Front door parking on the upper level allows easy unpacking and access to the sleeping quarters, where 3 bedrooms and 2 full baths are located. The master on this level has lakefront views, a queen bed and an attached, spacious, master bathroom with shower and dual sink vanity. The adjacent bedroom, also with a lake view, has a queen bed as well. The final bedroom on this floor houses two sets of bunk beds, perfect for the kids in the family! On this level there is an additional communal full bathroom with shower off of the hallway.

Taking the steps to the lower level, you will be greeted by warm wood tones, an open floor plan, and 2 huge lake-facing picture windows in front of the dual dining areas. The living area has a couch and loveseat, along with a flat screen TV and additional chair seating. Directly in front of the living area, you will find the first dining area, which seats four at a bar-style table, and has a sliding glass door that leads to the first level of decks. Directly to the right of this first dining area is the second, which seats an additional 6-8 people, again in front of a large lake-facing window. You can't beat the view!

Behind the second dining area is the kitchen that includes a gas stove and dishwasher. The open floor plan of the lower levels means that while you prepare dinner, you can chat with friends and family at the dining areas, or just take in the view of gorgeous Keuka Lake. Directly behind the kitchen is the lower level full bathroom that includes a shower.

As a bonus, the kitchen has a door that leads to an open, covered walkway to the addition, which houses another queen size bed with an amazing view of the lake, as well as a flat screen tv, wine cooler, futon/couch and table. There is no bathroom in this addition.

The amenities don't stop indoors though! Birch Cottage has not one – but three deck areas! The first level, on the same level as the kitchen and dining area is covered, and has slate tile flooring - a perfect place to relax and enjoy your morning cup of coffee! The additional lower two levels of deck are wood, and separated by a few steps each. Take the rest of the steps down to the lake where you will find more than 70 feet of level, wade-in, lakefront. With no neighbors to the north of this property, you can enjoy a little bit more seclusion, while still enjoying the proximity to town. A fire pit with Adirondack chairs and a seasonal dock with boat lift complete this picture of vacation fun!

Occupancy: This property is closely monitored for responsible renting. The maximum occupancy of each home is the number of guests allowed on the premises at any given time. This includes both day and overnight guests as well as all children including infants.

1. You will receive an email upon confirmation with a link to our Guest License Agreement which is a copy of our Rental Rules that must be signed and returned within 7 days of receiving.
2. Smoking is not allowed in any rental property. This includes vaping and e-cigarettes.
3. Homes are not handicap accessible, unless stated in the description.
4. Air conditioning is not available unless listed as an amenity. If available, air conditioning is considered a seasonal amenity and is only available May 15 - October 15.
5. Homes are not guaranteed allergen-free, even those that do not allow pets.
6. Docking is not guaranteed if water levels are low and/or high due to seasonal weather and climate changes.
7. Outdoor amenities, including furniture, watercraft, and firepit are not available between October 15 - May 15.
8. 2 dogs allowed maximum and $100 plus tax non-refundable pet fee applies per dog.
