The property lies 100km northern of Rome in a very quiet and wooded area, it is the ideal place where to spend a relaxed and pleasant holiday. There aren’t other houses nearby so it’s a great property if you search quiet and privacy. It's a typical Umbrian country house that has been renovated maintaining the original characteristics. It is immersed in the trees and has several outdoor spaces to enjoy the peace of the surrounding forest. It features a large garden of around 10.000sqm and completely fenced, private pool, 2 E-bikes. The main house suitable for up to 6 persons and the dependance suitable for 4 persons. So it's suitable for up to 10 persons + babies (1 baby cot and 1 high chair available). The whole property is for private use of the tenant, house/dependance/garden & pool are not shared with any other person. The property lies in southern Umbria (not far from the border with Lazio and 100 Kms northern of Rome), in an area rich in nature and tourist attractions. Great place also for those who love mountain biking or trekking in the uncontaminated Umbrian nature. Just outside the entrance gate of the property you can start 3 circular routes of 5-7-11 km. The pool is 15 by 7 meter and will be equipped with 8 sunbeds and some deckchairs. Shadow available under the trees
The main house has 3 bedrooms, 2 bathrooms, a well equipped kitchen with dining table, 3 living rooms. Two living rooms are on the ground floor, one with tv and one with fireplace, and another one on the first floor. Here is also a large desk, ideal for those who have to work (fast internet connection available through starlink). There is one bedroom with double bed on the ground floor. The other two bedrooms are on the first floor and have both air conditioning and double bed. At 40 meters from the main house you will find the depandance with double bedroom, bathroom with shower/toilet and a living room/bedroom with two single bed for children or teenagers. Next to the main house there is a terrace with gazebo and table/chairs for 10 persons. Nearby also a barbecue available. There is another terrace on the southern side of the main house, here you will find benches and a stone table. The dependance-pool area has a covered porch with table and some chairs. If interested it’s possible to have a cook for a dinner.
Supermarkets, baker/confectionary, bars and some other shops are available in the village of Castel dell'Aquila (at 2,5 Kms). Larger supermarkets are available in the village of Avigliano Umbro (6 Kms) and the town of Amelia (15 Kms). The nearest restaurant/pizzeria (also takeaway) is at 5 Kms just outside the village of Sambucetole. Recommended restaurants: La Gabelletta (outside Amelia on the road in direction of Foce), La Locanda del conte Nitto (in the old town of Amelia), Il ristoro del Falco (restaurant/pizzeria), Rapastella (natural kitchen in Amelia).
Access road:
Please note that the road from the asphalted road to the house (in total 1,7 km) is a gravel road, almost flat but there are a couple of short steeper sections. It’s not suitable for caravan’s-sport vehicles and low cars. The driver must have a minimum of familiarity with the car maneuvers.

There is a second living room with 4 sofa seats and smart TV 60 inch. 1 bedroom with double bed, 1 bathroom with shower and toilet. Separate laundry room with washing machine and extra fridge.
First floor (also with entrance): living room with 2 armchairs, open fire, desk. 2 double bedrooms with air conditioning, 1 bathroom with shower and toilet.
