If you are looking for a wonderful family vacation spot, this is it! This is a fantastic 4/3 home that will sleep 12 to 14 (please note that the house is on a septic system). There is direct access to the river via a short pathway, with a beautiful beach area to play in if you don't want to tube the river. (Tubes are available for rent right next door and they will bring you back to the house when you're done!) You can also fish right from the property and we are in the prime fishing zone! The river is stocked annually so the fishing is always good. Also enjoy a fantastic cliff view from the very large front deck. The home is fully furnished with an open living/dining/kitchen area. There are beautiful walk in showers in each of the three bathrooms. There is WiFi, cable and a private BBQ grill.There is also a ping pong table room downstairs. There is a washer and dryer and a full stainless steel kitchen appliance package. Basic kitchen supplies including, plates, utensils, basic pots and pans and cooking utensils, are provided. Linens are provided for each bed, but you will need to bring towels and wash clothes, food and charcoal for grilling.
If you enjoy live music, the property is a short drive to River Road Ice House and Gruene Hall. If you are love antiquing, the property is 10 minutes from the towns of New Braunfels and Gruene, which have plenty of antique and unique artisan shops.

Very clean, great location, but the weekend we stayed the camp ground next door, Moutain Breeze, was having a music festival and they played loud Rave music til 6 am. We loved the house and will come back.

We stayed in River Villa #6 for a quick family getaway and the experience was great. Easy river access, clean and relaxed atmosphere and convenient location to nearby hot spots. Would definitely recommend trying this place.
We have stayed at multiple houses at River Road Villas. All of the owners are great and the community is on of the best. We will be back next year and many years to come.
River trip with a large group of friends. This property was perfect as it is spacious, spleeps 14, and is a short walk to one of the river tubing outfitters. I will be back!
This is a great rental for your river trip. Clean, easy, spacious, and walking distance to tube rentals & river access. Everything was exactly as expected. Hosts are friendly and accommodating with good communication. Don’t forget your towels and toiletries though! It is noted in the description, but we still forgot. :)
This house is part of a community of like houses, mostly rentals. The house worked well for my family of 12, ages 8 to 73. Large open kitchen/living space.
The equipment in the kitchen could use some refresh, especially the cookware, but there is plenty of space for storing food, etc while there.
Although the rental promises internet, we never had access during our 3-day stay. The manager, without my asking, gave us a 10% compensation, which I completely appreciate.
Although the river was too low for "rafting", the access is beach like and there was plenty of water there to enjoy. The kids had a great time floating and paddle boarding.

First time renters
Gorgeous new house with beautiful scenery right off the balcony. We usually camp every year but decided to try a house rental and we were so glad we did. Sadly we were unable to float the Guadalupe with it being flooded but the Comal was just a 20 minute drive. It is right near Mountain Breeze and Gilligans Island so when the Guadalupe does open you can definitely get tubes easily. The grill, one bedroom, and one bath is downstairs and everything else is upstairs. The house is extremely clean and well furnished. I would recommend to other travelers who plan on doing a lot of cooking to bring a large pot and a griddle. Those two things helped us get food ready a lot faster. There are pots and pans provided but with a large crowd the small stuff didn't work as well for us.

We celebrated our son’s graduation with family over Memorial weekend. House had plenty of parking and the outdoor seating areas were really nice. The downstairs game room and bedroom had a slight cobweb problem, but that was an easy fix. We enjoyed the ping pong table and being able to lock up our gear in the game room at night. The house was very comfortable, stayed nice and cool, and had everything we needed to enjoy our stay. (We brought our own linens as instructed.). We agree the pots and pans could use a refresh, they were very scratched with mismatch lids. The bluetooth sound system was a nice perk but couldn’t really use it outside. The Mountain Breeze Campground next door had a very loud DJ playing music all weekend. If you’re a light sleeper, bring earplugs-they partied until 3am each night. (Obviously, not much anyone can do about that!). The evening laser light show on the bluffs from the opposite campground was entertaining. The river was not super low, but it did not seem to have much of a flow. The water was foamy and murky and we saw a few snakes coming from a nearby brush pile. We chose to pay for a day pass and swim down the road at a more shallow section of the river. This area experienced a good rain after we left, so it could have improved the river conditions. Overall, this was an excellent stay. We made great memories and would recommend this house to family and friends that travel together!
We hosted by future brother in law’s bachelor party here and had a great time! It was perfect set up with plenty of space. The walk to the water is not too far and is a fun hang out spot! Would definitely go stay there again!
Went on vacation for spring break with my whole family. The place was awesome and clean. it is a gated area with about 10 houses around. And no one can come in unless they have the code. Therefore, it is super safe and the direct access to the Guadalupe river was excellent. This is definitely a place we would come back to. (:
House was very nice and was super easy to check in and get there. We thought the house would be directly in-front of the river which it wasn’t. Some of the houses are and it’s a very short walk to the river inside a nice gated community which was nice! Plenty of room for our family of 11. Kids had a blast. Would definitely stay there again in the future.
We rented the house for Monday through Friday in July. We had six adults and one infant traveling with us. There was plenty of seating area both inside and out. The house had been freshly cleaned prior to arrival. It was very well stocked with everything we needed, including movies and board games for rainy days. The only negative we had during our trip was a group of tent campers that moved in the the adjacent location and the noise was close to the master bedroom. Overall a great trip, and we will definitely return.
House was nice, no towels what so ever, had to go down the street and buy towels, and then there was a rave at mount breeze the first night that went till 6am the next morning. Didn’t get any sleep.
Great stay for our family. Tidy neighborhood along the river and friendly fellow vacationers. The huge front porch was wonderful. No river view but the view of the hills across the river was pretty and river access was very close down the hill to the right and simply walking next door through a gate to CaPs Crossing to go tubing was a bonus. ($20/person cash only) House had everything we needed for a comfortable stay . There were linens and pillows on each bed, extra pillows in closets, kitchen has towels too - just bring any bathroom towels and washcloths you’ll need and food to cook. All appliances worked well. We found Camp chairs in the ping pong room, games in the family room, grills, a picnic table and even one river tube to use. Decent yard space outside for corn hole, etc. Summer weekends are noisy- the campgrounds on both sides have music going into the wee hours. If you want a quiet stay, book Sunday-Wednesday. 4 stars only because some areas like the front porch really need a good scrubbing and little things like batteries missing from remotes and smoke detector, missing lightbulbs, master shower getting tepid but not hot, couch’s left recliner being broken and not being able to get the TV or surround sound speakers to work (which stimulated more family time and conversation and we didn’t miss it) were minor drawbacks. On the whole we really really enjoyed our stay and would recommend this property!
We would definitely come back to stay again. The place was clean and in a pretty decent location. It is not on the river, nor can you see the river from the place, but river is just a short walk away. It worked out well for our big group. The only complaint that we had was that the shower in the master bath did not have hot water...although the other 2 showers did.
