Three year permitted and inspected renovation of this historic 1915 Montrose home that took it down to its balloon framed, double ship lapped walls was completed in May, 2016.
Located in historic Avondale section of Montrose, named one of the "ten great neighborhoods in America" in 2009, this home is walking distance to many restaurants, bars (In fact there are 27 restaurants and 11 bars within 5 blocks of this house! ), and close to downtown Houston business, theater and convention (GRB) districts, NRG stadium and convention center, our world class medical center, shopping, arts and culture.
The property was remodeled to contain 2 apartments. This listing is for a fully furnished 570 ft2 apartment located on the 2nd floor with private entrance on the back side of main house off an elevated deck. The larger 1 bedroom Hopkins garage apartment is a separate listing.
This apartment has a kitchen/living area, 1 bedroom with queen bed, and 1 bathroom, all with 10’ ceilings, original longleaf pine floors and transom windows over interior doors. The apartment has a separate thermostat controlled heating and cooling system. The living area has a ceiling fan and sofa with pullout queen bed. The kitchen has granite countertops, an electric cook stove/oven, microwave and coffee maker (coffee provided). Bedroom has ceiling fan, large walk in closet and antique furnishings. Modern bathroom has large walk in tiled shower and granite countertops and has custom Canary hardwood floors. Besides furnishings the home has complete set of dishes, cookware, towels and linens. Secure high speed WiFi and HDTV provided. A laundry room with a washer, gas dryer and ironing board, shared with retired couple living in main house, is available by request. A selection of Houston reference books and novels are provided. Original light fixtures and a candlestick phone adorn the apartment.
A secure, single parking space provided behind home for cars with wheelbase less than 115” (no pickup trucks) The property has privacy/security fence with locked pedestrian and car gates. Street parking available.
DO YOU NEED A CAR or UBER? Not necessarily. Metro IAH Bus 102 and Westheimer Bus 82 will get you from IAH airport to Hopkins House ($1.25 fare). Metro Buses 82 and 56 arrive every 12-15 minutes at stops just a few short blocks away from Hopkins House. Montrose Bus 56 takes you to Museums and Zoo and medical center where you can switch to Metro rail line that can take you to NRG park, University of Houston or along Main St downtown. Westheimer Bus 82 also takes you downtown to YMCA and theater district. Upon request, we provide our guests with $5 Metro Q-cards that allow cashless bus fare payment. They can be preloaded at the local Kroger Grocery Store 1.3 miles from Hopkins house on West Grey St. Alternatively, downloading the Metro App lets you use your smartphone to pay. (Recently we had an Australian couple who used Metro exclusively, never renting or using Uber.) GO GREEN !!

Ted and Kim are the current owners of this restored, double shiplapped, balloon framed, 4-square home built in 1915. Ted designed and built his first home, an octagon, in 1980.
Since then he's restored 2 Hawaii and 5 Texas houses including Hopkins House along with a new garage apartment behind it. Besides old houses, Ted has restored antique cars ranging from Model A Ford to a 65 Mustang.

Why they chose this property
This homes 10' ceilings are one of its greatest attributes. It is situated in a lively, walkable neighborhood with rich flora, a diverse population. Recognizing Ted's ability to fix old things, the previous owner, who purchased the home in 1970, asked Ted in 2012 if he could renovate it. The cypress wood clad home had never been restored and much of its original architectural details were still present including its longleaf pine floors, 5 panel doors with transom windows. and gas/electric fixtures. The home was gutted down to its exterior walls and rebuilt reusing as much of the original materials as possible (cypress wood lap siding was salvaged and sold as modern cement board lap siding is a more practical maintenance free alternative), but upgraded with new electrical, plumbing and central heat & A/C. The restoration was a success and Hopkins House should be good for another century or more
What makes this property unique
This proud home is a comfortable home to relax in and is located in a very walkable neighborhood in the center of Houston. It's situated near the corner of Fairview and Hopkins Street, the home of the famous Barnaby's restaurant and Baby Barnaby's. Fairview cuts east/west through Montrose and has many restaurants (27 within 5 blocks) and bars (11 within 5 blocks). As Houston has no zoning, restaurants and bars are sprinkled through the neighborhood. Weekends can be lively here especially, but the apartment is located in the center of the city block so street noise is minimized.
House is also well located to public transit. $5 Metro Q-cards are provided to allow guests to use Metro buses and trains. Additional funds can be added to cards on Metro buses and at the local Kroger grocery store on West Grey.
