The river, boardwalk, gazebo, fishing dock and fire pit are well within 100 feet of the front door. The boardwalk is the perfect setting for a casual stroll or a place to sit and look out across the estuary to the lush green mangroves. The Indian River provides a rich environment for visiting the dolphins, manatees, and sea turtles you’re likely to see. And with a mix of palm trees, sprawling southern oaks and hedges of blossoming oleanders, you’ll feel like you're living in old Florida.
It’s very peaceful here while also centrally located smack dab between historic Canal Street’s galleries, shops, and restaurants and Flagler Ave with its fun-loving beach shops, nightlife, and drive-on beach. You can take a leisurely 5 minute walk to Merk's for food, drink and pool tables or take a 10-minute walk to Outriggers Marina & Restaurant, where you can sit outside by the water, and enjoy one of their tropical specialties. Or walk 15 minutes to Canal Street’s historic district with shops, restaurants, and craft brewery. The quaint town of New Smyrna Beach offers year round activities including a monthly Wine Walk, Saturday Farmer’s Market, and art shows-all within walking distance. The famous wide sandy beach with drive-on access is within biking distance-less than 2 miles from front door to toes in the ocean.

The newly renovated 1BR/2Bath townhouse is decorated with an eclectic mid-century vibe. The 1,000sf is spacious with an open floor plan and cathedral ceiling. Then outside there’s more private space-a huge sunny patio with 240sf accessed from the living room, kitchen or bedroom. Bask in the sun while enjoying the teak sectional seating, pub table and large charcoal grill.
The expansive living room provides plenty of room to relax with an open floor pan, 2 full-size couches, a rocker/recliner, and a versatile modern futon. An architect’s touch are evident in the propeller coffee table, chrome arched lamp, and choice of wall art. The living room sports a 50” flat-screen TV with wifi access to Netflix, Hulu, and HBO (sorry no cable service). The dining room is large and offers an expandable teak table with sliding leaves. There have been many upgrades provided from stainless steel kitchen appliances, vinyl wood flooring throughout, and kitchens/bathrooms with white quartz countertops and glass tile backsplash.
We love to cook and our kitchen cabinets are fully stocked with dishes, pots, and pans, utensils and small appliances, like toaster oven, kitchen-aid mixer, blender. Enjoy grilling on the large charcoal grill located on the patio just outside the kitchen glass sliders.
The master bedroom suite includes a clean comfortable king mattress, ample storage (2 large dressers and 2 closets) and ensuite bathroom with combination tub/shower. A sliding glass door in the bedroom leads to the sunny patio A tv monitor is set up in the bedroom if you want to mirror from your personal laptop. Please note the tv in the bedroom is not connected to WiFi or cable. The second bathroom is accessed from the living room and has a combination tub/shower and linen closet. There’s also a dedicated laundry room within the townhouse with full size washer and dryer.
Why We Love It Here
There’s a perfect balance here between maintaining one’s privacy and having access to glorious Florida sunlight thanks to transom windows in the living room and a fenced in patio accessed through 3 sliding glass doors. Each slider provides easy access to the patio from the kitchen, dining room, or master bedroom, making the patio the perfect spot to sit in the sun with a morning coffee or afternoon cocktail. Sun worshipers will appreciate that the fenced patio allows privacy without blocking the vital rays of the sun. Double walls between townhouses means you’re not likely to hear your neighbors next door and they won’t hear you. There’s a designated parking spot located right in front of door and lots of guest parking.
This is a relaxed community on the Indian River, with a boardwalk along the natural shoreline dotted with palm trees and the occasional egret.
Please note: Condo rules limit renting to a one-month minimum. If you wish to bring your dog, we are open to discussing the possibility. Sorry allergies mean that cats are not allowed. Our dog's favorite outings include the Smyrna Dunes Park (entrance fee) and Buena Vista Park (closer to us and no fee).
