**MAIN LEVEL**Primary Bedroom w/Pillow Top King Bed, Sleeper sofa w/Twin bed, Smart TV, and Private Balcony to enjoy Romantic Sunsets over the water. Ensuite Spa like Master Bathroom w/dual sinks and an 8' walk-in shower w/pebble tile floor, rain head, and regular shower head.

There are 2 additional Bedrooms on the Main Floor, one with a King bed, one with a Queen bed and Crib and a Full Bath with Tub/Shower. Main Level also has a Laundry Room w/Washer & Dryer for added convenience.

The Great Room has a vaulted ceiling, plenty of seating, and a 60" Smart TV w/Sound Bar. Sliding doors lead out to an enclosed 4 Season Porch with a wall of windows overlooking the water and an outside Covered Deck with Globe String lights for night time enjoyment.

The Kitchen with granite counters, stainless appliances, Island, plenty of cabinet space includes all the cookware you'll need to create delicious meals, including seasonings, kitchen towels, soaps, saran wrap, tin foil , ziplock bags and more! Large Dining Table off the kitchen, overlooking the lake, provides seating for the crew!

**LOWER LEVEL** Entertainment for everyone with a HUGE Rec Room w/Bar, Refreshment Fridge, Pool Table, Smart Flat Screen TV w/Sound Bar. Sync your phone to the Sound Bar and play your favorite music!

There are 2 additional bedrooms, 4th Bedroom with Queen Lower Bunk, Twin Upper Bunk AND Twin Bunk w/Trundle and the 5th Bedroom with Queen Lower Bunk/Double Upper Bunk, and a Twin Bunk, and a 3rd Full Bathroom.

The gently sloped private 1+ acre point lot has 203+ feet of waterfront leading to a Double Boat House w/a Boat Lift set up for a Pontoon (weight limit 3,000 pounds) for your use (May-September). Water depth at shore is about 2 feet with walk-in stairs for easy access for all ages! There's an Upper Deck for sunbathing & a jump gate! Great water depth at end of dock of 8-10 feet! A Wireless speaker at the dock will play music from your favorite App!

Evenings are fun with the Fire Pit on the point by the Water (wood provided while it lasts). Have Fun on the 19' X 6' ISLAND FLOATING MAT! (Memorial Day thru September) Take the Six Kayaks out for a leisurely tour of the lake and wildlife. Try your hand at Paddle Boarding with the 2 Paddle Boards available for your use. Outdoor games galore! Horse Shoes, Giant Jenga, and Corn Hole! There's something for everyone at "Floatin & Boatin", no matter what the weather!

Fishing is always good with your Bait & Tackle just a mile away at Holly Grove Marina! AND the Fishing License is included to Fish off the Dock!

Need to get your boat in the water? There's a community boat ramp! Fall & Winter be sure to bring your binoculars to watch the beautiful water birds! **Boat lift at house has weight limit of 3,000 pounds**
