Furnished in a New England style, this well appointed cottage adjoins another property and is ideally situated for sitting on the beach or to use as a base to explore the surrounding coast and countryside. One of the local pubs offers a dine-at-home service exclusively for Kingsley Cottage guests. Instow is an unspoilt seaside village with large stretches of sandy beaches and dunes, fishermen’s cottages, shops and a good selection of pubs and restaurants specialising in locally caught seafood. The area is a must for water sports, sailing enthusiasts and fishermen, whilst walkers and cyclists will enjoy the famous Tarka Trail. Just 3 minutes away is a lovely beachside cricket club, enjoy watching a game whilst listening to the crashing of the waves in the background. Golf available locally. Bideford, 3 miles, with family attractions. North Devon is well positioned for visits to Exmoor, Dartmoor and North Cornwall. Shop 500 yards, pubs 50 yards.

Great location and excellent beach house

This is a beautiful spot and the beach cottage has all you need for a great beach trip. It is also close to a range of day trips we enjoyed. We hope to be back!

Great location.

Great location. Nice view of the beach. This is a small fishermans type cottage, but is really well laid out. Bedroom's are downstairs with ensuite bathrooms. Upstairs is a well fitted kitchen and open plan sitting area (with Sky - a blessing for a rainy day). Parking is tricky but it is tricky wherever you stay in Instow. You sometimes have to drive round the block but always find somewhere. Great amenities close by (Johns shop sells everything, and pub and the Boathouse opposite). 3 loo's is amazing for such a small cottage, and and a small outside space for drying things. They kindly left some wine, and crisps etc for us which was much appreciated after a long drive from London. All v clean and with everything you would need (washing machine, dryer, good wifi, etc). A pretty, quirky and nicely furnished cottage in a lovely location right next to a beautiful beach. It’s designed upside down so you get great views of the sunset over the water from the kitchen upstairs. Instow is a very attractive village with fabulous views across the estuary to Appledore. There are plenty of good places to eat within walking distance and a fantastic local shop. My boys loved jumping off the sand dunes and playing on the beach. The only shame is the sea here isn’t recommended for swimming. We enjoyed surfing lessons with Surfs Up at Westward Ho (they were great!), cycling the Tarka Trail and the amazing dunes and beach at Saunders Sands. Dog walkers paradise .

Dog walkers paradise . We didn't have a dog but never the less great fun watching from the breakfast table. View right across the beach. The location makes up for all the little niggles. Don't expect 5 star luxury but enjoy clean comfortable beds and endless hot water. Oh, and a bonus for me, Sky Sports included. The Tarka trail was great, hire a bike in Barnstable which was very reasonably priced. Even had electric bikes for a few pounds more. all very flat route with no cars. We like a drink so the fact there were four great pubs that had great menus and three facing the beach. Sitting upstairs at The Boathouse enjoying a drink in the sun was so relaxing. The only shop is Johns superb supermarket with cafe. Very good quality and the Mushrooms with poached eggs and Strawberry Smoothie was to die for. Parking is a real issue but we left ours in the Quey car park. £5.50 for 24hrs. Fond memories.

Lovely cottage, views over Instow beach and sunsets are well worth it.

Lovely cottage, views over Instow beach and sunsets are well worth it. Place needs an uplift as is a little tired but we were comfortable and we had all we needed. Due to cottage being that close to beach sand can get everywhere and if the breeze is up and windows are open it can blow into house however this can’t be helped that close to beach. On the whole we enjoyed our stay and would recommend to others.

The cottage is ideally placed and we enjoyed our holiday.

The cottage is ideally placed and we enjoyed our holiday. However it is in need of much improvement. The interior is furnished inexpensively. The cutlery was cheap and breaking. The sofa was old and sagging. The mugs needed to go through a dishwasher to remove the interior staining. We couldn’t get the oven to work for us. Curtains were drooping from their runners. Two lamps did not have working bulbs and a full length mirror would be useful. The plumbing is efficient but very noisy. On the positive side, they left for us a vase of fresh flowers, a few provisions, a bottle of Prosecco, a newspaper and magazine. All of which we very much appreciated. The reason for saying we wouldn’t recommend it is that some people may be quite happy with it as it is, but others would expect it to be much smarter inside.

Had a great time. And overall the cottage is very good. The one down side would be there really isn't enough easy setting for 4 adults.
