Perfect little cottage for my husband and I and our two dogs. Lots of day trips to see the sites and walk the dogs. Denise is a great host and easy to communicate with.

This cute rustic cottage is well-situated for seeing beautiful sunsets across the bay. The kitchen had everything we needed and the house is located only a short drive from town. You can kayak directly from the property at high tide but with the twice-daily tides, the area near the house is mud for a large part of the day.
Denise’s house is simply wonderful! It’s a cozy New England cottage with a lovely view of the marshlands and stairway access to the water for paddling at high tide. The deck outback is spacious and furnished with comportable furniture to enjoy beautiful sunsets. The interior is nicely decorated, and has great lighting. We did not cook our meals but easily found some great nearby restaurants. If you are looking for a quiet, charming cottage for 4 people in the Ipswich area you should check out Moot Point.
Impressively decorated with clever colors and accents that come together and makes it a very special place. My husband enjoys cycling and plenty of areas to explore. Rockport is a fun place to go and check out The Boat House for a great meal! I bothered Denise about things and she and her husband were very helpful! It was a delightful location and experience. Simply charming.❤️

The location of Moot Point couldn't be better! Great Neck is a quiet enclave and very special because of the abundance of nature right in the neighborhood! Also a great jumping point to Cape Ann and other surrounding destinations. The cottage was clean and beds comfy. The hostess was very responsive and you can just tell that she cared that your vacation was satisfying and that your needs were met.
This is such a cute and quaint property in a beautiful location! It was so relaxing to enjoy morning coffee on the back deck while watching the wide variety of birds coming and going. No one wanted to leave, including the dogs :)
I would definitely recommend this place over and over!

We loved staying in this delightfully cozy cottage in a beautiful location on the sound. We loved the personality of the home, which was comfortable and clean -- perfect for us to relax and enjoy our visit. We also enjoyed the gorgeous location -- what incredible views over the water and access to fantastic local beaches. It was also a perfect place for day trips to explore so many great sites along the coast. The host was responsive and we had everything we needed for our visit. We'd love to return!
Lovely, bright and cheery cottage on the water with the absolute best sunsets. Wonderful to sit on the deck and enjoy the beautiful view or venture out to enjoy the multitudes of activities in the surrounding area. The owner Denise was communicative and informative and we would absolutely book this property again!
My husband and i along with our dog Max have traveled from Wisconsin. The cottage was very clean and beautiful! We truly enjoyed our stay at Moot Point and if we travel that way again, we wilo definitely be staying there! Thank you for making our trip perfect!
We just loved this cottage! We arrived in time for our first great sunset and woke up to low tide and accompanying wildlife show the next morning. My husband is an avid birder and he was in seventh heaven.
A pair of deer spent several nights sleeping just over our wall on the lawn next door. They didn't seem bothered by the two dogs we had with us, and we enjoyed observing them as well.
The beds were so comfy as was the overstuffed living room furniture we got to enjoy a it rained for the greater part of our stay.
The kitchen was well stocked with pantry items, coffee, pots and pans, but bring any spices you may need beyond salt, pepper and garlic salt, LOL.
Cape Ann has so much to offer. We look forward to staying in this cabin again next year!
The house was in a great location. We are cyclists and were able to do 4 great rides from the house. The house was very clean and cozy. The view was amazing. My husband’s favorite part was Kayaking. That is a great perk of the property. The owners are very nice and answer questions quickly. We would love to stay again!
We stayed a week for our annual girls trip. The cottage was clean and spacious and the nightly sunsets were amazing. Our daily excursions seemed to be about 30 to 50 minutes away great home base. Would rent again!!!
Overall, clean, comfortable, and effortless in terms of checking in/out, etc. Clear instructions, a nice welcome folder with lots of suggestions for places to go. We didn't cook, but the kitchen had everything. The view of the estuary was great. Beds were clean and comfortable. Overhead fans were helpful to keep temp. comfortable. My only issue was with the bathroom. The shower had great hot water, but it was a tight stand-up space, and not a full tub. The toilet was small and low to the ground. May not be an issue for some, but could be for someone with knee or back issues. There was no support bar to use as a pull up if needed, so someone could get stuck. There was a helpful reminder sign about not clogging the septic system, but using a lighter toilet tissue than the one provided (such as Scott's 1000) would also help in that regard.
Incredible sunsets, great location close to Manchester by the Sea and Gloucester. We enjoyed every minute.

In fact, you will be right around the corner from our neighborhood when you go to Marini Farm for fresh produce and baked goods. We are very involved in our community with my Windhill Real Estate business and my husband, Nishan, having been a town selectman for the past several years. We are always nearby should you need anything...
Why they chose this property
This home was previously owned by a local Ipswich family who enjoyed it for over 30 years with their friends and family. It was originally called "Windswept" because the former family thought that the breezes sounded and felt lovely. They also playfully named the stairway access to the water "Runway to the Ocean". Nishan and I enjoyed hearing their stories and learning of their father's journal entries about his time there. We are hoping you will add your experiences to the journal we have left for you and future vacationers!
What makes this property unique
Nishan and I were immediately captivated by the amazing view/sunsets and the abundance of wildlife when we first visited this adorable cottage. We were thrilled with the idea that we might be able to drop our kayaks in right from our own property. We could immediately see ourselves calling this our retirement home, only we are no where near retirement! Nishan and I very much look forward to the days we can spend sipping cocktails on the deck, but for now we are happy to share our vision and dream with you!
