Great location! Easy beach access! Sleeps 12

These beautiful three story condos are designed as vacation rentals to comfortably accommodate 10-12 guests. Can accommodate large groups up to 22 people if our 392 Franklin and 394 Franklin condos are both rented. Please see listing #2220679 for details regarding our 394 Franklin condo.
Ground Floor: 1 enclosed car garage, large open bedroom with a full bathroom, washer/dryer
Second Floor: Living room, fireplace, dining room, kitchen and 1/2 bathroom.
Third floor: Two bedrooms with one full bathroom.

Our 392 Franklin condo has beautiful ocean view balconies on the 2nd and 3rd floors. Convenient beach access right down the street and a beautiful and comfortable walk to downtown Pismo and pier.

Perfect location

Clean, beds very comfortable, all amenities appreciated, walked to restaurants, pier and beach. Got our exercise going up and down those Wilmar Stairs!

Short Walk to the Beach

Really enjoyed our stay. Property was really a quick walk to the beach. And the boardwalk is a nice stroll away so if you do not want to drive you do not half too. Property was cozy and comfortable. I would totally recommend this property and VRB host was very responsive when ever we had questions.

Perfect beach property!

We had a wonderful time! The home is nicely situated close to the beach and close to town. It was especially convenient because there are several units that connect to each other so it's perfect for a large number of people to stay together across the different units. We had a bit of a family reunion with several different families and it was perfect for everyone! It's everything you would want a beach house to be!

The host was easy to communicate with. The house is close to the beach. I’d recommend this place for a larger group! Thanks very much! The two main things I’d like to see improved are little issues: get a new can-opener in the kitchen, buy a better speaker (even a cheap sound bar) for the TV (as the built in TV speakers aren’t great)

Great for weekend away with friends and family

The pictures for this property definitely does not do it justice! It is much bigger than I expected and was more than enough space for our large party. The living area is great and is open with the kitchen so everyone is able to hang out and enjoy together. It is also a very short walk to the beach and we made sure to walk there every morning and night during our stay. The communication with the property manager, Kelly, was great and she always answered any question I had as quickly as possible. I would definitely book this place again for the next time we stay at Pismo beach, and I would recommend it to everyone as well!

Beautiful home & Excellent location

Beautiful home with so much room! Our check in process was so easy! And communication with Kelly was great. The house is so much bigger than pictured. The house has 3 levels. Main level has living room, half bathroom, kitchen and dining (7 seats). Lots of seating and floor space. Downstairs is a washer and dryer, extra large bedroom (bed and pullout sofa) with full bathroom. Also a little porch area off of bedroom. Garage access from the bottom room. Top floor has 2 very large bedrooms (one with a tv) and very large full bathroom. Overall the house is beautiful and very clean. Beach access was right around the corner. Can’t wait to go back!

Exceeded Our Needs

We just spent four nights and five days at your Condo in Pismo. The location was awesome. There was eight of us and we were never under each others feet. There was plenty of room. The kitchen and bathrooms were spotless which was really nice. You are right down the street from the beach. When we cooked, everything we needed was right there. The way the condo is set up is wonderful for a group with kids. We watched a movie or two, walked to the pier, saw a whale from the sand and I found a most beautimous place to watch the surf, sun and people from. It was almost as if if was a love seat carved out of stone nestled between some rock caves. This is where you may find me on several occasions. I absolutely loved this place. The owners were so easy to work with that it made it even better. I will definitely be back. It made me want to move here. Thank you again for a wonderous vacation.

Annual family trip to Pismo

Our family has been going to Pismo for over 40 years and the place we normally stay was not available this year so I found this condo on VRBO. Overall, it was a good place to stay and no major problems. 8 adults; 3 teens Pros and the things that mattered the most to us: *walking distance to the downtown area for meals *steps (they are steep) at the end of the block down to the beach *partial view of the ocean from the 2 balconies (although you couldn't hear the ocean) *Beds were comfortable- 4 beds plus 2 sofa couches that made into beds. *kitchen and bathrooms (2.5) were all in working order *parking for 3 cars plus lots of street parking Cons- things that could have been better *alot of the lights didn't work *thick layer of dust on the ceiling fans *outside door and balconies needed to be swept off or hosed down (lots of cobwebs) *consensus from those of us over 40 was that the couches were super uncomfortable to sit on and 2 of the chairs were super low to the ground *kitchen table sat 8 but it was so close to the wall and counters that you couldn't get out unless everyone on the living room side moved- no way to use the bar stools if everyone was at the table *lots of street noise *the address we were emailed was a different condo on the other next street and we ended up there first and had to dig through our reservation and emails to find a second address which was the right one Overall, we had a good time and the host was very responsive for the few questions I did ask. One suggestion- there seemed to be a transformer on the power line that was sparking one night. Probably a good idea to provide a fire ladder to the 3rd floor in case of an emergency. $50 on amazon. Although there is a "secret door" on the 3rd floor that leads out to the other side of the condos.

From the moment we arrived, we were blown away by the pristine cleanliness and inviting atmosphere of the space. The condo is beautifully appointed, and the beds were incredibly comfortable, ensuring we slept soundly at night—especially with the soothing sound of crashing waves lulling us to sleep. My absolute favorite part was waking up in the morning, sipping coffee on the private balcony, and soaking in the breathtaking ocean views. It was pure bliss!What truly sets Kelly apart as a host is her exceptional care and responsiveness. After we returned home, I realized we had left behind some very important items, including my husband’s wallet. I called Kelly in a panic, and she was on top of it immediately. She went above and beyond, quickly locating our belongings and offering to ship everything back to us without hesitation. Her kindness and professionalism turned a stressful situation into a seamless experience.Kelly’s condo is a gem, and her hospitality is unmatched. We can’t wait to return to this stunning oceanfront retreat. Hands down, a 5/5 experience—thank you, Kelly, for making our trip unforgettable!

Everything was great. Just make sure you are at the right unit because the map gives you the condo complex address instead of the actual unit address. Very clean, host was so kind and even brought us fresh corn! We had all we need there! And the beach access was great (be prepared for a lot of stairs though but that’s normal in Pismo.

Hidden Gem!

Our family had an event close by and we all wanted to stay in Pismo Beach together. I was lucky enough to find this little gem and work with the host to secure it for the days needed. The host was very responsive to my inquiries, and the place was just perfect for our family! Convenient location, easy walk to the beach, quiet neighborhood, we couldn't have picked a better place or host!

Bachelorette Trip

This was a PERFECT location for easy beach access. It’s just a 10 min drive to Madonna inn and Edna valley wineries. A little 10 min walk to the start of Main Street Pismo area. Kelly was amazing and communicated so rapidly. She was very accommodating and the condo was clean. We will definitely be booking another stay at this location.

Amazing condo!!

This condo really exceeded my expectations. It actually looks better in person than the photos. The location is walking distance from the pier, so location is great. Kellys communication and customer service was top notch. We had a group of 11 of us and we had such a fun time. I will definitely be back.

Family beach trip

Great rental property. Close to the 101, but we didn’t hear any traffic while inside. The kitchen was well stocked with utensils, cookware, and dinnerware. Cabinets were labeled for extra supplies. Contact with the property host was great. Kelly was very professional and responsive. We will return to this property in the future!

Excellent location with easy access to beach. Parking for one regular car in garage and one car in the driveway. Slightly dated condo, steep stairs that can be hard to lug suitcases up and down. Excellent restaurants in town make up for missing kitchen equipment. Good for large groups

Summer Family Vacation!

We are really glad to have stayed at this place! Our family of 13 found the condo to have everything that we needed. The condo is super clean inside and out, the rooms have plenty of sleeping space, everyone liked the two balconies with a good view of the ocean. The location is great, just 1/2 block from the beach and we didn't have to cross a street to get there. The 101 Freeway is nearby the noise is minimal and no one had any trouble sleeping. It was truly a pleasure to work with Kelly, our property manager. Her VRBO listing is very accurate. She answered all my questions, kept us in the loop with all the info that we needed as the rental time drew near and is s super sweet person to deal with. We look forward to staying here again!
