subway stops away. You can walk 15 minutes and you'll be in Gracia's most exciting zone, where you can find cinemas, nightlife, restaurants and local designers' shops.
Other Things to Note
At check-in, it is mandatory to pay the Catalonia tourist tax. It is currently €6.25 per night*, but starting from May 1st, 2025, it will be €8.50 per adult, on the day of arrival (maximum of 7 nights. Applies to guests over 16 years old). This amount is separate from the booking total and must be paid in cash upon arrival. Unfortunately, this tax amount changes frequently and sometimes with little notice, so we cannot guarantee that the amount due at the time of your arrival will match the one in place when you made your reservation, as this is a fee paid on arrival.

- Before checking in, according to local regulations, it is necessary to provide us with your identification documents in order to complete the traveler's book data required by local authorities. Failure to comply with this rule will make it impossible for you to stay in our apartment.
GUEST/PARTIES/NOISE: In case that The TENANT has obtained permission from the OWNER to bring in any guests, the TENANT must supervise their guest(s) while on the premises. Noise in the condo must be kept to a reasonable level as not to cause a disturbance to the neighbours or general public. The guests may not stay overnight in any case. In the event of any disturbances to our neighbours, caused by excessive noise, or uncivilised behaviour, the Law Enforcement will be called directly by the agency and you'll be asked to leave immediately since you'll be in breach of this contract, therefore your reservation cancelled and this agreement will be of no effect anymore.
QUIET ENJOYMENT: TENANT and their guests agree not to violate quiet enjoyment and privacy of the surrounding neighbors.
NO SMOKING POLICY: This is a NON SMOKING property. No smoking is allowed inside of the apartment whatsoever. However, it is allowed to smoke in the terraces as long as the ash is deposited in an ashtray and it is absolutely forbidden to throw ash or cigarette butts over the balcony into neighbors patios or on the street. Any TENANT or their guests not adhering to the No Smoking policy will result in automatic forfeiture of security deposit.
CLEANING:
CLEANING: A cleaning fee of €60 has already been paid and it’s included in the main rental charge. This constitutes 5-6 hours of cleaning service after the tenant’s departure. No cleaning service is provided during the tenants stay. Rates include a one-time linen-towel preparation, bed sheets setup, toilet paper, and paper towels.
On departure leave all used beds stripped and unmade. The last day's towels are to be left in the bathrooms. All dinnerware, pots, pans, glasses should be cleaned and the dishwasher emptied. TENANT will be charged in case of excessive uncleanliness, including dirt on the toilette and/or unwashed dishes. Hot tub must be cleaned with water once emptied to prevent the soap and body fat to dry on the walls. Trash should be removed from the apartment and placed in the proper receptacle outside at the street.
Failure to leave the apartment in a good condition will result in Cleaning service charges in excess of €80 that will be deducted from the Security Deposit.

Hostess was lovely, and so very helpful! The home is a wonderful retreat close enough to walk to many lovely restaurants and Spains subway!! So close and easy to navigate - hope to stay here again for a longer time in future! The views from the patios are incredible!

We had 8 people, and there was more than enough room. My only complaint is that we didn’t stay long enough. The terraces were absolutely gorgeous. We parked our car in the garage and took the metro around town. There is a lot of up and down in Barcelona, no matter where you stay, so be prepared.

Very spacious apartment with 4 great terraces, very well equipped. Beds were very good, kitchen was ok.
Very good communication with the owners.
Street is quiet and supermarkets are just around the corner. Parking garage is narrow but works if you know how to park.

Spacious apartment in Gracia Quarter
This beautiful apartment located on the 4th floor of the building was immaculately clean, very well furnished, and had plenty of extras to make our 4 day stay very comfortable. You have the choice of 3 terraces to choose from to relax and enjoy the outdoors. The beds and pillows are very comfortable as well. It is located very close to the metro system and several little shops (bakery, meat market, vegetables and fruits, hardware, etc.).
Maria was very kind upon our arrival and Angela helped us out with the taxi requirements upon our departure.
We would definitely come back to this apartment in the future.
We had a lovely stay in Barcelona before heading to France for our nephew's wedding. The location is convenient to all the best sights and 20 minutes to the beach. The apartment was spacious, with room for us all to enjoy the front porch with dining table, second story balcony for quiet reading and the awesome roof deck to soak up some sun and watch the sunset.
Angela the house host was very helpful and attentive to our needs with immediate responses. The neighbors are wonderful and helpful too as I made the mistake of renting a small bus instead of a mini van and needed help guiding into the garage! Would love to return for a longer stay!
Seven family and friends stayed at this duplex just outside downtown Barcelona. It is about a 15-20 min walk (beware...climbing up hill) near Park Guell and an easy 5 min walk to the metro.
Communication with the owner is fantastic and the complimentary bottle of cava was great. Lots of great bakery's around. Views from the top of the roof were fantastic as well.
Getting into the duplex was challenging. We thought it was a main and top floor but it was actually on the top floor of an apartment complex (five floors) and the elevator was very tiny. The house was a little warm and took a bit to cool down but eventually it was good.

Expensive with LOTS of SHORTCOMINGS
Not very happy with the place as the towels that were provided felt like sandpaper. They had not been dried in the dryer hence were as hard as a rock.
The shower on main floor leaked tons of water onto the floor, every time it was used.
There were only 4 coffee pods left for a family of 10 people and out of the 4, there were 2 that were decaffeinated.
2 out of the 4 electric burners on the stove did not work and the gas stove burner was finicky and had to be lit with a gas lighter.
One A/C unit was not working at all and the other leaked water on the floor and we had to use a kitchen pot to catch the water.
Location is Far from the city center, but was portrayed in the listing as being in the city center.
Very expensive.

Ajay, we leave 4 coffee pods as a compliment, when you travel to an VRBO property you're supposed to buy the extras by yourself, we're not an hotel. Any person using VRBO/airnb properties know that. In fact, we provide with a lot more than the average property: toilet paper, shapoo, shower gel, air conditioning, soap for the dishwasher, for the laundry, wine, milk, water, even orange juice. But yeah, we won't be providing everything for a family of 10 for the whole stay, I think you should review your concept of how this works.
You never contacted me for any of those issues you describe.
My listing doesn't say we're in the city center at all, it says it's well situated as it is well communicated with the center.
Besides that, I'd ask you to work more in your communication skills, as you we're slow providing the informations we needed to accommodate you.
Not only that but we had the courtesy to get your luggage earlier so you could be free to explore the city light weight. You and your group abused this favour and stayed a lot of time on the apartment while we we're trying to clean and get the apartment ready for the "official" check-in.

L'appartement est situé au dernier étage dans un quartier calme et tranquille de Barcelone et à 5 min à pied d'une ligne de métro. Ses terrasses sont exceptionnelles et offrent une vue imprenable sur la ville. La présence d'une petite supérette dans la rue permet de faire facilement des courses d'appoint si nécessaire. La literie est de bonne qualité et tout l'équipement est conforme à la description : ascenseur, place de garage, clim, cuisine équipée, salles de bains offrant des prestations appréciables, netflix, youtube.
La propriétaire est réactive et nous avons pu réaliser l'entrée et la sortie en autonomie.
Cet appartement de très grande qualité a contribuer à ce que nous passions un séjour en famille inoubliable à Barcelone.
Very clean, quiet, accommodating stay. Multiple bedrooms in separate areas to ensure privacy. The many balconies really provided great entertainment options and beautiful views. The neighborhood is calm and not noisy at all. It’s a short walk to restaurants and public transportation. Would definitely stay here again if I traveled with a small group to Barcelona.
