Designed by award-winning architects and finished with contemporary New Zealand artworks, it’s a rare home where space, landscape, and comfort come together naturally.
The Space:
Mawhiti is arranged as a series of warm, light-filled pavilions, all connected by covered walkways and oriented toward open water views. Natural materials, high vaulted ceilings, and minimal, beautifully considered interiors create a calm atmosphere from the moment you arrive.
The main living pavilion is the heart of the home. Large sliders pull back to the deck, giving you an open connection between indoors and outdoors. The lounge offers generous seating and a feature fireplace, and the kitchen is fitted with quality appliances plus a full scullery tucked behind for extra prep space and storage. It’s an easy place for long lunches, relaxed dinners, and simple mornings with the doors open to the sea air.
Each of the four super-king bedrooms sits in its own quiet wing, with an ensuite and private courtyard or deck. Every room opens directly outside so you can wake to soft morning light and settle in at night with the sound of the tide below. Throughout the home, New Zealand artworks and sculpture, including pieces by Anton Forde, sit naturally within the architecture.
The outdoor areas are designed for effortless island living: a wide entertainment deck for BBQs and sunset wine, sheltered corners for reading, and a private path leading down toward the quiet beach below.

Guest Access:
Guests have full, private access to the entire home, all decks and courtyards, the outdoor entertaining areas, and the path that leads down to the quiet beach area below. Parking is available at the property, and early check-ins or late check-outs may be possible on request depending on same-day bookings. Helicopter landings can also be arranged on request.
The Neighborhood:
Mawhiti is only a few minutes from Oneroa, where you’ll find some of the island’s best cafés, relaxed daytime spots, dinner restaurants and wineries.
For breakfast or coffee, Wai Kitchen offers a reliable brunch menu with views over the bay, while Akito serves modern, plant-focused dishes and excellent coffee.
If you’re heading out for lunch, Solar Eating House is a relaxed daytime option with a sunny outdoor garden area, and Wai Kitchen also serves lunch with the same easy, coastal feel.
For dinner, The Oyster Inn serves fresh, coastal dishes in a relaxed dining room overlooking the water. Fenice, just along the village strip, offers comforting Italian classics including pizza and pasta.
Mudbrick and Cable Bay are both close by for guests wanting vineyard dining with sweeping views and premium wines.
The Heke is also nearby, offering casual food, a brewery, and a large garden setting ideal for relaxed afternoons or dinners.
Getting Around:
The nearest bus stop is in Oneroa Village. Buses run regularly around the island and stop at all major wineries including Mudbrick, Cable Bay, Tantalus, Stonyridge, and Te Motu. Taxis, hire cars, e-bikes, and scooters are easy to arrange, and parking is available at the property.
