Entire Home at Melissa's Farmstead

We welcome you to come enjoy a relaxing stay with us on our 42 acre farmstead. Enjoy a glass of wine on the front porch of the original German homestead and watch the sun set over 5 acres of estate grapevines. We welcome you, to our home away from home, with open arms and 5 star hospitality.

Melissa’s Farmstead encompasses a1860’s homestead that we have refurbished and currently are in the process of transforming into another amenity offered during your stay. The Main Home however, it is connected by a 15*22 covered breezeway and stone outdoor grilling area. The furnished breezeway and smart TV, make it the ideal spot to watch your favorite sporting event or relax during the beautiful evenings. The original smoke house was saved and transformed into an outdoor grilling area. So, if you're not in the mood to get out and enjoy the local fine cuisine, stay in and grill up your own masterpiece, right here at home.
The home offers two master suites, one downstairs and one upstairs both with private baths. The upstairs also offers two king bedrooms connected by a jack and jill bathroom. In addition, there is also small private loft in the pergola upstairs, with beanbags and games for the kids to enjoy.
On the main floor, you will find our luxurious full kitchen accented with bar space and a reclaimed farm table, comfortably seating 10 people for your family dinners. The living area comes furnished with a full leather sectional, side tables, and a beautiful mesquite coffee table, perfect for relaxing and enjoying company. In our effort to retain an authentic approach , the Dutch doors leading to the wrap around back porch, welcomes the outdoors in.

We believe your experience should truly be one of a kind, therefore our hospitality demonstrates such. Rest assured, that delicious coffee, pastries, cereals, oatmeal, snacks, and other local surprises, will be provided during your stay. We also know how exhausting traveling can be, so we make sure that when you arrive, there is water waiting, juice for the kids, along with orange juice, and milk for your upcoming breakfast. In addition, the kitchen cabinets are fully stocked and ready for you to use. Arrive at ease, knowing your family will have everything it needs to plan and prepare a meal together. Our goal, is for our guest to create lifelong experiences and unforgettable memories for you to talk about and share for years to come. We hope that you come stay with us and, enjoy our beautiful home.

Sibling weekend

Myself and all three of my siblings (along with spouses) enjoyed the weekend in Fredricksburg and loved this house. Nice and quiet and just far enough from town. Deer and other wildlife were frequent visitors.

Our family of 14 celebrated Christmas, here, and it was absolutely perfect. Once we got in the front door, the welcome was pretty astounding...we were greeted by a Christmas tree, wine, a loaf of yummy bread, milk and orange juice in the refrigerator, along with a charcuterie plate of meats and cheeses. The property itself is beautiful - coffee on the porch in the mornings was a must. Look closely and you'll see deer close by (especially if you sprinkle deer corn about). The "little" nook on the 3rd floor was perfect for the kids, in which to play, read or sleep. We prepared all of our meals at the house - the table even seated all of us. And there was ample space for everyone to have their privacy. We could not have asked for a better location to celebrate family and Christmas together. Thank you, Whatleys!

What a wonderful getaway our family had! I was impressed by the accuracy of the description and photos of the house on the VRBO link, but I never imagined the special touches I would find EVERYWHERE! I could not stop saying out loud, “this is the most well thought out house we’ve ever stayed at!”. It was perfect for our group of twelve—parents, four adult children and spouses, and grand babies. Lots of room to spread out, and every need you could possibly have was satisfied, from the welcoming wine (the red was divine!) and cheese tray, to the breakfast items of milk, juice, pastries, and various cereals, to the abundance of specialty soaps and hair care items. The hosts are true hosts—clear instructions on use of house, and no fussy departure requirements—they just want their guests to relax and enjoy, which we did. They even gave us permission to have a photographer come out to take our pictures while we were all together. The grounds are fun to explore—we even saw an armadillo rooting around the first evening. Coffee on the back porch while watching the sun come up and the deer and their fawns get their morning drink from the pond was so peaceful. This property is a gem, and I recommend anyone who looks at it to book. We certainly will again—except we will book for a longer period! Thank you, Tyler and Melissa!

Hill Country Gem

We stayed here for a couples weekend and everyone loved it! There were four couples total and we had plenty of room. Each bedroom is beautifully decorated and the bathrooms are also great and each are nice sizes. The kitchen is very well stocked, the grill worked well, and we had everything we needed to make a nice dinner. We loved sitting on the porch swings and looking out at the field. The home is located just outside town but close enough that wine tours will still pick you up. Melissa and Tyler made sure to include many charming personal touches welcoming us to Fredericksburg, which was sweet and very much appreciated. They definitely know how to make you feel special! We highly recommend this property!

Girls trip cheaper than therapy

If you are looking for the perfect stay in Fredericksburg, stop your searching and stay at Melissa's Farmstead. The character and charm of this place is exquisite. The amenities are superb. We enjoyed sunsets and sunrises on the porches watching the deer and peaceful land. It was the perfect spot to unwind from the busy days of shopping and winery. Location is perfect only 3-5 min from town. The beds are extremely comfortable and I'm known to be a hotel snob so take my word. Melissa is a super host always willing to give advise on the area and quick to respond. We are already planning a yearly trip here.

The photos didn't do the house justice! It was so chic and trendy, very up to date yet also unique with interesting details. It was literally ready to live in! They had absolutely everything we needed and more provided for us. Adorable coffee bar, cereals and oatmeal, FOUR bottles of wine, a beautiful charcuterie, and even milk and OJ in the fridge! The property was gorgeous with the best sunsets and sunrises, and there were countless deer all around! We will definitely come back again! Everyone in our group raved the whole time about how amazing everything was! Super quick drive to get into town also!

Fabulous Farmhouse

This lovely home was perfect for the 4 couples in our group. It was even more beautiful than we expected and very clean and comfy. We enjoyed sitting on the porch swings in the morning and watching the deer while we had coffee. The breezeway is another great outdoor spot to hang out, have a glass of wine and throw something on the grill. It’s only a few miles from town but you feel like you’re out in the country. We hope to be back next year.

Amazing Property

Gracios hosts run this beautiful property. Full of wonderfull amenities. Great cooking supplies and high grade appliances. Super gathering place in the kitchenand betwen the two houses where we had a fabulous family cookout in the grilling area. Rooms werre very well appointed with new and confortable beds! We acutally had the entire bunk house we did not use.The property is georgeous and the owners were kind enough to stop by and provde some isight into their vision for the future. We need to come back.....with more people!!

Perfect Getaway

We stayed at Melissa’s Farmstead with some friends and our 5 total kids last week and were blown away by the lengths at which Tyler and Melissa went to make sure we had a great experience in Fredericksburg - our favorite destination in the Hill Country which has kept its charm while booming from the winery business which is catching up to Napa. The house and property had everything we needed, with numerous luxuries as a bonus. We loved all the porch seating and a huge beautiful lawn where our kids enjoyed hours making up games as well as enjoying the yard games there at the house. Our 4th through 8th graders enjoyed the separate house attached by breezeway while the rest of us enjoyed 4 beautiful rooms, each with direct access to luxurious bathrooms in the main house. One of the nicest touches was on checkout day, Tyler and Melissa reiterated a few times that they didn’t want us stressing with a list of to-do’s for checkout…”just make sure you gather all your belongings and drive home safely.” Everyone on the trip expressed a strong desire to come back and do it all again in the future.

We also have a Cottage on the property that accommodates a couple or family of 3. Melissa's Farmstead Cottage Vrbo 2325341. We also have a Cottage in town just 2 blocks from Main St. Jungman Haus Vrbo 2326815

What makes this property unique

We acquired this property because of the original German homestead, the beautiful live oaks, and the vision of transforming it into a one of a kind experience. When we first purchased this gem, it was truly a Diamond in the rough. The beautiful oaks were almost entirely covered from intense overgrowth, the original home had not been lived in for over 60 years, in short, much love was needed! Our vision with Melissa's Farmstead, is to build a unique resort style experience in the Texas Hill Country, for all people of all ages.
