The Neighborhood:
Springfield is a quiet, residential pocket on the south side of Rotorua, handy to just about everything. You're a couple of minutes from Te Puia and the edge of the Whakarewarewa Forest, home to some of New Zealand's best mountain biking, trail running and walking tracks - you can ride straight from the door, under the tunnel and across to the Waipa carpark trailhead. The Redwoods, Skyline Gondola and Luge, and the geothermal parks are all a short drive, and central Rotorua - with its lakefront, restaurants and hot pools, including the Polynesian Spa and Wai Ariki - is about ten minutes away. Shops and essentials are just a few minutes from the door.
Getting Around:
A car is the easiest way to explore Rotorua, and there's off-street parking on the driveway plus room on the street. Central Rotorua is around 10 minutes, Rotorua Airport about 15, and the Redwoods, Skyline and geothermal parks all within a short drive. Keen riders can skip the car altogether and ride straight from the door, under the tunnel and across to the Waipa carpark trailhead.
Other Things to Note:
A LOCKWOOD HOME: The house is a classic New Zealand Lockwood, built from solid timber. Homes like this settle and can creak or make the odd noise as the temperature changes through the day and night - it's completely normal and simply part of the character of a Lockwood timber build.
A PRACTICAL, WELL-EQUIPPED HOME: This is a comfortable, functional home rather than a high-end one. It has everything you need for a relaxed group stay - it's just kept simple and unfussy.
WIFI: 346 Mbps.

Large house and in summer was our visit. Upstairs was too hot to stay up there so we all went to the ground floor. Comfortable stay for our short visit. Thanks
The entrance stairs were uneven, making them tricky to navigate in the dark, especially when going down. There is an automatic light, but it doesn't sense movement when going down the stairs. There were bugs and cobwebs all over the main door entrance. The house itself constantly creaked. The water pressure was inadequate for multiple showers at the same time. Despite three bathrooms, only person could take a hot shower at a time. And the television remote was no where to be found. On the plus side, there were five rooms and parking for two cars. The price was reasonable. You get what you pay for.

Thanks for staying with us, Lincoln. We appreciate your feedback about the stairs, water pressure, and missing remote – we'll pass these points along to our maintenance team. We're pleased the space worked well for your group size and that you found good value. Hope to welcome you back to Rotorua sometime.

We loved this house, a quiet area, clean property and suited us as an extended family.
One thing it could have done with is a room with single beds, all the beds were queen, which meant our teenagers had to sleep together. We made it work though and would definitely recommend.
The location is amazing if you want to mountain bike or walk, bike over to the Redwoods in 10 mins. Heaps of room here with 5 bedrooms and 3 bathrooms. We were extended family from UK and NZ, two families were easily able to combine for Christmas and have sufficient room. Kids age 5-15 all loved it (and their parents). PS guidoughs bakery down the road is awesome: pies, cakes and bread.
We traveled as a family of 4 through NZ. Stayed in Rotorua for 2 days. The home was just a few miles/KM from almost anywhere in the town. The home was spacious with more than enough room for the four of us and the kids had their own rooms with two additional rooms available. The kitchen and dining area worked well. The house took some time to cool down, but that worked out in the end. Also had great communication with the owner, which is great! We would stay there again and hope to have the opportunity to come back to NZ.
. Having three bathrooms suited our three couples . Although through the eyes of an experienced builder , the back deck needs some serous attention . The bathroom down stairs also needs a spruce up , with the Shower mixers being seized due to the hardness of the water in Rotorushower mixers
First nght cold blankets were thin so had to get blankets frm other beds. Single electric shock if power point and burnt his hand just trying to plug in a lamb by the bed. Airmailed owner no response or anything to see how he was sent pictures of his hand gardens untidy pictures look better than the house. Spa didn't hold temp for long.

Thanks for your feedback Tasha. We didn't receive your airmail I'm afraid but we did find the lamp that had shorted the fuse upon your departure. I hope your friend is ok - we have now removed and replaced that lamp and also replaced the powerpoint just in case that was the cause. We noticed the spa cover had been left off following your stay also. It does need to be put back on the spa between uses to help it retain its heat. Thanks
