The Space:
An older character bungalow with a few quirks, plus a separate sleep-out - a no-fuss, great-value base for a big group who want plenty of room, a central spot and somewhere they can bring the dog. It won't win any design awards, but the location is hard to beat, and there's space for everyone.
The main house has an open-plan kitchen, dining and living area, three double rooms and a bunk room. Heating is via a heat pump in the lounge and a gas fire in the living room. The sleep-out is a studio-style space with a queen bed, a set of single bunk beds and a lounge suite, its own toilet and shower, and its own heat pump / air-con unit - pretty basic, but a handy extra space. There's WiFi in both the main house and the sleep-out.

Guest Access:
You'll have the whole place to yourselves - the main house with its three double rooms, the bunk room and the open-plan kitchen, dining and living area, plus the separate sleep-out with its queen bed, bunks and own bathroom. There's a fully fenced yard, plenty of on-site parking, and a double garage with bike storage and a workshop area.
The Neighborhood:
Mutts, MTBs & Mud Pools sits in the central suburb of Glenholme, with handy local shops just a 5-minute walk away - a dairy for the essentials, a great fish and chip shop, a café for your morning coffee, a boutique bakery, an organic wholefood store and a Chinese takeaway. Te Puia and the Whakarewarewa geothermal valley, with their geysers and bubbling mud pools, are only a few minutes down the road, the city centre and Polynesian Spa are 4 to 5 minutes by car, and the Redwoods trails are about 7 - so you're close to just about everything.
Getting Around:
A car is easiest, and there's plenty of on-site parking plus a double garage. By car, Te Puia and the geothermal valley are about 3 minutes away, the city centre 4, Polynesian Spa 5, and the Redwoods around 7. Skyline, Zorb and Rotorua Airport are all roughly 11 to 12 minutes. There are also bus stops nearby for getting into town.
Other Things to Note:
This is an older home with a few quirks - honest, comfortable and great value, rather than flash. It's pet-friendly (fees apply per pet), and there's a bike workshop and storage in the garage for the riders. WiFi is available in both the main house and the sleep-out. The sleep-out is pretty basic, but a handy extra space for a bigger group.

The space is massive, and its convenient to all the good spots, the moment we walked in ut just felt like our home away from home, tha k you for the absolutely plesant stay..
Mutts, MTBs & Mud Pools is as described, a perfect spot for a large group. The house is a bit rough around the edges, and there are a few cobwebs around, but it had plenty of space for our group of 12, and we felt very at home while staying there. The check in with simple and straightforward, and the beds were all super comfortable. As we were a group of parents and teens, we would have loved to see more cooking equipment, especially more variety of pots/pans. The BBQ was excellent and a great asset. The heatpump worked really well, and thank goodness for heaters in the room as it was chilly over night. Over all, for the price, this was the perfect spot for us. Thank you.

Older property. Pretty well equipped. Beds clean and fresh. Windows needed some cleaning and maintenance, bit drafty and damp. Good location. Overall enjoyed our stay and great communication with host.
We had a great stay with our 3 children and 2 children. We found the property very comfortable and the dogs loved having a secure large yard to play in. There were a few minor things that we noticed were needing attention/ repair- eg loose sink fittings
But we notified the property manager so hopefully these will be fixed.

Definitely not a 4 star! The inside needs a good paint and clean. A new toilet would help, as the current one does not function properly. The lounge/dining area is a great space for large groups.

Extremely poor condition property
Extremely disappointment with the condition of the property, holes in walls, dirty décor, property was extremely run down.
We had booked as a treat to spend time with family that were over from UK. The condition of the property was embarrassing and no-on wanted to stay upon arrival. I would not recommend the property to anyone and am disappointed that Bookabach offer such accomodation.
Home was comfortable, roomy and perfect for us (a family of 7). Great functioning kitchen. Also, a massive sleepout with its own bathroom & kitchenette. (Which we didn't use). It was close to town (not really walking distance), in a good area. Only negative was no lighting in the back yard.....when you arrive in the dark, looking for a lockbox that you don't really know where it is; is a little challenging when you've got tired children and no lights. All in all a wonderful place to stay.
The house was tidy, mainly clean as could be, as is an old house. Very comfortable, beds, looked newish, great bath, didn't need to use shower. Plenty of beds for big group/family, plus sleep out, we had no use for. Everything supplied that would need, though electric blankets would have been good, as was cold. Lovely garden surrounds and being dog friendly was what we wanted.
A little rough around the edges, but comfortable. Toilet cistern didn't flush properly, not totally clean kitchen but otherwise spacious, beds and linen clean & comfy, overall happy home.
