The location is exceptional. Corallia Bay Beach, one of the area's most popular sandy beaches, is right across the road, with a beach bar, restaurant, showers and facilities close at hand. Coral Bay Beach is just a five-minute walk away with further bars, restaurants and water sports hire. Local bars, restaurants, a gelateria and a mini supermarket are all within easy walking distance, so a car isn't essential. The lively Coral Bay "strip" is a relaxed 15-minute walk, and the local bus stops adjacent to the villa, reaching it in a couple of minutes.

There is ample parking within the villa grounds. On entering, you are welcomed into an impressive reception room that sets the tone for the space, quality and attention to detail found throughout.

The main living area is bright, spacious and open plan — a relaxed, sociable environment ideal for families or groups of friends. At its centre is a stylish modern kitchen with high-spec appliances, including two built-in French-style fridge freezers with plenty of space for chilled drinks and fresh local produce. A sleek built-in bar area adds a touch of luxury, perfect for pre-dinner drinks and entertaining at home. The living area offers comfortable seating and a wall-mounted OLED television with local and international channels, plus an indoor dining area. Six sets of double sliding doors open the living space beautifully to the outside for true indoor-outdoor holiday living. All areas are covered by modern, efficient and powerful air conditioning.

Bedroom 1 – Paloma
Ground floor, ideal for guests who prefer not to use stairs. Super king-size bed, double sofa bed, excellent storage and an ensuite bathroom. Double patio doors open onto a quiet garden space — a peaceful spot for morning coffee.

Bedroom 2 – Manhattan
First floor. Super king-size bed, double sofa bed, plenty of storage and a modern ensuite wet room. Three large slit windows and double sliding patio doors fill the room with natural light, opening onto a balcony with stunning sea views.

Bedroom 3 – Mojito
First floor. Centrally positioned king-size bed, ample storage and double sliding doors to the balcony — beautiful views across Coral Bay, even from bed.

Bedroom 4 – Cosmopolitan
First floor. Super king-size bed, double sofa bed, generous storage and an ensuite bathroom. A large window overlooks the garden towards the Akamas Peninsula, and double sliding patio doors lead to the balcony — wonderful for evening drinks, sea views and breathtaking Cyprus sunsets.

Bedroom 5 – Daiquiri
First floor. King-size bed, double sofa bed, storage and an ensuite bathroom. Double sliding doors open onto a Juliet balcony over the quiet garden.

The villa also has well-equipped central shower rooms on both floors — added convenience for families and larger groups.

Breathtaking Outdoor Living

At the heart of the grounds is a large, multi-level crystal-clear swimming pool with an in-pool sunbathing area, built-in bar stools, a generous main swimming area and wide, easy-access steps — comfortable to enter and the perfect place to sit and enjoy the water.

Directly outside the living area, modern sunbeds are arranged across a large tiled terrace, with luxury thatched sun umbrellas for shade and a relaxed Mediterranean feel. There is also a hot tub with both heating and cooling functions for year-round enjoyment, and a stylish outdoor wooden shower pod. A children's play area sits in the shade, away from the pool — a safer, more comfortable space for younger guests.

A standout feature is the impressive outdoor entertaining area. A stunning 34 sqm pergola houses a fully equipped outdoor kitchen: teppanyaki grill, pizza oven, two ceramic BBQs, ice machine, oven, dishwasher and two large French-door fridge freezers, centred on a large kitchen island — the perfect focal point for preparing food, socialising and making lifelong memories. Alongside, a beautiful 50 sqm pergola covers the outdoor dining and relaxation area, furnished with modern dining furniture, comfortable seating and wall-mounted fans.

Coast/Beach

Sandy Corallia Beach is literally across the road, with Coral Bay beach also recommended. Both are family oriented and great for swimming, sunbathing and snorkeling, with sunbeds, umbrellas, water sports and beach cafés.

Golf

Several excellent courses around Paphos: Aphrodite Hills, Tsada, Secret Valley, Minthis Hills and Elea — all within approximately 30-45 minutes drive.

Further Details

Coral Bay has a whole strip of fantastic restaurants — from traditional Greek meze to international cuisine — plus bars, clubs, a mini-amusement park, shops, bakery, mini-markets, a bank, coffee shops, chemist and more. Daily flights with EasyJet and RyanAir from the UK can be found at great prices.

Latchi is approx a 35 minute drive: enjoy a great fish meze along the harbour front, take out a self-drive boat from Latchi Watersports Centre with a 15% saving via our special arrangement, or join a boat tour to the famous Blue Lagoon.

Paphos is on the UNESCO World Cultural Heritage list — the Tombs of the Kings, the Old Town with its famous indoor market, the Venetian fort and Mosaics, boat trips from the harbour, spa treatments and diving courses. Sea Caves, the Akamas Peninsula and the Troodos Mountains offer amazing views, or hire a car and explore the island's small villages. Taxis and car hire are both very reasonable in Cyprus.

A word about how the villa is enjoyed. Margarita sits in a quiet
residential corner of Coral Bay, with family homes on every side. It
suits families, several families together, and larger groups under one
roof. Gatherings are welcome — a small wedding, a big birthday, a
corporate retreat with morning yoga. What it isn't is a party villa:
outdoor music finishes at 10pm and the garden belongs to the crickets.
