A 4 bedroom, 3 bathroom, spacious (210 m2) Villa in countryside on Lustica peninsula. Built in 2011, Villa Aberdeen offers modern, comfortable accommodation with private swimming pool, large 600m2 backyard, and covered outdoor dinning with barbecue. High backyard fence provides privacy and security. Guests will enjoy convenient location for a relaxing Mediterranean holiday: Villa Aberdeen is around 1-2 km from the south-facing Adriatic sea coast, with dry, warm climate and ample sunshine.

This 4-star Villa is surrounded by Olive orchards and unspoiled Mediterranean nature, with a 16th century historic church 100 m away. We are located in a quiet street with few holiday houses, and with easy access to Lustica ring road (3E National scenic road).

The whole Villa is rented exclusively for one guest, and we recommend up to 8 adults in a party. There are additional beds for small children. Guests will find that Villa is well equipped for a relaxed and quiet seaside holiday.

There are 3 bedrooms on the first floor. Two bedrooms have exit on a west-facing terrace, and 3rd bedroom has an-suite bathroom. One bedroom is furnished with a spacious work desk. Modern air-conditioning is available on both floors. Ground floor provides specious lounge/dining area with table for 8, and bedroom 4.

Water supply is private, sustainable and reliable: Rainwater is collected from the roof and stored in the cistern beside the house, which is re-filled by tankers, as needed, during summer season. Guests should bring drinking/cooking water supply.

The owners live in Scotland, while a local propert manager and agency will ensure that guests are comfortable 24 hours a day.

We keep two Giant road cycles (one is size L and the second is size M/L) with clipless pedals in the Villa. Guests are welcome to use these bikes and enjoy cycling in Montenegro if they bring clipless cycling shoes and are experienced with road cycling (Insurance does not cover use of bycicles).

Villa Aberdeen is located within walking distance from Zanjic and Miriste beach (2-3 km walk or 5-6 km by car). Recently developed, high-end Lustica Bay complex with modern dining/shopping/entertainment is around 12 km towards east. On the peninsula there is a range of small businesses offering local produce, services and sport activities on Lustica. Guests will find all the information in the sheets and brochures in the Villa. Shops are 10km away, but there is also a “mobile market”, daily serving all villages on Lustica.

For those looking for access to major Montenegro coastal tourist towns: Kotor is 21km, Tivat is 23km and Budva is 35 km away.

The driving distance to Tivat airport is 21 km . Transport from the Tivat airport can be arranged by the property manager on request. Podgorica airport is 90 km away (1.5 hours).

Located at the entry to Boka bay (3 km away from Villa) Rose is a local port, beach and tourist hub with many visitors during the season. There are regular hourly (less regular outside season) taxi boats between Rose and town of Herceg Novi and there is a connecting local taxi from Rose serving all villages on Lustica. Herceg Novi is 30 km from Dubrovnik airport. On the way to Rose, multiple viewpoints offer fantastic views of the UNESCO world heritage Boka Bay and Croatian Prevlaka peninsula.

The nearest Turist information offices (registration for foreigners, 10:00-16:00) are at Miriste beach (3 km away) and at Rose (5km away).
