This Grade II listed Regency property is located in the heart of Hastings on the East side, steps away from the stunning Hastings Country Park with its magnificent coastline and a short walk into historic Old Town and famous Seafront and Beach.

Enter the tranquil cobbled courtyard with your own parking space. A short flight of steps leads to the inner courtyard and entrance, where you'll find a cozy outdoor sitting area perfect on warm days.
KITCHEN AND DINING
The country-style kitchen is equipped with modern essentials like a stove, oven, dishwasher, and microwave, making mealtime a breeze. The separate dining room offers extra space for gatherings and features a TV and sofa, an ideal spot for relaxation, play, or work.
BEDROOMS AND BATHROOM
Three beautifully furnished bedrooms and two bathrooms span two floors, each with comfortable beds, quality linens and towels.
- Lower Level Bedroom 1: Spacious room with two single beds and courtyard views, with access to a private downstairs bathroom. - Upper Level Bedroom 2: Luxurious sunny room with a super-king bed and dual-aspect windows - Upper Level Bedroom 3: Cozy single room with a large sash window facing south.
The two bathrooms are stylishly appointed, with the upper-level bathroom featuring a large enclosed shower and separate tub bathed in natural light.
Living/Reception Room
The sun filled upstairs living room is beautifully decorated and has 2 big windows that look out to the West Hills. Two plush 3-seater sofas, smart TV, AV equipments, books, DVDs and board games make it a grand space for daytime lounging or cosy evenings in.
We welcome one to two small to medium-sized, house-trained, well-behaved, and non-shedding adult dogs to join your family's getaway! Fees apply.

FEES EXPLAINED - Cleaning Fee: £89 per booking - We welcome one to two small/medium-sized, house-trained, well-behaved, and non-shedding adult dogs. - Don't forget to check the 'I am travelling with pets' box when booking to include ONE dog in your booking. - Dog fee is £32 per dog per stay/week (or part thereof). - If you'd like to bring a second dog, contact us to make arrangements. Second dog will be charged separately. - Please provide your dog's breed, size and age when booking.
OTHERS * All guests must be registered during the time of booking. The person who makes the booking must be one of the registered guest. Only registered guests are allowed on property and overnight. * The property is offered on a self catering basis. A welcome supply of household essentials is provided to help get you started on a great home stay. Bed linens and towels are provided for each registered guest.
* NO WHEELCHAIR ACCESS - The Cottage is a listed two-storey historic property with a cobbled courtyard. There are stairs on this property and the entrance is not wheelchair accessible. Located on a narrow old gradient road, paths and pavements outside the property may not be accessible to all.
Caution: Our historic building and walls are listed, so please be mindful of stairs, cobbled or uneven surfaces, and take necessary precautions to ensure your own safety.
* For guests travelling with a young child, we can provide a travel cot (travel cot linens not included), a high chair and a stair gate. Please request in advance if needed.
ON-PROPERTY PARKING: We're delighted to share our home with you, and want to ensure a safe and enjoyable stay. Please note the following. - Dedicated parking for guest use is available. Maximum 2 cars allowed, if space permits. - Entrance is on a narrow road, park with care. - Commercial vehicles, camper vans, vans, lorries, etc. are not permitted. - Park at your own risk, ensuring gates are secured at all times. - Strictly No Parking allowed on the road outside the property - Electric Vehicle (EV) charging is NOT permitted on the property. There is no EV charge point on property and it is not certified to cope with the demand from charging an EV. It is dangerous and risk a fire. Guests attempting to use any electric outlets for charging a vehicle and breaching rental terms will be asked to leave.
On-property parking and luggage storage are not available before check-in or after checkout times due to space constraints and changeover procedures.
DURATION OF STAY: Maximum stay is usually 14 days.
MID-STAY CLEANING No mid-stay cleaning or extra bedlinens.
DAMAGES For damage/breakage, the cost of repair/replacement will be invoiced through your reservation.
INTERACTING WITH HOSTS: We live close by and enjoy meeting and welcoming our guests when possible. However, we also like our guests to have their privacy during their stay. Guests can interact easily with us via Vrbo, WApp, texting etc. Unless we're travelling, we are always on hand to help.
OTHERS: COVID19 & PERSONAL EXIGENCIES In the event of a sudden national lockdown imposed by the UK government, guests with paid bookings falling within the affected dates can request for cancellation. This applies only to the the person who makes the booking (name and address as per booking and registration), and when the travel restriction coincides with the actual period of stay. It only covers lockdowns enforced by the UK government but does not cover any other members of the group being unable to travel because of Covid19 lockdown. It does not cover any member of the group for any type of illnesses, or requirements to quarantine or self-isolate etc.
Travel insurance is recommended for all guests to cover personal exigencies.
Postponement of stay/change of dates is not allowed. Payments are handled only through Vrbo/FeWo-direkt/Abritel on its secured payment system, contact them directly to cancel. Any refunds where applicable will be handled through Vrbo/FeWo-direkt/Abritel per cancellation policy/agreement. Rental agreement will come into existence when full payment is made. Great location quiet and secure
Lovely secure cottage perfectly equipped and such a short walk into old town part of Hastings we paid for 3 nights but stayed for 2 due to work but was more than happy to do so. Would love to come back when it’s not blowing a gale outside

The house was cosy and well equiped. The beds and showers are great. And Hastings is a nice place to visit. About 10 minutes walk to the city center downhill. So a good exercitie on the way back. ;-) Communication about everything was very good! Sue is a great host.

The Historic Old Town is much closer, only 400m away, and there are a great many trendy and independent shops, pubs and cafe along High Street and George Street. This area is the most popular part Hastings and offers much in the way of history, fun, and entertainment. The weather has been fabulous, so I'm sure you would have got plenty of exercise exploring the magnificent Country Park as well. Cannot fault our stay so top marks and would definitely recommend. The hosts where so helpful and kind, they left us lovely welcome treats and flowers. The hosts also quickly resolved a minor problem we had. The cottage was clean, organised and had every utensil you could think of in the kitchen. The cottage has interesting history and is documented in the welcome pack along with plenty of useful information. The Cottage is well located to all that Hastings has to offer. The private allocated parking adds to a stress free stay.

Just had a 5 night break and couldn't fault the property which is exactly as described and furnished to a high standard with everything you need. Located a ten minute walk from the lovely old town for great food and pubs and less than 5 minutes from East cliff park with fantastic views and walking routes. Sue and her husband were on hand to resolve an issue with the cooker, replacing it with a new one within 24 hours and are lovely welcoming hosts. We also managed to park a large SUV at the house without any issues so ignore any negative comments about parking. Highly recommended.

Wir haben zwei Wochen im THE COTTAGE verbracht. Die Unterkunft ist absolut perfekt gepflegt, hochwertig eingerichtet und ausgestattet und wurde durch Sue und Robert liebenswürdig und liebenswert vorbereitet - inkl. einen Präsentkorb zur Begrüßung. Sue war hervorragend online erreichbar, hatte tolle Ausflugstipps und war einfach liebenswert und zuvorkommend. Die Gästemappe ist hervorragend aufgearbeitet und informativ und unterhaltsam. Hastings Old Town ist fußläufig erreichbar. In nur 2 Minuten gelangt man mit dem Hund auf einen herrlichen Waldweg und kann dann wirklich stundenlang oder auch nur für eine kurze Runde gehen. Unser RangeRover Evoque hat ohne Probleme und bequem in den Hof gepasst. Wir haben es im THE COTTAGE seht genossen und sind glücklich, zwei sehr leibenswerte Menschen als Gastgeber kennengelernt zu haben.

The property is unusual. It comprises two floors with bedrooms & bathrooms on both levels. Kitchen & dining room on lower level. Very well equipped & all rooms bigger than we expected. A selection of cakes plus milk & orange juice etc was a nice present.
Belmont Road outside the cottage however is a narrow road with a loose badly pot holed surface. Reversing into the parking courtyard requires a reasonable degree of skill, even with modern reversing aids. Particularly if two cars are to be parked.
Sue the host was very welcoming and close by if required.

Our home is a lovingly remodelled grade 2 listed family home with charm and character suitable for a small group located in this wonderful historic part of Hastings going back to Regency times. The interior and exterior spaces are shown in photos and described in detail in the listing.
Most historic Old Town properties will not have on site parking. For the convenience and security of our guests, we offer our guests complimentary on-property in our private courtyard (formerly a small coachyard). The space will fit one car easily or perhaps two (depending on vehicle size). We understand that while we find it easy some may find it challenging so it is worth mentioning there is roadside parking close-by if preferred.
We enjoy sharing our home and hope it will continue to spark joy and happiness for all our wonderful guests.

During this grim period we needed a short break. And found Hastings perfect. Sue & Robert's small cosy place was the perfect choice we made. Its a beautiful historical cottage furbished very tastefully and very clean. To welcome us she had put some lovely cup cakes & tea/coffee for us. And of course for our 5 month frenchie a very cosy bed and small bites/biscuits which he absolutely relished!! The cottage is about 20 minutes walk into the high street or if you want to walk along the shore. There are some good pubs & restaurants to eat. Unfortunately we had to do takeaway as it was only outdoor sitting & a bit cold in eve.
We shall come back with a bigger group as we absolutely loved the town, the sea, restaurants and the cosy cottage. Perfect getaway!!!!

Glad you had a chance to explore the various scenic walks into Old Town. Isn't the view from the East Hill overlooking the coast heavenly!
I’m afraid we usually take the quickest route, which is heading straight for the pub in Old Town less than 300m away (and then stumble back up the road when it gets dark) 🤣 😂
England is finally opened for indoor dining, so hopefully the next time you visit, you will be able to enjoy some of the great eating places close by, and your lovely little puppy can venture further afoot! All best wishes 🌼
Belmont Cottage is a wonderful place to stay when visiting Hastings or the surrounding area. Very private, wonderful history to it and well laid out and full of character. It was also easy to find and we immediately settled in, very comfy throughout from the hotel quality beds & bedding to the sofa’s and chairs. We arrived during a storm but immediately felt cosy despite the wild weather outside. The house is very well catered for in every sense (kitchen, dining, bedrooms and sitting room) but added thoughtful extras like games, Netflix (which our son was very happy with!) welcome scones/snacks to the macro photography on the walls meant we enjoyed spending time there just as much as exploring. The Kitchen was so well equipped that we could bake and were able to make a roast dinner easily. Communication with the hosts Sue and Robert was excellent and they were very helpful with places to eat, go and if we had any questions about the house.

The Cottage is a cozy little corner a short walk down to Old Hastings and the Stade and a stones throw from the country park Warm and welcoming and spotlessly kept, we had a fantastic and deeply restful time there reading, walking and eating an indecent amount of beautiful fresh fish!

We would certainly recommend Belmont to anyone. As the photo above shows, it has a continental feel about it from the outside and the inside was just as charming. The thoughtful decoration and little extras, such as logs, welcome tea, games and sweet little doorstops added to its attractions. Communication with the owner was excellent.

Excellent, well-placed property with lots of character!
This was a really interesting property, full of character. A very old building but modernised and comfortable with everything you could want from a holiday cottage. Lots of space, very well-equipped and comfortable. Secluded and away from the bustle of the sea front. The house is on a hill above the town. The Country Park is 5 - 10 minutes from the house, with walks for miles and wonderful views of Hastings and the sea. The town itself is a 10 - 15 minute walk, although down a steep hill. The hills and the stairs in the property may make it a challenge for anyone with mobility problems. The owners were extremely helpful and friendly and easy to contact if there was a problem (which there wasn't). We would certainly stay there again and recommend it as a base to explore East Sussex and Kent.

You're right about Hastings...geographically it is situated where the sandstone beds meet the English Channel, forming the beautiful cliffs to the east. The Cottage is about 300m to the start of the picturesque historic Old Town with its quirky houses, shops and pubs with miles of beautiful seafront.
Beyond the lovely Old Town is the bigger Town Centre where local shops go for their daily needs. It is easy to walk everywhere.
There are a few paths up into the Country Park, one of them starts a few steps from the Cottage which lead up to the East Hill where, as you mentioned, one can enjoy “wonderful views of Hastings and the sea”. 🏖 . It is every dog's heaven- many of our guests had problems trying to get their dogs to leave on check-out day.... 😂
This part of Hastings dates back many centuries, and like many historic towns, can prove challenging especially for those with mobility issues (uneven surfaces and narrow paths etc).

Just finished a wonderful stay at The Cottage. The property is in a perfect location 5 minutes walk from the start of the Old Town. Perfect for being able to wander in and back several times in a day for different types of visits, amusements, beach, food & drink or shops. Sue and Robert provided very clear instructions and were always available to answer any queries. The property is very well equipped and has all you would need for a pleasant stay. Parking in Hastings is always a challenge but we managed to get our 2 cars parked behind the gates into the courtyard, which was a real bonus. The area is quiet and safe. We thoroughly enjoyed our stay.

I just came back from my long weekend away in Hastings and feel renovated. Not only was great to be able to relax outside home for a few days, but also, choosing the Cottage was the best thing I made. From the moment I made the booking I started to feel welcome by the property owner who was very responsive to my emails the whole time, provide great advice on things to do and where to eat. Upon arrival, there was a very nice tray full of pastries waiting for us which was a nice touch. We were all very hungry after the drive from London so that went down very well. The Cottage was better and bigger than expected and the beds were extremelly comfortable. I would definitely recommend the Cottage and would stay there again if I go back to Hastings (hopefully I will).

We live close by and enjoy meeting and welcoming our guests when possible. However, we also like our guests to have their privacy during their stay. We love where our home is located - just minutes walk into the Old Town, Seafront, and on the doorstep of the amazing Hastings Country Park where we have our daily walks enjoying the magnificent views of the English coast. This is a listed Regency property designed by the renowned architect Joseph Kay in the romantic design in the style of Nash's Park Village. It has been lovingly restored to add all modern conveniences while retaining their original features and charm. It also has easy access to all other parts of Sussex and to London by road and by rail.
