Elegant villa with exclusive swimming pool for 28 persons, in 14 double bedrooms with ensuite bathroom, TV and safe. The outdoor areas feature a large fenced garden, 2 gazebos, barbecue, table football, a basketball hoop, ping pong table, a trampoline, a furnished loggia for outdoor meals and a small relaxing area. The villa also has internet, a spa with a Jacuzzi for 10 persons, a steam room, a sensory shower, a sauna and a relaxing area. All the bedrooms in the villa have air conditioning. The apartments are equipped with air conditioning in the living area.

Outdoors and Swimming pool
The outdoor area features a completely fenced, well-kept garden with plenty of flowers, cypress trees and a lawn which will immerge you in the valley’s nature. The illuminated swimming pool is 10 metres by 5 with a depth of 1.4m and is right in front of the house. Guests can also use two gazebos, two furnished loggias, a portable barbecue and comfortable sunbeds. The poolside sunbeds, the outdoor shower, the two furnished gazebos and the loggia with living area with offer plenty of ways to relax outdoors. There is also a trampoline, table football and a basketball hoop. The large covered terrace is perfect for lunches and dinners in case of bad weather. Parking within the property.Interior
The villa is made up of three sections, one central and two lateral ones.
The central section (for up to 14 persons) is accessible via a ground floor entrance. A ramp of stairs leads down to the living room with a fireplace (internet TV), a spacious dining room with direct access to the garden and to the furnished loggia, a well-equipped kitchen, a spa with a panoramic view, a steam room, a sensory shower, a sauna, a Jacuzzi for up to 10 persons (which is available only if booked at least 2 weeks before arrival), a relax area, and two small bathrooms. This floor also has 2 double bedrooms, each with ensuite bathroom with shower and direct outdoor access, and one double bedroom with ensuite bathroom with shower.
The entrance leads to a first floor staircase with 4 double bedrooms, each with an ensuite bathroom with shower. All the bedrooms have air conditioning, internet TV, and a safe. There is also a goods lift for suitcases.

Right wing
The ground floor features an apartment with living/dining room with cooking area and portable air-conditioner, one double bedroom, one bedroom with two beds, and two bathrooms with shower.
The outdoor staircase leads to the first floor, with a living/dining room with cooking area and air conditioning, one double bedroom, one bedroom with 2 beds, and two bathrooms with shower.

Left wing
On the ground floor is an apartment with living room/lounge area and portable air conditioner, 2 double bedrooms, each with ensuite bathroom with shower.
An outdoor staircase leads to the first floor with a small apartment with living/dining room with cooking area and air conditioning, one double bedroom with bathroom with shower.

Location
The farmhouse is at the outskirts of the town of Poppi, on a hill with a great panoramic view of the surrounding countryside.

Services
The price includes bathroom, bedroom and kitchen linen (changed weekly), internet, electricity (but air conditioning is not included), water and gas (but heating is not included), three high chairs and three baby beds. The spa is to be paid for at the property (300 euros/day or 1000 euros/week). Upon request and to be paid for at the property: organized dinners and hired help.

Important information
Swimming pool available from May 1st to September 30th. The spa (open from 8.00 a.m. to midnight) is to be paid for at the property. The Jacuzzi is available only if booked at least 2 weeks before arrival. There is a provincial road just in front of the property. For groups of more than 20 people the amount of the tourist tax will be reduced by 50%.Activities and distances
The farmhouse is the perfect starting point for exploring the typical food products and all the small hamlets and monasteries in Casentino (like La Verna and Camaldoli) and the entire Valdarno area. The property is about an hour’s drive from the cities of Arezzo, Florence and Siena.
50 meters bus stop, 600 meters Poppi's historical center (grocery stores, restaurants), 2 km Ponte a Poppi (supermarket, pharmacy, train station), 8 km Bibbiena, 35 km Arezzo, 65 km Florence.
