🏡 General Rental Policy • Treat property as your own home. • “You break it, you buy it” – damages or missing items will be charged at replacement cost. • Report any pre-existing issues upon arrival to avoid responsibility. • Let us know immediately if anything goes wrong so we can fix it for your stay and for future guests. • Quiet hours: 10:00 p.m. – 8:00 a.m. Please be mindful of sound, especially outdoors.
🎉 No Wild Parties • No loud or disruptive behavior allowed. • If your group is disruptive, you’ll receive one warning. A second complaint will result in immediate termination of your stay with no refund.
🕒 Check-In / Check-Out • Check-in: Self-directed, anytime after 3:00 p.m. Door code will be sent the week prior to your stay. • Check-out: 10:00 a.m. sharp on your departure day. Late checkouts: $50 per half hour (delays cleaner schedules).
🛁 Hot Tub Rules (Kootenay and Kaslo Suites only) • Temperature: 95–104°F • No children under 10, food, alcohol, sand, lotions, or pets allowed in the tub. • Shower before use. • Inspect water before entering. If cloudy, gritty, too hot, or has an unusual smell – do not use and contact us. • Do not remove or tamper with filters, jets, or covers. • Always close the hot tub and turn off lights/jets after use. • Floating chemical dispenser must remain in the tub. • Do not remove the filter cover on the Kootenay hot tub – it’s pressurized and can cause injury or damage.
🧺 Towels, Kitchen, Bathroom, and Laundry • Grey towels: for indoor use only. • Colored towels: for hot tub or beach use. • Extra blankets: if used, leave out for cleaning. • “Scruffy” towels: for pets, spills, and cleaning only.
🚭 Smoking Policy • Strictly non-smoking indoors (includes vaping and e-cigarettes). • Smoking allowed outdoors at least 20 feet from doors, windows, and children. • Any signs of indoor smoking will result in a $500 cleaning fee.
🐾 Pet Policy • Maximum 2 small or medium dogs, $100 per dog per stay. • Unregistered dogs: $200 each. • Pets must be house-trained and non-disruptive. • No pets on furniture or in the hot tub. • Must be leashed outside and dried off before entering from lake. • Do not leave pets unattended unless crate-trained and quiet. • Owners must clean up and dispose of pet waste properly. • If fleas are discovered after your stay, you will be responsible for remediation.
🏖 Private Beach & Beach Toys • No lifeguard on duty — use at your own risk. • Parents are responsible for supervising children at all times. • Beach toys (kayaks, paddleboards, etc.) are for registered guests only. Life jackets required; please bring your own. • Return toys to their original locations when finished. • Any damage due to misuse will be charged as follows: • Paddleboard: $400 • Kayak: $500 • Canoe: $850 • Pedal boat: $800 • Paddles: $40 each
🚿 Septic System Guidelines • Toilet paper only in toilets – no wipes, sanitary products, oils, or food down any drain. • Dispose of grease in glass jars under the kitchen sink. • Limit showers and laundry to reduce strain, especially in summer. • Even “septic safe” products should not be flushed.
💧 Well Water Notice • Our water comes from a well and may have a distinct taste or yellow color due to iron, especially after rain. • We use and drink this water ourselves; Brita filters are provided. • You’re welcome to bring bottled water if you prefer. • We are not responsible for discoloration of clothing from laundry during high-iron days.
🐻 Bear & Wildlife Safety • Never leave food or garbage outside. • Use bear-proof bins at the top of the driveway (seal garbage in a large black bag). • Rinse recyclables to avoid attracting animals. • Report bear sightings to us and Nelson Wildlife immediately.
🔒 Firearms Policy • No unlocked firearms permitted on the property at any time. • This is a family-friendly property; thank you for your cooperation in keeping it safe.

This is our second time at this property--it's a great location--close to town, but far enough away to enjoy exclusive lakefront access. The Kaslo suite is well appointed and served as a cozy base of operations for exploring the Kootenay.

I didn’t hear a peep from the dog and you left the home as clean as when you arrived. I did smell an essential oil I think. I would love to know what the smell was I would like it for my place. We stayed in the Kaslo unit for 5 days and had a fantastic summer getaway. The host was friendly and responsive, and the unit was well-equipped with everything we needed including AC for the hot nights. The beach was perfect for all ages to gather and enjoy summer activities and the hot tub was great in the evenings to relax. The location is not far from downtown, even walking distance to a lovely coffee shop. It had everything we needed for a comfortable, enjoyable stay—we’d definitely come back. Thanks so much to Shelley for making it a memorable weekend with family and friends.

Property was a well cared for, clean top floor location with walking down access to the beach. About 5 minutes from town. Owners are easy to communicate with and very responsive. We had an issue with a bed on the first night, and the owners replaced it right away - no fuss. We definitely will be back.

We had the most fantastic time at this river front home in Nelson, BC. From the moment we arrived, we were blown away by the stunning views and the serene ambiance. Beautiful location
Everything was fine until we wanted to check in. We couldn’t find the address given. We were able to get directions by phone from the owner and had a short call with the propert manager as well. We didn’t have any check in or out instructions, despite asking, so didn’t know what to do with our garbage and recycling.
The kitchen is the best part of this place, lots of light and great views. The semi private beach is also great, bring water shoes as it is a rocky entry. There were lots of amenities for the water. Kayaks, toys etc.
The beds were unfortunately very uncomfortable, too soft and hammocky but the worst part were the linens. The fitted sheet was too small for the thick mattress and didn’t stay on the bed. The sheet would bunch up and we would wake up on the scratchy and unprotected bare stained mattress. Which was icky. The pillows could also have protective covering and be more comfortable.
This place is an upstairs of a duplex. We were able to hear our downstairs neighbours when loud music was played but it was otherwise pretty quiet.
This place is surprisingly spacious, cozy and cute. The view was amazing and sitting in the hot tub looking at the lake was awesome. There are train tracks right beside the house but trains were few and far between and went so fast we hardly noticed. Beds and couch were comfortable to sleep on. Only complaint is that the kitchen could be a bit better stocked - there was no coffee pot for the coffee machine but mostly it was excellent. Nelson is a great town to visit and this place was great! Would be awesome in summer right on the beach.
The property is located in the perfect place for a quick drive to town but quiet and peaceful. The water was wonderful after my morning dip in the hot tub. The owner's were the best. Excellent stay in every way!
This place is great. You might be worried that the "retro" look really means just old stuff. Not true. It is very artistically done - with a great 60s look and not junky at all. The beach is fantastic, the swim platform, everything. Fantastic. The owner is super nice and very responsive to your needs.
This leads to my only complaint. There is an outdoor fireplace in the unit downstairs which has a chimney that ends just below this units windows and sliding door to the small deck. When we arrived I looked at this situation and was concerned. Sure enough after a few days, the downstairs renters lit a fire and smoked us out horribly!! We immediately contacted the owner and she had the downstairs renters put out the fire and brought them a propane fire pit as a replacement!! Now that is great responsiveness! BUT - well that chimney is still there... She talked about changing that fireplace into something else (like a pizza oven?) - but I would definitely ask about this situation before renting the loft. A house full of smoke is definitely no fun.
The train has been mentioned. Yes there is a train that goes by very close, but there are very few trains that pass, and not much whistle blowing. I say not an issue at all.
We were very pleased with our stay in the Loft Suite at Hickman's Hideaway, and we highly recommend it to others. The Loft has all the comforts of home--comfortable beds and couches, fully stocked kitchen, WiFi, AC, and more--with amazing lake views! The beach area is perfect for kids (and adults!) as kayaks, paddle boat, water mat, beach toys, life jackets, and chairs are available to use. Our two sons were in heaven!
We had a great stay with our family on the lake. The hot tub was a super bonus!

What a great spot! The beach area is amazing...we had a great time!
Loft apartment was really cozy, had everything necessary to enjoy the stay.
One recommendation would be to have more screens on the windows that can open to allow more some of the breeze to come into the apartment in the evenings. I know bugs are pretty scarce there but it would give that option.
Overall great stay, Jess was super responsive and a great host! We would stay again!

Way better than the listing leads you to believe
This place is great. Wonderful hosts. Bigger than it looks in the pictures. Amenities it includes that are not in the listing: Private outdoor hot tub. Air conditioning. WiFi. 4 kayaks, a paddle boat, and life jackets. A little worried when we saw the train tracks so close but in three days only one train went by and the suite is sound-proofed very well (and train tracks are a fact of life in most mountain towns -- in Fernie the trains come through every couple of hours!). Will be back.
