Then The Brookie is the home for you. With five bedrooms and four full bathrooms, as many as 16 beach-loving guests will enjoy every second of their stay here. Decorated in contemporary furnishings and outfitted with special touches including stainless steel kitchen appliances and three stories each with a private waterfront balcony, this home will have you feeling relaxed in no time. An outdoor gas grill calls for evening cookouts in the summertime. The luxe master bedroom, located on the third floor, has its own wet bar, balcony access, and spa-like en-suite bathroom. Who’s ready for their vacation? To make vacations here even sweeter, guests enjoy complimentary seasonal beach service during the season. The beach is your backyard, and a stretch of private shoreline awaits! In addition, guests in Frangista Beach will be able to enjoy the neighborhood’s community pool for some extra fun under the sun. This hidden oasis offers a welcome respite from the hustle and bustle of our charming beach town, but when you’re ready to venture out, a world of excitement is waiting for you. POOL HEAT-The private splash pool can be heated for an additional $55/day plus tax or $385/week plus tax. Pool heat is charged for the entire length of stay. Pool size is 6.5 x 5.5

Parking available for up to 4 vehicles depending on size (including rented golf carts). Additional parking is not available in the neighborhood but is available off site. $100 daily fines will be issued to guests by HOA if more then 4 vehicles at the rental home. RV's and Trailers cannot be parked at the home; no weddings; no tents or canopies allowed on beach per HOA restrictions.

The Brookie summer 2025

Great views of the beach! The three levels allowed privacy for everyone. My husband has Parkinsons so the elevator made it possible for him to move around. A wonderful week with our grandchildren who loved the splash pool! Hector was amazing thru the whole process. We would definitely book the Brookie again

Perfect location

Awesome location right on the beach and walking distance to beach restaurants & bars, shopping and other activities! View from every level of the home was amazing! The way the home is set up is a little quirky but we loved it nine the less!Big plus was the management company. They were awesome, quick to respond and always very courteous! Special shout out to Hector and Patrick, they went above and beyond fulfilling our every need!!!

I really appreciated the communication including emails and phone calls from the Frangista Beach team. We did not have any issues but I am confident that they would have been handled in a timely manner. The only thing that would have made it better would have been access to a pickleball court nearby!

They gave me notices leading up to the date about planning my vacation and what was available for restaurants and activities to choose from. The house is right on the water. The only drawback is the parking which is real tight for 4 autos. The street is hard to get out on. Overall I would recommend the rental experience to my friends.

The house has such easy access to the beach. We enjoy the availability of the elevator. This was the first time we have had the washer and dryer on the first floor and loved it! Both the 1st and 3rd floor masters have small refrigerators which was lovely. Also all the appliances were updated and we really enjoyed the ice machine in this one! We will definitely stay here again!

We stayed right on the beach which was perfect for 5 babies . Loved the morning view of the beach each day. The large ice maker was also so nice. We did not use the elevator but will on the next trip . The 4 king size beds were perfect and the bunk room was great!The main coffee pot did not work but we had the other 2 so all was fine .Will be back next year !

Overall, I do not recommend this vacation rental. Reviewer Comments: 9:00 AM check out is totally unreasonable. Ruins the last night and morning. AC on first floor did not cool the floor. Two hot bedrooms. First floor patio door continuously came off track making is impossible to open/close (had to get maintenance out four times) and rendering the hot-tub and first floor patio essentially useless. Had to go around the street side to access the beach. The cost for chairs and I’m fella rental is outrageous and the “no canopy@ policy on Frangista beach is unreasonable.

Frank, thank you for taking the time to share your review, and we are sorry to hear your stay was not satisfactory. Our checkout time is in our rental policy but we do try to accommodate a later check out upon request when available. The 9 am check out was established to allow sufficient time for a proper cleaning of the home and repairs to be performed before the next guests arrive. The complimentary beach set up is provided by the homeowner and any additional chair set ups are through an independent company. The no tent or large canopy rule was established by the HOA. We do apologize for the door issue and it now has had a complete repair and the hvac was checked as well. We genuinely appreciate you and your guests staying with us and if we can be of assistance in the future please let us know. Frangista Beach Properties

I absolutely loved that the kitchen had an under the counter ice maker!!!! That was one of my favorite things in the entire house, all vacation rentals should have one. I have just a few minor complaints, our door to the master suite on the third floor wouldn't lock. The patio furniture on the main floor balcony was nice but it was way oversized for the balcony and made it hard to sit out there and enjoy the view at times. Also, there were little sticky bushes at the bottom of the steps leading to the beach. They were soooo painful if you got pricked by one. The neighbors to the left of us had small kids and they were constantly getting hurt. I felt so bad for them. Overall we loved this rental and will highly recommend it to everyone!!!

Hi Jaime, thank you for the wonderful review! The additional icemaker is definitely a bonus at the beach!! We will immediately look at the locking mechanism, thank you for letting us know. We did have smaller furniture on the beachside decks but the salt air caused them to rust and stain the tiles so as with most of the beachfront homes everyone has moved to using Teak or Polly Wood which is a larger product but the decks do look more appealing now. The sticky plants on the dunes are called "Sand Spurs" which thrive along Florida's coastline. They are prickly but native to Florida.
