We had a two weeks stay in this house with family and friends. The location is great; on walking distance to the charming center of Bormes-les-Mimosas and easy by car to Le Lavendou.
The house itself is very traditional, but the very nice pool and stunning view compensates that.
An absolutely amazing holiday destination, villa is spacious with a stunning overflow pool and the views are breathtaking. The beautiful village of Bormes is minutes walk away with great restaurants and a fabulous market every Wednesday. Would totally recommend a stay here and look forward to returning to this gem again next year.

Beautiful house with wonderful pool

We are a family of four and had guests at different times from 3 -5 more people (no pets). We loved the location and the pool was amazing. The views off the patios were incredible. The rooms were pretty much as expected, but one room with an advertised view had shutters that were broken, so remained closed the whole time. The property manager (who was very responsive) said this would be fixed before the next guest. The wifi was fine-my husband worked remotely for 2 weeks.. We used the provided fans and portable air conditioners to regulate the temperature during our stay. We had a hopefully one-off problem with severe bug bites for the people sleeping in one bedroom. We had to vacate the room, and share a room with our children for the rest of the trip. We alerted the caretaker who contacted the owner. After arriving home, we wrote the owners to ask them to consider a partial refund because of the loss of a room. Instead, the owners billed us a four figure amount in pest control measures, blaming us for the problem.

I'm glad that despite this problem, you were able to enjoy the house, the view, the pool and the quality of our manager's intervention. The shutter of the room has finally been repaired. You can imagine that it was not pleasant to impose this problem on you. We were dependent on the manufacturing time.
It was a disaster and very complicated to manage this insect problem. It arrived about 10 days after your arrival. You may have been infected in a hotel, on a plane ... I am well aware that it is not your fault. However, I had to manage it and call in professionals. The intervention cost 1400 €.
I did everything I could to manage it as soon as possible, to find solutions. I asked my manager to help you. She spent a lot of time to relieve you. She did the laundry, she did the cleaning. She was stung when she stepped in.
The house is now completely bug free. My sister stayed and then some tenants. The manager did the cleaning without any problem.

Great view and outdoor space, but serious cleanliness issues, no wifi, lack of host communication
To start, the view from this property and the deck and pool area are spectacular. It is truly a beautiful area. We wanted to love this house.
However, we were thoroughly disappointed with the state of the house inside. These were the significant issues:
- Cleanliness: it seemed as though the property had not been opened up for summer visitors. The bathrooms were horribly dirty and moldy. There were dead bugs on the floor in all of the rooms. We had to vacuum the property ourselves. There were ants all over the house, coming out from the walls.
- Bathrooms and hot water issues: there are not four full bathrooms. There are two toilets inside of the house, which is not sufficient for hosting the advertised capacity of 11 people. There is one toilet outside near the pool area that was dirty and not functional. There were 4 showers - none of the hot water worked when we arrived, and we had to call the manager to come back and fix it. Hot water still did not work in one of the showers.
No wifi as advertised: the house was supposed to have wifi. When we checked in, we told the manager it did not work - she said she could not fix it. I sent 3 messages to the host during our stay alerting her and asking for a fix, and she responded only after we had checked out. The wifi router was on, and there was a message from the provider Orange that the account had been canceled. After my complaint, the host called a friend still in Paris to say ants had eaten through the cable (this was not true, and if true, disgusting). This is unacceptable for a group of international visitors who expected to have wifi.
No fans or screens for ventilation: the house has big doors/windows, but no screens to allow for ventilation at night. There was only 1 fan for the house of 5 bedrooms. It was unbearably hot- our group went to Carrefour and purchased 5 fans so that we could sleep.
Broken door in the dining room: this door did not properly shut and was a security hazard.
Extra purchase of linens: before our stay, the host messaged me to ask if we needed to rent linens for an additional fee. We agreed and transferred her money. When we arrived, the beds did not have the appropriate sheets, and only pool towels were left for us. We contacted the manager who came back to provide the correct lines (sheets and towels) that we paid extra for.
Despite the gorgeous view and outdoor area, we would not stay here again.

Laurence , our concierge and cleaning person who welcome the guests always receive high praises for her work .

We really appreciate you reporting the broken door which has now been well fixed.
As for internet, unfortunately it was a local area outage impacting several housesin the villageand completly out of our control during that weekend.
The internet provider Orange took several days to restor the service and this can be verified.
L'Oliveraie is a family house with a magnificent view and lot of charm .
It is however a modern house with all amenities you are probably looking for.
Many french house do not have a toilet in the bathroom for instance.
Again we are sorry for your poor experience during that week end .

Maison très agréable, la vue est exceptionnelle depuis la terrasse et la piscine et elle est très proche du village (5-10' à pied).
Quelques équipements sont un peu vieillissants, mais celui ne nuit pas à l'impression générale de la maison.
Nous savions qu'il s'agissait d'une maison de famille ancienne. Nous n'avons donc pas été surpris que tout ne soit pas parfait dans la maison. Nous avons passé un excellent séjour entre la piscine magnifique, les vues des terrasses de la maison (allongé dans le hamac avec vue sur la mer!),( le lever du soleil depuis notre lit!) et retours à pieds dans Bormes le soir , les plages très bien accessibles en voiture. Endroit parfait pour passer des vacances avec des ados.

Belle vue, belle piscine, matelas confortables, mais l entretien général et la propreté laissent à désirer.
Maison très agréable à vivre, la vue est plus belle que sur les photos. Bormes les Mimosas est très mignon avec pas mal de touristes, quelques restaurants de qualité (Le Jardin). Pas facile de faire ses courses sans voiture.
Difficile d'hésiter à passer des heures à regarder la vue, profiter de la piscine ou bien aller se promener dans la région.
La maison a beaucoup de charme est supporte aisément une petite tribu (Nous étions 6 adultes). A savoir:
1. La maison est sur la route, (pas trop passante) mais on entend quand même les voitures.
2. La maison est toute en hauteur sur 3 niveaux, l'accès par l'escalier (très escarpé) au niveau bas est limite pour des Personnes à Mobilité Réduite.
3. Le WIFI ne porte pas partout (tant mieux on était en phase de déconnexion).
4. La piscine est super agréable, l'eau est très fraîche (cela tombe bien pour moi qui vient du nord).
5. La vue des chambres sur le lever du soleil c'est .....

Fantastic vacation location in the beautiful village of Bormes-les-Mimosas easily accessible by foot
House was spacious for our group of 10, including 3 children under 10. The infinity pool held a special resonance for time well spent under clear blue skies, enjoying water and sun and stunning vistas of the Mediterranean beyond the hillsides dotted with red tiled rooftops of neighboring La Levandou. Our group had another 2 houses accommodating our extra numbers. We were able to host a gathering one night for all of us, particularly enjoyable since it was yet another reunion after the wedding in Gonfaron of my niece & her new spouse at their memorable Chateau in the midst of vineyards. A vacation to remember for a long time to come. House was comfortably bare bones rather than luxurious but suitable for our purposes. More room fans and screens on doors might have discouraged flying creatures of the night from wandering in. Infrastructure also could benefit from repairs of crumbling plaster walls downstairs. Overall, happy with our house and pool, and particularly with the medieval village of Bormes. Thank you to the owners for sharing their space with us.

Maison avec vue exceptionnelle sur la mer
Maison d été très agréable à vivre niché a 200 mètres en hauteur du village de bormes avec une vue exceptionnelle sur la mer et la vallée. Piscine à débordement très appréciable. L étage du haut propice à un dortoir a bien plu à nos enfants. Seul bémol : les draps ne sont pas fournit , à prévoir ... merci pour ce séjour dans cette merveilleuse maison de vacance familiale !

The house is very nice and comfortable and the pool area is just marvellous! Like a dream!

Nous avons passé des geniales vacances à cette magnifique, très grande et propre villa. La vue est fantastique et tous est très proche. Pour le matin on va à pied pour aller chercher les baguettes et pour l'apéro on a une vue impressionable. Les plages, les villes, les gens, tous était parfait. J'espère que nous avons la possibilité de passer une autre fois les vacances ici.

Nice house with amazing view!
We had a very nice vacation in Bormes les Mimosas, there was there was 3 children and 6 adults in the house and there was plenty of room for all of us. Everything went as promised with owner & concierge, and they all seemed to be very helpful and nice people. House was little worn but nice, there was nothing to really to complain about.
The pool was really nice and the view from the pool and from the terraces were amazing. You could spend hours just to sit on the terrace with nice local rose in your hands and stare at the sea.
Also the village Bormes les mimosas was also one of the loveliest small village we have been.
Someday we will return to this nice place!

Near the old village en the beaches
We loved our vacation in villa 'L Oliveraie' in Bormes-les-Mimosas. We stayed there one week with our friends; together 9 persons. The childeren loved the garden. The house and the swimming pool have a beautiful view over the sea. The contacts with the owners Isabelle and André-Marc went very well. The interior of the villa is a bit old and the kitchen is a bit small, but the house is lovely in a french kind of way. Bormes-les-Mimosas was very quiet this time of year. I think only in Holland the schools were closed. We love Bormes because of it's charm en because there are many quiet beaches at the vineyards.

This is our family home in Bormes...we are 3 sisters; I am the oldest and work as a stylist, and marketing head in textiles and I am 48 years old. The second is 45 years old and is in charge of a health centre up north, and the last is 43 years old and is an experimental pharmacology researcher in Philadelphia in the United States. We gather with our husbands and children in Bormes every year for lots of fun. The house is spacious and has 3 levels, which allows for a certain amount of privacy. The pool is lovely, protected from the wind, and is perfectly situated with a breathtaking view! The house was built in the 1920s like a gazebo overlooking the valley just 2 steps from the village. It was built on a vegetable garden of a 15th century monastery, which is why we can still find in the garden benches and stone staircases from the monks as well as many old olive trees. The garden has about 15 terraces linked together by staircases that descend to a walkway and a river... My husband sails; the islands of Port Croc, Porquroles and Levant are easily accessible (by shuttles from Le Lavandou or by motorboat rental in 15 minutes). We arrive in an hour and twenty minutes with our trimaran sailboat 'Astus' and it is a pleasant change of scenery. The scuba-diving club of Bormes is renowned because of the nature reserves on the islands. There is also a tennis club in Bormes and Le Lavandou. The area is perfect for bicycle riding: the Babaou pass behind the house and the stunning road of ridges is rarely used and overlooks the entire coast at 300 metres of altitude...from there we can see the Hyère peninsula and the entire Saint-Tropez bay—it's splendid! It starts just 400 metres from the house. There are also great hiking trails that are set up by the office of tourism in Bormes.

The area is ideal: it is just 30 minutes from Saint-Tropez by Cogolin (no traffic!) and 5 minutes from the beaches of Lavandou or Bormes, such as the famous beach of Brégançon (fort of the president of France)...all of the beaches to the west are rugged and unconstructable...l'Estagnol Beach, Tahiti beach, Plage du duc de Luxembourg.
