About this property

Beautifully restored, private and tastefully furnished farmhouse with a pool

Combe Nègre is located in the department of the Tarn in Southwest France four kilometres from Cordes-sur-Ciel, an historic medieval 'bastide' village. The Gaillac appellation / vineyards, daily local markets, artisan cheesemakers, and local fresh produce suppliers are all within a 15 – 20 minute drive from the property.


Set within 7 hectares of farmland and surrounded by fields and woodland, Combe Nègre is a collection of beautiful 18th and 19th century SW French buildings and the property is set in a completely private and quiet setting with unobstructed views of five valleys below in the distance. It provides self-contained entertainment with local amenities and services and assured peace and tranquillity to our guests. A housekeeper and grounds keeper maintain the property and pool to a high standard for us and we personally spend months prior to the summer letting season to assure that the property is presented in the best possible way year after year for our guests and obviously for our enjoyment. The sunsets at Combe Nègre are simply spectacular with west facing views for kilometres.

As our family second home, the feeling at Combe Nègre is relaxed, comfortable, and functional and for meals seats 12 in the main house, 6 in a dependence / summer house overlooking the pool, and an additional 16 places on two separate terraces (morning and afternoon or evening dining).

The property was purchased by the current owners in 2006 and over a two year period was completely renovated and restored to its full potential and beauty and was also completely re-landscaped during the same period of time. The water heater / solar panels, and huge water cylinder and central heating if needed assure comfort. The settling is beautiful and gentle breezes cool in the summer up the combe below the buildings. There is a “bastide” style courtyard in the rear of the house with both a well, fountain and water reservoir and a laundry room with new appliances, washing machine and dryer. All linen, towels, pool towels are top quality and in ample supply.

The pool is heated and has been completely overhauled with a new liner, deck and pool tiles.

The main house comprises three very large public rooms on the ground floor: a huge eat in kitchen with a wall length 18th century fireplace and farmhouse table and chairs, a lovely formal dining room with inlaid floor tiling and terrace doors to two terraces and a powder room, and a very large reception / sitting room seating 8 comfortably with a large screen television / movie library and an upright piano. On the top floor are five very large and light bedrooms all with oak floors with one king, two queen, and four single beds in five bedrooms sleeping comfortably a total of 10. All beds are cast iron beds imported from England and all with very comfortable mattresses. Three large bathrooms, two en-suite, are available to the top floor accommodation. Connecting from the top floor central hallway is a very large communal “grande salle” which serves as a games room, gym (with a multigym, free weights, rowing machine, and yoga pads), and houses a ping pong table / table tennis. Boule and croquet sets are also kept in this entertainment room for the enjoyment of our guests. The house is cool in the summer and warm in the winter given the meter-thick exterior stone walls.

Adjacent to the main house is a dependence / 'salon d'été' (summer house) with three sets of large glass door openings to the front lawn and pool which functions as a summer sitting room, reading room, a place to nap and relax, an additional dining area and also as a guest house sleeping four with two sleeper sofas. There is also a bathroom with a wet room shower off the lobby entrance.

Combe Nègre provides a wonderful environment to escape from the stresses of work and everyday life and to simply enjoy quiet and nature, the 'joie de vivre' of a lazy warm French summer, lounge by the heated pool, read in one of the many rooms, or for the more active to swim laps in our large pool (6x10 m), play ping pong or boule or a walk through our beautiful adjacent fields. The property is also large enough to ensure that no matter how many people are there you can always find a quiet space to simply contemplate life and take in the wonderful scenery.

Additional amenities for the property include:
Two barbeques, one built in the rear courtyard and one portable Weber grille for inclement weather
High speed Wi-Fi throughout the main house and surrounding terraces. Satellite television in both the sitting room and the kitchen with hundreds of channels in every language. Three adult bicycles and two children bicycles for the wonderful cycle friendly local roads surrounding Combe Nègre
A telescope for the amazing splash of stars above the property during the summer months with absolutely no ambient light interference/pollution.
A shaded hammock by the pool with valley views; bliss!

The location of Combe Nègre in the Tarn offers many local places to explore and enjoy. The region is located in southwest France and derives its name from the river and has a wealth of historic towns and fine cuisine. As mentioned above, our local village is the historic 'bastide' village of Cordes Sur-Ciel and is rated one of the most beautiful villages of France (named most beautiful in 2014) .

Albi which is a short drive from the house is steeped in history and hosts the large brick structure in the world (the cathedral) and the wonderful Toulouse-Lautrec museum as the artist grew up locally. Currently the capital of the Tarn, Albi has long been the seat of bishops and Gaillac is an interesting agricultural town with arguably the best food market in the region rivalling St. Antonin Noble Val also near our property.

Local Activities: Wine tasting, simply call or drop in at the many local vineyards and they will normally be happy to provide you with a wine tasting. Kayaking and canoeing are well catered for in the region and close by to Combe Nègre and a great family activity. Canoing is based just outside St Antonin Noble Val nearby and is sure to provide a memorable day out. Hiking in the area is very popular and a great way to get out and discover the magnificent scenery in the Tarn and adjacent Aveyron. Fishing is also a popular sport in the region and typical fish found in the local rivers are Carp, Perch, Roach and Bleak. For golfers, the nearest 18 hole golf course are Lasbordes located in Albi or Golf de Florentin-Gaillac in Marssac sur Tarn nearby.

Wonderful property and location

Everything about Combe Negre is just lovely for a family vacation. The setting with magnificent sunsets, the Pool and the Farmhouse itself are ideal. Frequent BBQ's with al fresco dining - superb. Highly recommended - including local area which is rural with medieval villages. Trying the local River kayaking is a must !!

The views over the valley are stunning and the house and gardens are thoughtfully and cleverly arranged - truly an idyllic place in the country. We especially enjoyed the amount of space which was perfect for our active group of 9, whilst the fruit and veg bed kept us supplied with tomatoes and strawberries. We couldn't have asked for more from a family holiday home, merci beaucoup!

Lovely family stay

We had a relaxing holiday with fabulous weather and lots of space to spread out and read, play table tennis, swim etc. We used the bikes to explore the immediate area and visited a few restaurants in and around Cordes and Gaillac. All in all a lovely house and holiday .

Where do we start? If you have never been to France and want a quintessential French country experience then this it. We have stayed in many different properties in France over many years and this particular place is probably the most beautifully located, best equipped and well maintained out of all of them. The property was spotlessly clean, instructions were comprehensive (advise to read when you arrive!). Swimming pool was large and beautifully situated. Besides all of this, the view from the property over the nearby countryside and valleys was spectacular: both while eating breakfast and then enjoying watching the sunset at dinner. The property is somewhat remote (part of its charm) and a car is required: the nearest Boulangerie is around a 10 min drive. The host and the local housekeeper were extremely responsive, friendly and helpful. We can’t wait to return to this beautiful property.

Beautiful Combe Negre

The photos of this property really don’t do it justice, it’s the perfect location to enjoy a break with family. We have three young children and the fenced pool and hard cover allowed us to relax whilst they enjoyed the grounds. The house itself is beautiful and enjoys fantastic view of the valley below and is the perfect setting to watch the sunset, something we did as a family each night. With no other properties close by the kids could make as much noise as they liked and in the quiet moments we could watch the wonderful local wildlife including deer, foxes, lizards and butterflies. Although we didn’t use it, the games room would be a life saver on the occasional rain day and the courtyard offered a gated area for our dog to chill out when he wanted time away from our noisy children including shady locations for him to stay out of the sun. We hope to be back with friends very soon.

Een verborgen paradijs

Wat een geweldige locatie, en we hebben met onze groep de afgelopen jaren al op heel wat schitterende locaties verbleven. Als je op zoek bent achter rust, een fantastisch vakantiehuis met adembenemende zonsondergangen dan moet je niet verder zoeken. Wat hebben we (9 volwassen en 1 hond) ) genoten van onze vakantie, het ruime huis met binnenin enorm veel ruimte. Een goed uitgeruste keuken, de verschillende terrassen, 's morgens lekker fris op de binnenkoer en 's avonds aan het poolhuis met geweldig zicht op de vallei en bijhorende zonsondergangen. En als surplus het vele wild dat je ziet passeren bij valavond. Super ! 15 min van Cordes, waar je alles vindt van bakker tot voedingswinkels. Het huis en de bijhorende foto's zijn al mooi, maar in het echt nog zoveel mooier. De eigenaren hebben hier schitterend werk geleverd bij de restauratie, een dikke pluim. Dit is een pareltje van een vakantiewoning !

We had a fabulous 2 weeks staying at Combe Negre. The property is gorgeous and the views are spectacular. Nothing nicer than sipping a glass of vin by the pool house watching the sun set after a day of exploring beautiful village after beautiful village. And Cordes Sur Ciel is a true treasure and so close. Curtis was so helpful and only a text or call away if needed anything. The Grand Salle with the table tennis and gym equipment was a real family pleaser and provided hours of fun on those days when we wanted to stay planted at the house. The only thing I would say is that the photos don't do it justice it is even more beautiful in real life. But not sure how you would capture the view in a photo as you feel like you are always looking at a painting when you look down the valley from the pool. Highly recommend.

Magnifique maison de vacances

Nous avons séjourné deux semaine dans cette maison et nous avons été très satisfaits dans tous les domaines. Le site est tranquille, reposant, champêtre et la vue sur les champs et au loin sur la vallée est somptueuse. L'exposition plein ouest nous a permis d'assister à des couchers de soleil extraordinaires. La maison est vaste, toute en longueur et permet de disposer d'espaces indépendants. Une grande cuisine, une salle de séjour puis un grand salon avec un piano ont permis à nos invités et à nous même de se répartir sans jamais se gêner en fonction des activités de chacun tout au long de la journée. Les 5 chambres avec leurs salles de bain en enfilade conviennent à un groupe familial car il n'y a pas d'accès indépendant, sauf dans la grande chambre qui est très agréable. L'immense salle de jeu ouverte sur le jardin a eu beaucoup de succès auprès des petits et des grands. La piscine implantée devant la maison et donnant sur la campagne a eu également beaucoup de succès. On se sent à l'aise dans cette maison avec des terrasses derrière et devant la maison où l'on peut dîner nombreux. Tous les éléments de confort étaient là, toujours de très bonne qualité et très généreusement mis à notre disposition par les propriétaires. Nous sommes enchantés de ce séjour et recommandons cette maison à tous ceux qui aiment la campagne, le calme et le confort. Merci à Curtis qui nous a accueillis si chaleureusement. Fabulous comfortable and serene holiday home

This fabulous French farmhouse is idyllic for a family holiday. We had a wonderful 2 weeks enjoying the house, the views, the pool, the serenity of it all. We also explored the many nearby medieval villages, especially the stunning Cordes-sur-Ciel. Or try a day trip to Carcassone. The property was clean, extremely well-maintained and the perfect location. The owner and local gardien were extremely helpful and thoughtful. I highly recommend this property.

Combe Nègre is a family second home which has been restored with the intent of being a future retirement base. The property is jointly owned by Curt Waibel, Colin McBride, Niall and Sharon Deacon. Curt and Colin are based in London, whilst Niall and Sharon live and work in Kenya. This is a wonderful property being very private with far reaching views and is the perfect place to rest and recharge and we look forward to spending more time here when we retire.

Why they chose this property

Having spent five years searching for a second home in the Vaucluse, Languedoc and rest of France this was the first property that had a tick in all prerequisite boxes. Our requirements were that we needed privacy, great views, a good climate, and a substantial property we could refurbish to suit our tastes and needs.

What makes this property unique

The house is extremely private and comfortable with extensive grounds, a beautiful large pool with amazing views which is great for getting back in tune with mother nature. It is also very practical in its layout and has been tastefully restored and furnished. The house sleeps ten people comfortably with all the amenities and appliances that are needed to make for a relaxing holiday. The size of the property means that you can always find a place to relax even when the house is full. The house is also set within a great area with lots of historic sites, vineyards, and markets to visit. It is also excellent for walking, kayaking and cycling tours. Above all else we love choosing fresh produce to cook from the daily markets all close by and then deciding where we will dine in the property or on one of the various terraces in order to take in the spectacular sunsets that can be viewed from the house over five valleys.
