Excellent property

I have really enjoyed staying in this property. It was immaculately clean and so comfortable. I normally find different beds uncomfortable but that couldn’t be further from the truth staying here.

Comfortable, cosy cottage, well equipped

We had a great week at Hollyhocks cottage. Good location for birdwatching at Titchwell marshes, visiting Sandringham and King's Lynn. Cottage had all we needed, owners were helpful and responded quickly to emails. We would recommend it.

This is a WONDERFUL cottage in the beautiful village of Docking, close to everywhere you'd want to be in Norfolk.From the friendly and helpful communication from the owner before we arrived, through to the easy checkout process, everything was perfect for our family-of-four stay.The cottage was exceptionally clean and had all that you would need and more for your holiday. A well-stocked kitchen with good appliances, a comfy living room, two good sized bedrooms with quality bedding and a spotless bathroom with an excellent shower.It's great to have your own parking space on the property, and there's even a small outdoor space at the front next to this to enjoy reading a book or watch the friendly robins and sparrows!As for the location, you're surrounded by beautiful countryside, and an impossible number of places to visit. An early morning walk will see you surrounded by Norfolk hares, deer and pheasants and a quick drive will take you to some of the best beaches in the UK.For a family, couple or solo traveller - Hollyhocks cottage is a perfect choice for a lovely trip. I'd wholeheartedly recommend this clean, quiet, safe and well-cared for property - and the owner clearly takes every effort to ensure your stay is excellent.

A small bathroom towel would be appreciated - on arriving at the property after journey you shouldn’t have to root thru your suitcase to find your towel before using the bathroom! Otherwise everything good.

Once again a great stay

We have stayed in this cottage before and it is ideally situated for our Norfolk holidays. The owner is always very helpful and communication is definitely not an issue. The property is clean and the description is as you will find it. We would not hesitate to book again

Perfect location

lovely cottage, looked a bit tired in places. The oil tank in the garden had a strong smell in the heat. It does restrict people from having a bbq in the evening which was a shame.

We are glad you consider Hollyhocks a lovely cottage in a perfect location. We take great care and pride in Hollyhocks and always ensure it is in good decorative care and order. This season is particularly busy and the Cottage has been let continuously and is subject to normal wear and tear. Repairs and maintenance issues are dealt with as soon as we are notified. We would point out that oil tanks can be prone to give off a slight smell depending on wind direction and outside temperature. Our tank is serviced and checked frequently and is absolutely safe.

Cosy and very clean

Wanted a relaxing weeks' holiday and this cottage went a long way towards that. Very impressed with the cleanliness and although nothing did go wrong, there was a full 'back up plan' if it did. The location was very central to all the areas we wanted to visit and only a ten minute drive from several beaches. If we are going to stay in North Norfolk again we would definitely rebook this property.

Extremely cosy cottage and a great base for birdwatching.

This was my third stay at Hollyhocks Cottage - as noted above it is an extremely cosy cottage and again proved a perfect base for me to pursue my interest in birdwatching (It is more or less centrally located for getting quickly to Snettisham, Hunstanton, Holme, Titchwell, Holkham and Cley).

We have 3 grown-up children who, together with their partners, all enjoy being able to chill out and relax at Hollyhocks. We all appreciate, the charm and tranquillity that time spent at Hollyhocks provides.

Why they chose this property

We love North Norfolk. The big skies. The white sands. The uncrowded beauty. The scenery. The peace and tranquillity.

We were living in Norwich when we bought Hollyhocks and the joy to be able to escape there at weekends. It recharged our batteries and renewed our energy.

We furnished it with our hearts including paintings that were special to us and high quality furnishings and tableware.

It was our own perfect bolt hole.

Docking is like the centre of a cartwheel. The most fabulous places are all within a short drive. Docking itself has the most amazing village shop cum post office, open all hours and supplying all manner of goods. There is a weekly Wednesday market and a good pub/restaurant as well as an excellent fish and chip shop. The fishing lake is two minutes walk.

What makes this property unique

Hollyhocks Cottage is full of character. It is an old railwayman's cottage built in 1850 out of Norfolk red carrstone and local flint and still retains some original features. It has been refurbished to provide all the comforts of modern living. The garden is a real sun trap. It has a really homely feel and is very cosy and warm. It is a place where you can really unwind and forget the rat race.
A stay at Hollyhocks gives you opportunities to relax or pursue leisure and sporting activities* just take in the glorious local countryside, enjoy the stunning coastline for which North Norfolk is renowned, indulge in delicious country fayre or just simply relax in a warm, comfortable atmosphere
*Walking, swimming, fishing in nearby lake, cycling, horse-riding, visiting Stately homes etc
