Lovely Location on Quiet Pristine Mountain Lake
With 225 feet of lake frontage this property shares the end of a peninsula with one other house. It is considered one of the finest properties on Highland Lake. Attractive sitting areas, a screened gazebo and an expansive level yard all face the lake and distant views of Mt. Kearsarge and Ragged mountain. Full use of the lake is encouraged with a small shallow beach, a 30 foot dock, and available kayaks, canoe and paddle board. Additionally, the spacious Andover town beach is in close proximity (a few hundred yards), as is the 50 mile Northern Rail Trail (walking and biking) and a public boat ramp. All close but not too close. This is not a rental house as such; but a year-round family vacation home which is occasionally rented.
The house has 1940’s charm with many updated features including an all new kitchen. The large living room/dining room has wall to wall south facing windows taking in the magnificent views while brightening the house interior. There are three well furnished bedrooms upstairs and a full bath; one of the rooms has a king bed, one a queen bed, and the third a double bed along with a bunk bed. There are two small multi use rooms off the living room and the kitchen on the main floor along with a second bathroom (with a shower). On the north side of the house is a large screened in porch. There is a washer and dryer in the basement. The house is very nicely furnished with virtually everything a renter could reasonably want.

Rental Rules (Exhibit A)
1. Smoking is NOT allowed in the house or on the property.
2. People other than those in the Guest party set forth above may not stay overnight in the property. Any other person on the property is the sole responsibility of the Renter.
3. All of the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occur while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or any of the equipment provided on the premises. This waiver of responsibility also includes any accidents in or related to the lake.
It also includes any others whom the renters invite to use the premise.
4. Please treat the property and all furnishings with respect.
5. Appliances are only to be used for their intended uses.
6. Pets are NOT allowed.
7. Parking is limited to three vehicles. Two vehicles can be parked in the driveway and one on the left side of the driveway in the cul-de-sac. Please be careful not to block our neighbor’s driveway to the right.
8. Fireplace: The wood stove fireplace may be used with care. The dampers are preset and are not adjustable. ALWAYS USE THE PROVIDED FIRE SCREEN. There is a limited amount of fire wood that has been made available. Do not leave a fire unattended. When leaving the house or retiring for the night, be sure the wood store door is closed and latched.
9. Water and Septic: The house is on a well and septic systems. Both are in good order But because we are on a lake, we must be careful not to overload the septic system. Please do not flush anything anything but human waste and toilet paper. Also, please use the food grinder in the kitchen sink judiciously so as to not add too many solids to the septic.
10. Behaviour: While we certainly don’t mind renters entertaining guests, we do ask that renters do not host parties. We have exceptionally nice neighbors, and we are anxious that our renters do not in anyway create bothersome disturbances. Rowdiness and/or loud music are not OK.
11. Use of the lake and swimming area is at your own risk. You are encouraged to use the provided canoe and kayaks on Highland Lakes. They are not to be transported elsewhere for use on other bodies of water. Paddles and Life Jackets are provided in the shed. Life Jackets must be worn and firmly attached by all persons using the canoe or the kayaks. Persons using these boats and equipment must accept full responsibility under all circumstances.
KAYAKS and Other Boats: Renters assume full responsibility for use of kayaks and all watercraft. Owners assume no responsibility for injury or death as a result of use. Guests acknowledge that they have a duty to inspect the kayak and other boats prior to use to assure that it is in a safe and proper condition for use. Guests acknowledge that owners are not present on the property and that guests are in a better position to inspect the kayak and other boats prior to use, than owners are. The kayak and other boats are to be used on Highland Lake only. Children will be supervised at all times while in watercraft. Guests agree to wear life preservers at all times when using any watercraft. Boats are for use by the Guests listed above only. Failure to do so WILL result in full loss of security deposit.
NO LIABILITY/INDEMNIFICATION/HOLD HARMLESS: The owners of the property do not assume liability for the loss, theft, damage or injury (or death) to persons or their personal property. Guests agree to indemnify and hold the owners harmless for any liabilities, theft, damage, cost or expense whatsoever arising from or related to any claim or litigation which may arise out of or in connection with Guests’ use and occupancy of the rental property, including but not limited to claims for personal injury or property damage/loss.

This house was recently purchased by our family to be used as a vacation home. We live and work, close by, at Proctor Academy which is also in Andover. We are both college graduates, if that is important. VRBO seems to think so.
Why they chose this property
We had been looking for a house, appropriate for us, on Highland Lake for some time and feel very fortunate to have been able to purchase this property. It is a gem. We think the pictures tell the story.
What makes this property unique
This is one of the few four season houses on this area of the lake. There is a nice sense of community here during the summer, and during the other months we have the area pretty much to ourselves. We have the benefit of our own secluded and completely accessible waterfront with a small beach and a dock, but also the property has proximity to the town beach and the rail trail. This is a perfect spot for one or two families with up to six children (more if the two multi-use rooms are utilized as bedrooms--there are two air mattresses available).
There is lots to do in the area: Although East Andover itself is a very small village, Andover is 7 minutes west on rt 11 (Bank, Pizza Chef, mini mart wine and beer selection), and Proctor Academy (tennis, hiking trails). 15 minutes to the east on Rt. 11 is the small city of Franklin with restaurants and a Hannafords Grocery Store. 10 minutes further east on Rt. 11 is The Tangiers Discount Mall which is surrounded by box stores (Walmart, Hone Depot, Lowes) and lots of franchise restaurants. So the unique benefit is a beautiful and peaceful rural lake setting which is not far from lots of things people seem to want.
