The villa is located just 7 km away from the town of Montecatini Terme and is easily accessible by road. It is also conveniently located near many attractions, including Pistoia, Uzzano, Montecarlo, Pescia, and Collodi. The villa is also just a short distance away from the railway station Masotti.

Villa Nicoletta has a private garden that is fenced and covers an area of 5,500 m2. The villa also features a beautiful swimming pool that is just 150 m away and is open from 10.00-19.00 hours. The pool has a depth of 90-140 cm and is available for seasonal use from May 18th to September 28th. The villa also features an outdoor shower, garden furniture, and a barbecue. Additionally, there is a shower/bidet/WC on this floor.

Moving up to the upper floor, you will find a lounge with an open-hearth fireplace, one double bedroom, another lounge, a dining room with an open-hearth fireplace, and two open living rooms. You can exit to the garden from one of the open living rooms. There is also a separate WC on this floor.

On the 2nd upper floor, there is a living room, a lounge, a double bedroom with a shower/bidet/WC, a small lounge with a shower/bidet/WC, one double bedroom, a room with 2 beds and shower/bidet/WC, and two additional double bedrooms with shower/bidet/WC. Heating is available for an additional fee.

The villa is equipped with various facilities to make your stay comfortable, including a washing machine, safe, iron, children's high chair, and baby cot for up to 2-year-olds.
