About this property

Mawhiti - Architecture & Beach Access Near Oneroa

Summary:

Designed by Stevens Lawson Architects and set above the Hauraki Gulf near Oneroa, Mawhiti combines uninterrupted sea views, a private path to the beach and four equally appointed super-king suites, each with an ensuite and private courtyard. Connected pavilions, expansive indoor-outdoor living and notable New Zealand art make this secluded estate especially well suited to groups travelling together.

The Space:

Mawhiti is arranged as a series of connected pavilions, linked by covered walkways and positioned to make the most of the sea views, natural light and coastal setting. Vaulted ceilings, extensive glazing and natural timber give the home a strong architectural identity while keeping the atmosphere calm and understated.

The main living pavilion forms the centre of the property. Floor-to-ceiling glass and wide sliding doors open the interior to the deck, creating a continuous connection between the living spaces, lawn and Hauraki Gulf. The lounge is arranged around an open wood fireplace, with several indoor and outdoor areas available for gathering or spending time separately.

The kitchen is designed for group stays, with quality appliances, a generous central island and an extended scullery providing additional preparation and storage space. The adjacent dining area enjoys uninterrupted water views and opens directly to the covered outdoor living area.

Contemporary New Zealand artworks and sculptures are displayed throughout the home. The architecture was also designed to complement the Gateway Pavilion, an architectural installation originally created as New Zealand’s submission to the 2012 Venice Architecture Biennale and later commissioned for Sculpture on the Gulf in 2017.

Four large, equal-sized bedroom suites are positioned in separate wings, providing excellent privacy for couples, families or friends travelling together. Each bedroom has a super-king bed, its own ensuite bathroom and direct access to a private courtyard with a sea outlook.

Outdoor living is central to the property. The main entertainment deck provides space for shared meals and relaxed evenings, while smaller sheltered courtyards offer quieter places to read or enjoy the view. Lawns extend toward the coast, and a private path leads from the property to the beach below.

Guest Access:

Check in is from 2:00 pm and check out is by 10:30 am. Early check in or late check out may be available for an additional fee and will be confirmed closer to your stay.

Helicopter access can be arranged on request and is subject to conditions and prior approval.

The Neighborhood:

Mawhiti is set in a secluded coastal position only a few minutes from Oneroa Village. The village is Waiheke’s main hospitality and shopping centre, with cafés, restaurants, galleries, boutiques and essential services overlooking Oneroa Bay.

Mudbrick Vineyard and Cable Bay Vineyards are a short drive from the property, offering vineyard dining, tastings and harbour views. The Heke is also nearby for relaxed dining and locally produced drinks.

The location allows guests to spend the day exploring beaches, vineyards and village dining before returning to the privacy and open coastal outlook of the property.

Getting Around:

The closest bus services run through Oneroa Village and connect to the Matiatia passenger ferry, Palm Beach, Onetangi, and the island’s main vineyard routes. Buses stop near most major wineries, including The Heke, making it possible to explore without driving.

For guests with a vehicle, parking is available at the property and access to Oneroa and the island’s main routes is straightforward. Taxis, private drivers, hire cars, e bikes, and scooters are all available on the island.

Other Things to Note:

Mawhiti is an environmentally considered home designed to work with its coastal setting. There is no air conditioning. A Dyson Hot + Cool fan is provided in each room, and the main living pavilion has a wood-burning fireplace for cooler weather.

We recommend closing exterior doors around dusk, when mosquitoes and small insects are more active. Guests who prefer to leave doors open during warm evenings should keep unnecessary interior lighting to a minimum, as lights can attract insects.

Self-catered supplies

This is a self-catered holiday home. A starter supply of toilet paper, coffee, tea and milk is provided for arrival. Guests are responsible for purchasing any additional supplies required during their stay.

From 1 June to 30 September, a starter supply of firewood is provided for the indoor fireplace.

My husband and I stayed at Mawhiti for our 16th Anniversary. It is a very nice property located in a secluded affluent area with incredible views. We drove into town on our first day to purchase items for light continental breakfasts, but enjoyed most meals out while exploring the island. We were very impressed with the quality of the food that was available in the local grocery stores. . especially the produce and dairy products!Back to the property . . .The layout of the home is very nice. Each bedroom has a beautiful view from the main area and in the bathrooms! We appreciated the comfort of the beds and the luxury bedding. We want to mention that the property is advertised as having Air Conditioning, but this is not true. The house did get very warm during the day and we were there during a mild summer month. There are no ceiling fans, so we had to keep the doors and sliders open to capture a breeze. There are small Dyson floor fans in each bedroom, but they just didn't cool the rooms down enough for us, making sleeping a bit uncomfortable.Overall, I would say, if you're considering this property, don't hesitate! It is a lovely place to relax. We would book again when visiting Waiheke.
