UNIQUE FAMILY RETREAT
For families looking to escape the city for a unique country experience, this stunning 5 acre property is the perfect getaway. Keep the children entertained for hours starting each day with the hen house where kids can collect the fresh eggs to be enjoyed for breakfast.
It’s a kids paradise with a range of fun activities including a giant tyre swing, basketball hoop as well as the more traditional swing set play equipment. A swimming pool also offers plenty of fun in warmer weather.
An outdoor all weather table tennis table, outdoor chess set and full size bocce court are great entertainment options for all ages. Friends and families can split into teams and host their own friendly competitions out in the fresh country air.
Rosedale boasts an extensive seasonal organic produce garden with herbs and veggies where children can pick fresh produce with their parents to complement their meals. The property has an abundance of fruit trees including lemons, limes, oranges, mandarins, figs, passionfruit, apples and mulberries. Some of the herbs include rosemary, mint, sage, parsley, bay leaf, garlic flower, curry, thyme and chives. Little (and big) kids are welcome to pick and try whatever is in season.
Rosedale is just over a kilometre walk from the Werakata National Park which boasts several enjoyable long and short running, walking and mountain bike trails. Remember to bring the kids’ bikes and take them for a ride along the country lane from which you enter the property.
There are two separate and beautifully designed lounge rooms complete with televisions allowing parents the chance to have a break while the kids watch their own show in the other room.

CONCERT GOERS AND WINE ENTHUSIASTS
Situated in Lovedale, the heart of Wine Country, Rosedale Estate is literally only a few minutes’ drive from fine restaurants, cellar doors, golf courses, concert venues and the Hunter Expressway.
Rosedale is beautifully landscaped with several hedges, rose gardens (including over 100 scented roses), a large vegetable garden, hen house, fenced dam and rotunda.

Rosedale has designer finishes and boasts seven spacious bedrooms and six bathrooms, two large lounges both with TV's and combustion fires, a wonderful fully equipped generous sized country style kitchen, two fridges and stunning large dining room.
The property is light and spacious with high ceilings and features a combination of ducted and reverse cycle air conditioning, ceiling fans throughout and two combustion fire places which allow guests to easily heat or cool the home depending on the season. A huge 16 seat dining table is the hub for a great night of fine dining and laughter. Rosedale also boasts a fabulous games room with pool table, outdoor entertainment area with a BBQ, two covered outdoor dining tables and swimming pool. The property is also just a 150m walk from a concert bus pick up point. What more could you want for a weekend away with family or friends.
Rosedale’s flexible floor plan, central location and various entertainment options really do cater to all age groups and all occasions. The only regret you will have is that you didn’t book a longer stay.

Rosedale Estate is a private residence available for accommodation only. The property and grounds are not a suitable venue for onsite weddings or functions. Any third parties wishing to visit the property must seek permission from the Owner / Hunter Valley Stays prior to the booking being accepted. Bucks and hens gatherings / parties are not permitted. An early departure is highly likely if this is noticed by management.
The combustion fireplaces are open for use May-September (inclusive) and firewood is supplied during these months.

TARIFF
Weekend – minimum two nights, for up to 14 guests is $2511 per night (Thu-Fri or Fri-Sat or Sat-Sun)
Midweek – minimum two nights, for up to 14 guests $1883 per night (Monday-Thursday)
Additional guests above 14 in number are $106 per person per night
Infants 2 years and under no charge
Please note that a $40 booking fee is applicable for all bookings made.

SECURITY DEPOSIT
A security deposit/bond of $2000 is required for your stay and is payable as a credit card pre-authorisation. This will be processed approximately 24-48 hours before your arrival, so please ensure the funds are available at this time.

LONGER STAYS

1-night midweek bookings based on availability (surcharge applies)

1-night weekend or holiday period bookings may be accepted at the discretion of Management within 14 days of the prospective arrival date. A surcharge is applicable on the 1-night stay, this will be calculated by our staff and quoted to you before the booking is confirmed.

Concert and special event weekends in the Hunter Valley will have a set minimum night requirement to stay and may attract a surcharge.

This rural property is protected by 24hr security cameras.
