Situado en la mejor playa de Cancún (de acuerdo con el Discovery Channel), rodeado de jardines ya pocos pasos de la hermosa agua turquesa. Está muy bien situado en el km 8. 5, entre el Hotel Presidente y el Hotel Riu, (anteriormente denominada Ambiance Villas) cerca de Punta Cancún, donde se puede disfrutar de la vida nocturna, restaurantes y tiendas. A poca distancia de Centro de convenciones, centros comerciales y restaurantes famosos como Hard Rock Café, Hooters, Rainforest Cafe, TGI Fridays, y otros. Discotecas conocidas del mundo como Daddy O de, Coco Bongo, Carlos y Charlies, La ciudad y mucho más.

Esta villa ofrece las comodidades del hogar además de las comodidades y servicios de un resort. Cuenta con dos dormitorios, cada uno con su propio cuarto de baño privado y balcón. El salón tiene un sofá-cama y el comedor tiene capacidad para seis personas, y se abre a una gran terraza con vista al mar. La cocina está totalmente equipada.
También hay dos restaurantes en las instalaciones con servicio de camareros en la zona de la piscina y la playa. Se trata de un complejo cerrado que cuenta con 24 hs. seguridad y aparcamiento privado para los huéspedes. El vestíbulo cuenta con Internet, escritorio de los servicios turísticos, lobby bar, mesa de billar, un gimnasio y un mini-mart.
Respecto de este ser su primera vez en México, no te arrepentirás, México es un país con mucha, mucha maravillas ocultas y Cancún es uno de ellos. Playas de arena blanca, aguas cristalinas, noches románticas del Caribe, hoteles de clase mundial, restaurantes y vida nocturna, de renombre mundial de la pesca, el buceo, el snorkeling y montones y montones de sitios arqueológicos para recorrer. Beautiful beach and great unit!

The unit was great- had everything we needed, (including a large jug of purified water!) including a fully stocked kitchen and full washer/dryer in the unit. The resort is very quiet, and on the best beach in Cancun. Had a few questions for the host the first day and he responded within minutes- super attentive and helpful. We will definitely be back! Thank you for a great vacation with our family!

Great Stay in Cancun

We really enjoyed our stay in this property. The accessible features worked well for us. We only needed to rent a shower chair to meet our needs. The location is perfect and the entire property is beautiful. Gerald was always quick to answer any questions I had. We would definitely stay here again.

Basic facilities in the rental property require adequate maintenance prior to renting to any family looking to have a pleasant and issue-free vacation. For example, 1. the water heater failed to operate for several days due an electrical issue that was not immediately addressed. 2. The showers in each of two bathrooms required immediate maintenance to improve safety and hygiene. 3. The odor and fungal growth in the showers was inadequate for renting the condo for any family looking to enjoy their vacation without having to deal with accommodation issues. Lastly, when a discount was requested for the inconveniences of dealing with a lack of hot water for a few days, dealing with unhygienic showers, and vacationing with shower fixtures (e.g. shower heads and toilet tank equipment malfunction) that were in poor condition, the response was to ignore the request for a discount and neglect to sympathize with a renter that was looking for a issue-free and relaxing family vacation.

We loved our stay. Love the resort without the crowds and the pool and beach. Enjoyed having the restaurant on the property, food was good and easy when you did not want to cook or travel out. I found the prices to be acceptable. Enjoy the exercise room. Glad you can purchases a 5 gallon jug of water downstair from the gift shop for less then 3 dollars as we drink a lot of water. We did walk to the store a couple of times it was easy walk. Everything you could possibly I need is within walking distance. Enjoyed evening window shopping on the main highway. We did a few days trips which they picked us up and dropped us off right at the resort gate. The beach was wonderful.... stress free with no waves which was a bonus with kids. Allie was a great host and on top of anything I asked about. I would not hesitate to recommend this place to friends and family.

Great Place to Stay in Cancun

My husband, adult daughter and I stayed at Beachscape for a week this March. We loved the spacious rooms, cleanliness and views of the nearby ocean. The grounds were beautiful and well maintained. The pool and beach areas were meticulously cared for and relaxing places to hang out. Several times we enjoyed the breakfast buffet that included many traditional Mexican dishes. Also people that worked there were very friendly and helpful. This was particularly true of the people working at their travel/excursion desk who went out of their way to find us the exact types of trips we were looking for.

Great Week in the Sun!

Our family of 7 (Mom, Dad, 3 young kids, Grandma & Grandpa) had a wonderful week at Beachscape. The condo itself was perfect for our group. The two separate bedrooms, large common area, kitchen and balconies provided ample space for everyone. It was also well equipped with all we needed for the week. We did not opt for the daily cleaning service, so the in-room washer and dryer were a plus. The property grounds were also well kept. Most days we enjoyed the pool and beach area and received very pleasant service from all members of the staff. The food options at this property were adequate for what we wanted throughout the day but most evenings we left the property and opted for dining choices off site. The location of this property made that very convenient as well. We utilized the public transportation all week which is located right in front of the hotel. The bus system is very convenient and easy to use. If you prefer the hotel staff at the front desk can quickly line up a taxi service as an alternative. The beach is wonderful, especially if you are traveling with young kids. The surf in this section of the hotel zone is much calmer and presents a more relaxing experience than other areas with bigger surf. Beachscape has a restaurant and beach services right on the beach making for a convenient day. I would recommend Beachscape and Gerald’s 2-Bedroom Condo. Gerald was very attentive to all of my questions throughout the booking process and leading up to our stay. Thanks for sharing your property Gerald. We had a great week!

Las mejores vacaciones

¡Nos encantaron los depas! Las villas están muy bonitas, el departamento súper bien, muy limpio, amplio, tiene TODO para cocinar, y lo mejor es que a pasos de la playa. Tiene dos balcones padrísimos, uno con vista a la playa. Está muy cerca de un KMART y un chedraui (cierra a las 5 pm) entonces nos quedo super cerca todo para poder hacer el super. El restaurante de las villas tiene comida DE LI CIO SA y a buen precio, les recomiendo comer ahí. La playa está hermosa, el acceso es rápido. OJO, por ser pocas villas la playa está casi sola, eso hace que esté mucho más a gusto.

Great ocean view condo

We stayed at this Beachscapes Villa condo for 6 nights. The grounds were well kept. Both the pool and beach area had ample opportunities for shade. There was lots of white sand to enjoy. The lock off is nice as it separates the two units such that our kids had their side and we had the other. There is a large outdoor patio facing the ocean where we spent a fair bit of time. There is a bus stop just a short walk from the villa. This property is well maintained with security evident and both the street and ocean entrances. We had our best diner out at the onsite restaurant. We found the food there of better quality and pricing than other nearby restaurants. Everyone enjoyed their stay.

Awesome Beach!

This was my first experience with any home rental website. I was somewhat apprehensive, but can now say that it was very easy. Alexandra was very nice and responsive. Our winter vacation was also a first. I now understand why people travel during the winter. The days spent by the beautiful blue waters and cool sand were unforgettable! A lovely breeze and waiters providing tasty cocktails and food at reasonable prices was a plus as well! I found the unit do be stocked with good cooking utensils to suit our needs. The main balcony was wonderful! It is so large and open. We watched the New Years Eve fireworks from there. That really made the unit special. I would say the only negative thing I can say is the beds are a bit too firm, but we were so tired when we returned from our day we managed to get a good nights sleep. Towel service is something you have deal with yourself, since this is an owner rental. I would definitely rent this unit again! Perfect location!

Loved our stay, best beach in Cancun

We planned a family vacation to Cancun in July and this suite was perfect for everyone. The view is beautiful, the furniture is comfortable, and the owners are kind and informative. This was my first time using Vrbo and I was not nervous at all about the room because the owners answered all of my questions, and responded quickly. We will definitely be back (hopefully sometime soon) and we recommend this suite to anyone looking to stay somewhere comfortable and by the best beach in Cancun!

We were a family of four staying in Cancun for the first time. It was a great vacation for many reasons. The condo was perfect for our needs. Plenty of room for all of us. The bedrooms were comfortable, bathrooms clean. The kitchen was well equipped, the outdoor eating area was outstanding. We lived out there! The facility was clean and safe. We enjoyed the beach, the restaurant, the gym, and the pool area. The condo was within easy walking distance of a nice grocery store. We also had an easy time using the local bus system to go all over the area - even exploring Playa del Carmen by bus. Lots of night time entertainment for the young adults, and great restaurants. Easy access to Isla Mujeres. We would highly recommend this condo for families or single adults. Great location and great condo.

Worst Experience I Have Ever Had Renting Vacation Homes

I rent lots of vacation homes so I have seen the good and this time the bad. I am writing to serve my fellow renters. Upon arrival - getting a strong electric shock touching the bathroom sink water. To owners credit they did have a repair made to the water heater. Problem is NOT resolved and we still got shocked after the repair. The unit does not have the "electric bonded to the cold water pipe". Look it up. DANGEROUS - In a lightning storm you can get electrocuted. Patio door lock was broken with piece of wood keeping the door closed. Owner had a very negative attitude when reporting this major security issue but did have it fixed. I offered to email photos of "smaller items" that may cause a renter to not come back. Owner replied "You can go ahead and move out now and I will refund the days you have not used". Obviously I did not continue to try any further for fear of getting evicted and being in a foreign country. Patio wall light - fixture hanging out with exposed hot electric connections that could electrocute a child. Balcony ceiling light fixture - exposed hot electric wires hanging out. TV audio buzzing. Must turn volume up all the way to even hear the TV. Told owner but they did not fix it. DVD player randomly stops and then stopped working all together and I could not get my $20 movie out. Shower head - Don't adjust direction of water or shower head and pipe fall off and hit you in the face. Don't sit down fast on couch - you will break your hip on wood frame with the wore out cushions. Bring batteries for remotes - owner did not change them between renters. Two of the kitchen lights burnt out and ceiling bulb in LR hanging with hot wires exposed. Bring your own trash can, owner only provides a tiny desk can. Bring your own trash bags, dish soap, dish scrubber, Tupperware and all sorts of small comfort of home items you find in all other VRBO homes. Don't plan on being able to clean the floor - no vacuum or mops. Etc. Finally, I lost the key .. We all lose our keys sometimes. The hotel did not have a second key!! Security had to help me break into the condo at 3 AM! THEN I find out from the owner that hotel administration actually DOES have another key but the front desk does not know about it. Oh and on top of everything else owner had the nerve to charge me for a replacement lock for SECURITY REASONS!! These owners are obviously not committed to serve us renters so don't ruin your vacation by renting this home.

From day one Mr. Scalone started complaining about one thing and another, and although we responded immediately to his complaints, some things we had no control over, such as the "tv noise", which was a problem from the local cable company. Other things he mentioned we had never had an issue with. Then we were informed that at 3am he removed the front door because he lost the keys and he was upset we only gave him one set of keys for two people. After a series of more complaints, we decided to offer him a refund for the unused portion of his trip, being that he was so unsatisfied and didn't seem to be pleased with solutions we offered. He said he was fine, apologized for his continuous complaining and said he would finish his stay. He even praised our condo saying that " it was a very nice home", and requested we give him an extended check out time. We realized there are guests (and owners) of all types, we always try to accommodate and absolutely respond diligently if ever there is an issue. In this case, we believe Mr. Scalone may have very well had an agenda beforehand, and was angered more so when we charged him for the replacement of the door locks, broken items and stained linens. It is our practice to make sure our guests are safe and comfortable in our condo, although this was an absolutely difficult case to accommodate. In sum, we have been renting our condo since 2006, and we have nothing but excellent reviews from our guests. We strive to go the extra mile to have and fulfill our guests needs and/or dreams while they are in our condo. Sincerely. G. Hoyos

Love Beachscape!

We have stayed at Beachscape numerous times in the past 12 years. We started staying in this unit about 4 years ago. We are a family of 4 with 2 teen children and this unit is perfect for us. The beach here is fabulous!!! Best in Cancun, soft white sand, almost no waves. Especially great for young children. We NEVER stay in all inclusives there are sooo many great places to eat in Cancun!! There are several options right across the street from Beachscape. We have always had fantastic results renting this unit! Have fun, you will love Cancun!

Can't wait until we can return

Our second time staying in this unit and we will return again and again. Can only echo what everyone else has said. If you are looking for the perfect beach, this is it ! Having visited many restaurants in the Hotel Zone, the restaurant here is just as good and only a fraction of the price of the other, more well-known, restaurants. The drinks are also more reasonably priced. Brought the college and high-school aged children this time. There is very good security on the property, so didn't worry a bit when they hung out at night and the parents stayed in the condo. This is the sort of property that is small enough that the staff recognizes you and you will never have that crowded-in feeling, even when the hotel is fully booked. The condo has everything you will need, including very attentive owner-managers, always quick to assist with any questions you may have. We cooked many of our meals in and found the kitchen equipped with everything we needed. The small market across the street has much of what you will need, but we also managed the bus system to find a larger market in downtown Cancun. Quite easy ! Almost hate to share how wonderful this condo and complex are because want to be able to return many more times and not find it already booked. But, can't keep a good thing to ourselves. Enjoy !

Great property!

This condo is in a great location - a 10 min walk from the nightlife or a 10 minute bus ride to all the shopping. There is a ferry port not too far either, for a great day trip to Isla Mujeres. The beach is practically out the back door, very clean and of course gorgeous crystal clear water. There is a travel agency at the front desk, and the clerk there was always helpful. The rest of the front desk and staff were also very helpful and friendly! The condo itself was very suitable for us 3. There was in interior dining table for six and the outdoor table also sat six. The kitchen had plenty of dishes and utensils and we had everything we needed to get us started. There is a small market just across the street, and they have most any basics that you could need. The bedrooms were very sizable and the beds comfortable, and the bathrooms very nice. The sleeper sofa in the living room was showing it's age a little bit; we didn't need to use it for sleeping, but it seemed fine for sitting. Of course, who has time to sit around on the couch all day when you're in Cancun! The owners were also very attentive. There was someone there to meet us when we arrived (although we missed them), and got a follow-up call the first morning. It wasn't advertised, but we were usually able to get wi-fi in the condo. The signal was sometimes spotty, but it was fine for basic email checking and using the web to research stuff to do in Cancun. There was full/strong wi-fi in the lobby. We had a minor problem with one of the showers backing up, but a quick call and everything was cleared up (literally and figuratively) right away. All in all, we had a great stay and would definitely recommend it to any future traveler!

Great Spring Break

What a wonderful time! We enjoyed our stay immensely. The apartment was perfect for the 4 of us. The property is located for easy walking to most of the restaurants and clubs downtown. Everyone working at the Villas were wonderful! The food was good and the drinks better!!

Affordable Family Fun!

Our family stayed at Beachscape Kin-Ha Villas December 22nd - 29th. This is our fourth trip to Cancun, first time at Beachscape and this area. We have previously stayed at the Royal Resorts: Royal Sands and Royal Mayan. I chose Beachscape due to reviews, and so, am writing to help future Cancun travelers. Location and beach were the two-standout features of Beachscape. The large beach was fabulous with white sand and plenty of sun! Neighboring hotels lose their sun about two due to limited beach! Our college aged boys appreciated walking to nightlife while we enjoyed an occasional Starbucks! Two separate bedrooms and bathrooms is a must have for our family. Beachscape is an older building. It does show age, but the villa was large, comfortable, and provided this amenity. We did not use the sectional as a bed, although a little tired looking, it was fine for sitting use. Beachscape has an adequately equipped kitchen. Probably our biggest disappointment was not having a true table for four on the main large deck. Even better yet would have been a grill. Beachscape is quiet and low key. This villa proved to be a great match for our family. We look forward to a future visit. Chris & Nancy Mottet
