Ocean Front Building - Heated Pool - Spacious 2 BR / 2.5 Condo - Family Friendly
CDM-23 ... known to us as 'Kerry's Dream' .... is larger than most ranch homes. It doesn't feel like your typical beach condo. Plus, the unit has been continuously upgraded.

The Master Bathroom, Guest Bathroom and Powder Room have all been upgraded / modernized as of November 2024. Also, new paint throughout the unit.
Kitchen has been upgraded with Granite Counter Top and Breakfast Bar.
Also NEW as of September 2022 ... we have installed new Karndean luxury flooring in the LR and DR areas.
We are a mere 5-minute walk to the historic Flagler Avenue ... where you can find shops, restaurants and bars. Arrive at CDM ... then park the car. Life is much easier this way.
But when you do need provisions, we also are only about 1/2 mile off of Rt. 44 where there is a Publix supermarket, liquor store and drug store. There are several trendy restaurants in that area also.
Please note that as we say in the "Summary", our unit is 2 Levels (2 Floors). And our lower floor is up one flight of stairs from ground level. Our lower floor has the kitchen, dining room, living room and a powder room. Our upper floor has the 2 bedrooms and 2 full bathrooms. There is a common coin-operated laundry down a few units from ours.

My daughter, granddaughter and I stayed for a week and enjoyed every minute! We love NSB and this location was perfect to walk into town or out to eat. The unit was exactly as listed and had everything we would need. The beach is great for walking and the pool looked right out at the ocean. We would definitely return!
Clean, comfortable and well appointed. Best location in NSB and super communication from owner. Property manager also very friendly and helpful. Best place to make family memories!

This location is perfect for a low-key family vacation. The pool and grounds were very clean. The condo was very clean, and the kitchen was well-stocked with cooking apparatus. There were beach chairs and beach toys for the family to use. Very well laid out and very peaceful. This was a very enjoyable stay.
This property was just as described. Location a huge plus I really enjoyed the pool and the beach access. We stayed with four adults and two children. We had plenty of room and the extra bathroom on the main floor was a benefit. Both the host and on-site manager were excellent to work with.
There is the Ocean beach walkway right on the beach. While on the beach it is only a 4 minute walk to Flagler Ave. The rooms are clean with plenty of room. The boogie boards and chairs are great amenities. Definitely would reccomend and stay here again.

WONDERFUL!!!
This place was perfect! Great location, close to Flagler. Great homey feel with everything we needed! PLENTY of room for three adults and two kids +. Highly recommend! Right on the beach with a pool overlooking the ocean! PERFECT!!! We will definitely be back! We didn't want to leave!

The condo was exactly what we needed to accommodate our family of 6 (4 teenagers). Plenty of room to spread out and great beds for sleeping! The grounds are so clean and well kept up-- we enjoyed every thing about our stay. Did I mention that the beacheside pool is a sparkling 8.5 feet deep? And the owner is very quick to respond and was fantastic to work with! Can't wait to come back.

More Than Expected !!!
We thought we we staying at a regular beach condo. But ... this one really was like home to us. Modern and large rooms. Great for us and the kids. And we were so close to all the action on Flagler Ave. Thanks.

Convenient, Great Value, Great Location
Great Value for our Family. 2 Adults, 4 kids fit comfortably in the condo. Direct access to beach, with direct access to pool. Easy walking distance to Flagler, and very close to Publix and other restaurants, shops, etc. Condo is not luxurious but very comfortable. Bedding and furnishings were quite comfortable. The owner is nice and responsive. He allowed us to extend our visit by one day, since we did not want to leave. Overall, I would definitely stay again.

Overall, Len was extremely easy to work with. His instructions were detailed, clear, and easy to follow. It was a little odd not having staff available around the clock, but it was also nice not being bothered by lots of other resort traffic on the property.
Just a note for others considering renting here: it's not a hotel or resort. There is no one to bring you extra towels, trash bags, paper towels, etc. So if you are accustomed to using hotel staff for those kinds of needs, this is not your place. This is a more independent experience, and while that might not be ok for some people, we enjoyed the peace and quiet. The entire property was low key, quiet, and zero traffic.

This was our 2nd stay with Len at this location. Obviously we would not have returned if we didn't like it. We had a very similar experience as the previous year.
Pros:
- location, location, location
- pool is not crowded
- check in is extremely easy, even if you arrive late
- independent feel, nobody from the facility bothers you
- Len helped us out on the last day regarding our checkout (very appreciated)
- parking is convenient, even if you have a guest visit
Cons:
- very few disposable supplies
- beach towels can't be used at the beach
- some parts of the unit could use an update
Again, we wouldn't have come again if we didn't like it, but the first time we only stayed a few days and this time we stayed for a week. During our short stay last year, we didn't really run out of things. This year we did. That meant we had to buy toilet paper, paper towel, dish soap, hand soap, etc. To be fair, the listing did say it included "startup" supplies and that was true. Unfortunately, we had to buy things that we feel are basic amenities, especially given that we were flying to Florida from the other end of the country. Beach towels are in the same category. It's tough to carry large towels across the family for an entire family. As for the unit, it is as-described and fully functional. Some parts are updated, but things like the bathrooms appear to be very original and/or old and leave a little to be desired.

I traveled to NSB with my daughter and 3 granddaughters, ages 7, 5 and 3. This condo was very well equipped in the kitchen. Lots of sand toys and beach chairs (yeah!!) in the closet. Loved the 2 stories as the adults could watch TV downstairs and the kids could watch upstairs on the bunkbeds (a BIG hit with the kids). Good selection of pool towels and a rack to dry them on. Lots of chairs on the balcony.
Complex is immaculate. Beautiful pool, lovely patio furniture in excellent repair, gas BBQ. Pool is a bit sheltered, which was good because we had VERY windy days during our stay. Designated parking space.
An EASY walk to Flagler Ave, either on the beach or on the sidewalk. Our 5 year old did it with no complaints.
There's a small park a couple of blocks away with swings and a jungle gym. An easy 15 min walk to the Publix grocery store. This complex is on the drive zone of the beach.
2 negatives, which will not discourage us from coming again. First, you need a key to get into the pool area. You also need a key to get out. There is no bathroom at the pool. When the 7 year old needed to go, we couldn't just send her with a key, because she couldn't get the key to work. Secondly, there is no in-unit washer/dryer, but there IS a pay washer/dryer at the complex. We would have likely washed the towels midweek, if the W/D was in-unit .
Owner was very helpful. On-site manager, Parris, was so nice and helpful!
The resort is in an older but well maintained property. The unit is close to the street so there is some street noise but it’s not terrible. We liked that each unit had its own assigned parking space. We also loved the fact that the downtown area is only about a 10 minute walk. The resort is on the driving part of the beach which can get pretty congested but if you walk 15 min in either direction it calms down. The unit itself has been updated and is furnished really nicely. The kitchen is well stocked and you can literally make anything you want with all of the pots, pans, etc. There’s a large screen tv in the living room as well as tvs in each bedroom. There is a balcony but it overlooks the parking lot next door with just a slight slight of the ocean at a distance. The pool area is really nice and the pool water was warm. There is also plenty of seating around the pool. I’m not sure if the dredge pump and pipes are still laying across the length of the beach but they do detract from the natural beauty of the coastline. Unfortunately there’s nothing you can do about that if you stay anywhere on this stretch of beach.We enjoyed our month long stay at this resort and felt that it was a good value.
Everything was what we needed. I just wish they had a washer and dryer, which I know the properties do not have in their units, but always miss that when you are traveling with kids. Location for us was great as we love Breakers!
I'm a structural engineer and have done design work for both nuclear and fossil power plants. I'm semi-retired and now have time to devote to improving our vacation properties in New Smyrna Beach. I enjoy golf, sailing and working out. I do what I do so that my kids and grand-kids can enjoy life with me.

CDM is right on the beach, is very well maintained, small and not over powering AND within easy walking distance to Flagler Avenue. When we are there we rarely use our car .... other than to drive to the many great golf courses in the area.
