Detached Thatched Cottage In The Village Of Carisbrooke

300 year old thatched cottage set in a superbly quiet position in the peaceful village near Newport with views up to Carisbrooke Castle. At the rear of the cottage there is a brook where you can watch the kingfisher catching his breakfast. There is a small level patio running along the width of the cottage along side the brook, overlooking the old mill. The brook is fenced off and gated therefore safe for young children. The front garden is laid to lawn & flower beds where there is a small patio with a bench table, where you can eat breakfast. There is parking for 2 cars at the front of the cottage, with additional parking a short distance further up the lane. There are numerous bridleways & footpaths through to the countryside, directly from the cottage & of course Carisbrooke Castle is only a short walk away. In the summer months special activities are arranged for children. There is a village shop (Co-op) It is a short walk over the Forde and has a Post office where you can buy your newspaper. Outside the Co-op is the bus stop with a bus service into the Principle town of Newport for all the main shops. IOW is a network of small country lanes & nowhere is very far, including the beaches - it just takes a little longer! We regret that we cannot accept pets. It is not that we don't love them, we have children who come who have allergies.
We have compiled an information pack, giving ideas of where to go and eat.
ACCOMMODATION DESCRIPTION
From the front door, you enter into a spacious double aspect dining room overlooking the brook with beamed ceiling. A large table, comfortably seats 8. There is the use of a high chair & a toddler chair.
UPSTAIRS
The stairs in the dining room lead up to a shower room and 3 bedrooms.
1 single bedroom with hand bason 1 Twin bedroom with hand basins 1 King size bedroom with ensuite bathroom & WC From this room there is another staircase leading to the ground floor. The bedroom can be accessed independently, from this staircase.
GROUND FLOOR
From the Dining room, there is a double aspect living room which is comfortably furnished. There is a wall mounted TV From the living room there is small lobby area that leads to the 4th bedroom which has a double bed. There is a separate shower room and WC (small step). There is a 2nd staircase that leads up to the *3rd kingsize double bedroom (description above).
The cottage is over 300 years old so the staircases are steep and the ceilings low!
KITCHEN
The kitchen is well equipped. There is a gas hob and oven, dishwasher, microwave, fridge freezer. There is a separate Utility which houses the washing machine and tumble drier.
The price includes bed linen and towels, dish clothe. included are loo rolls, kitchen paper towels, washing powder and dishwasher tabs, washing up liquid etc
OUTSIDE:
The cottage is situated in a quiet lane and sometimes you can hear the donkeys baying from the castle. The surrounding area is a Conservation area of outstanding natural beauty. The lane has easy access to many walks and of course, Carisbrooke Castle is a short walk away. Many folk use the lane to exercise themselves - and their dogs! The brook runs along the back of the cottage and has shallow waters that run crystal clear - so clean that it attracts kingfishers. In the summer children have a lot of fun paddling around in the Forde, searching for small fish. Fish nets provided!
The front garden is small and enclosed. The lawn area is elevated and accessed by 2 stone steps. There is a patio area outside the kitchen door with a patio table and chairs to seat 8. As the cottage is thatched, we do not recommend having a BBQ.
TERMS & CONDITIONS
*Prices quoted are for one week or part thereof *Holidays commence on Sat from 3.30pm and we ask please, that you vacate by 10.00am on your departure date. Mid and Low season commencement dates may vary by arrangement. Prices are based on 7 sharing, but we can be flexible on price in the low season to reflect the number of guests staying a the cottage. *Prices include all linen and towels, electricity, gas and gas central heating.
*Payment. 25% of the total rental at time of booking to secure your dates and the balance 60 days before your visit. If the booking is made within 60 days of the commencement date, then the full payment is due on booking. We reserve the right to re-advertise your holiday, should the balance payment not be received within the 60 day period.
Personal Insurance & Cancellation Cover. We strongly recommend that you take out your own personal insurance at the time of booking to include cancellation cover. If your holiday is cancelled more than 60 days before your holiday is due, your deposit will be fully refunded. .
If cancellation is less than 60 days before, payments made are non refundable. However, every effort will be made to re-advertise your holiday, which are offered at a reduced rate. Any money received through that booking will be refunded on the cancelled holiday. Earliest notice of cancellation ensures greater success of re-booking.
Breakages. We do not take a deposit for breakages but all breakages must be reported before leaving. Depending on the extent of the loss, an invoice for breakages (or replacement keys) will be sent to you .

We stayed here for six weeks whilst we were having works done to our own house. The cottage was lovely. Very well equipped and very cosy. Lots of space for everyone. Very peaceful especially having the brook running along the back of the cottage. Really enjoyed our stay and didnt really want to leave.
Beautiful home and garden. Everything you needed was there. I would just suggest a bath mat in the shower as it was quite slippery for the children, but that was just a minor thing and easily rectified by putting a small towel in the tray

Absolutely fantastic week. Perfect cottage in a fantastic location. Literally could not have been better. We loved it! We went with our two children (8 & 11) and my parents so it was great for all ages. Beautiful surroundings and so quiet and peaceful. Nice central location so everything was a 10-25 min drive away! Would definitely stay again and would 100% recommend. Hosts were lovely and great at communications. Beds were great size and super comfy. We didn’t want to leave!

Clean, very characterful cottage set by a ford in a picturesque lane almost under the shadow of Carisbrooke Castle. (In the other direction is a surprisingly busy road and Newport but this setting is very peaceful). Cottage is well appointed and clean and its genesis as two dwellings (at a guess) gives it a distinctive layout that would be great for smaller children to explore. Would be perfect for hide and seek
The cottage was ideal for us with such a mix of ages. It was extremely well equipped, location more or less in the middle of Isle o Wight was perfect for outings. Quiet, but with a short walk into Carisbrook. Charging stations for electric cars nearby. And we loved the sound of the running water in the little brook behind the cottage. We all loved the cottage with it's pretty front garden and good sized patio area.
The property was exactly as described however, it was very tricky to get to.
Really narrow lanes. Only parking for one car. Nowhere to hang washing outside.
Couldn’t work out how to use the microwave, no instructions.
Nice easy walk to the castle and Carisbrooke.

Dear Denise, we are sorry to read that you were disappointed with your stay at the cottage. We would like to respond to a couple of your comments. The cottage is located in a semi rural conservation area. If your gps sent you via the ford, it would be more difficult to arrive. The approach from the castle is with enough for the dustbin lorry to reach us, but it’s not wide enough for 2 way traffic. Re the washing line, there is a washing line that runs the full length of the cottage, approx 20 m at the rear, underneath the covered terrace. There is also a washing line and a tumble drier in the utility room. Re the parking,, we park both of our cars, one small and one medium sized, beside the cottage. We do have additional parking for 3 more cars outside our garage, which is located about 50 yards up the lane. Re the microwave, we are sorry that you were unable to find the instructions on how to use the microwave. There is a folder in the utility room that has all the instructions for our appliances. Our regards.
Lovely cottage in a great area the only problem I have with it was in the description of the property more should be said about the stair cases and one bathroom at the top of the stairs ,as we are all in our 70S found it very dangerous and came a away feeling relieved we had not had any accidents .we all agreed we would have coped better with wooden stair rails as opposed to ropes. but enjoyed our stay thank you.
The property is outstanding and exceeded our expectations. It's location on the island is ideal the town is centrally located so everywhere we went was no more than a short drive..

Cannot praise this property enough. Everything we could need was there. Home from home. Plenty of room. Parking is difficult if you have two SUV's on the drive but it can be done.
Cottage was lovely there was so much stuff in all the draws and cupboards you did not have to bring anything.It was clean and tidy ,kids loved it outside in the garden and in the stream all safe we had a whole week of sun so nice to sit out under cover. People walking by would always say hello so friendly and seam safe. Shop and pub 5 mins slow walk would not hesitate to say there again
This was the perfect cottage for us, our daughter and husband and two young grandsons age 3 and 5. The only thing you should be aware of is that the upstairs shower room and wc is not accessible to small children at night as it is accessed from the stairs, the other side of a good stair gate. It was not a problem as there is an door from the twin room to the double room which has an ensuite ( and it's own staircase) the grandsons loved the stream, safely fenced, floating leaf boats and ' fishing' with the nets provided. Warning our satnav wanted us to use the ford, which you can do but it can be difficult to access Carisbrook side if cars are parked too close.
We have just returned from a wonderful week in this character home. Great central location, short drive to everywhere on the Isle & close to nearly shops. The whole family aged from 13-97 enjoyed the house and its beautiful garden, the house had every you needed and the downstairs bedroom & bathroom was perfect for my grandmother. We wouldnt hesitate to recommend this wonderful character home!

Gin by the stream!!
Wonderful situation and beautiful house. Would have been so much easier had we been told about the parking a few doors away. Three of our party were handicapped and the stairs and access to one of the upstairs bathrooms was not really suitable for us old folk. We did manage and had a good laugh but it was many years ago that two of us had to come downstairs step by step on our bottoms! I think that the property description needs to be more explicit for us elderly ones. We really did enjoy it though! Mike F.

This cottage is a little gem. It is well.presebted and has everything you could possible need.
On this trip 4 generations of people stayed at this little gem of a cottage aged 11months to 87 years.
It had everything you could possibly need for all ages, having a down stairs bathroom made it accessible for all.
The cottage was never more than 20 minutes away from the sea and attractions so getting around the island was easy.
The garden was pretty and we had lovely weather for May so gained a good tan in the deck chairs.
The local shop was was well stocked. We didn't try the local restaurants or pubs as one member of the family had allergies however the kitchen was extremely well stocked with cups plates etc.
The only recemmondation would be to have a hand rail in the downstairs shower for those with mobility difficulties.
We are booking to return in 2020.

Quaint cottage, great location, comfortable stay.
Stayed at Cresswell cottage with my sons (3 & 5) and my parents. Cottage was nicer and more spacious than I was expecting from the photos. It is an old cottage so some of the floors slope a bit and the doorways and ceilings are low in places but that's the price you pay for a proper country cottage. Inside it was well equipped and although we had a small problem on our first day it was quickly rectified and the rest of our stay went smoothly.
