ABOUT LEEWARD 1-7:
Welcome to Leeward I-7, a charming beach-front condominium located on the southern side of the picturesque 30A area. This lovely unit features a luxurious King master bedroom, two hall bunks, and a sleeper sofa, accommodating up to four guests comfortably.

Ideally situated, guests can delight in mornings on the sandy shores and afternoons exploring the diverse array of boutiques and dining options that line the stunning 30A coastal stretch, conveniently accessible by bike or car. Leeward I-7 is a perfect retreat for a couple or small family seeking a week of seaside relaxation or a romantic escape.

The spacious king master bedroom boasts a flat-screen TV and an en-suite full bathroom, offering utmost comfort and convenience. As you pass by the hallway bunks and enter the main living area, spectacular ocean vistas can be enjoyed from the well-appointed kitchen and living room. Guests can savor a cup of coffee while watching the sunrise or unwind with an evening drink as the sun sets over the horizon.

Please note that parking is limited to one car with a permit for your convenience.

Perfect Location to Beach and Comfy Beds

Location and walk to the beach was easy and small private beach area so makes for peaceful days without being over crowded. The beds were super comfortable! Kitchen had everything we needed including Keurig which isn't advertised. We will definitely look to stay again!

Great location, nice view and private beach access. We enjoyed our week at this unit. Third floor with no elevator, so be prepared to go up stairs! Wasn’t an issue for us.Great coffee food shopping and entertainment in either direction, even some in walking distance.

Great Stay

Nice and clean condo. Amazing view right on the beach. Really liked the gated parking area. Also enjoyed having a small private area of the beach for chairs. We had an issue with the toilet flushing our first night but it was resolved within a few hours. Master bedroom doesn't leave much room for luggage but bed was very comfortable. Be prepared to climb stairs as there are no elevators. Know your streaming passwords for streaming services on the TV. Overall, I would recommend and stay here again.

The weather was not great but that is a mother nature issue. This rental was awesome. Super clean, great view of the water, comfortable bed, located close to everything. I would definitely stay here again.

Have been to this building before, both times lots of trouble getting key and getting in the first time. Had to call for help. Can't beat the view or the ease of reaching beach. size is perfect for a couple. Had miscommunication with the rental company about the internet, at first, but then was straightened out and they were very responsible

Great place for 2 people! Bed so comfortable! It would have been nice if the beach chairs & umbrellas were furnished instead of having to rent them. Lovely Property but Beach Situation a Nightmare

The condo is clean, nice and with a great view. It is on the third floor so just be weary of lots of steps. A few minor inconveniences such as the kitchen had only one small skillet and there was no place to hang beach towels. The biggest issue was the whole private beach situation. I was harassed multiple times per day by people asking me where I was staying and what unit I was in. The portion of the beach allocated to the building is small relative to the number of renters and the chair/umbrella rental company takes up the entire beach first thing in the morning whether or not people are sitting in their chairs. Be fair warned that unless you rent from them you have no place to put your chains on the allocated private beach. I rented the condo last minute and on a very busy week. Renters were rude, entitled and immature. While that in itself is no fault of the owners or the property managers it seems that there would be a much better way to manage the situation. As a renter I was as entitled as others to access to the beach without being harassed.

The best

We absolutely loved our stay here. The unit was great for four (mom and 3 teens). The location could not be better. The view is outstanding. Literally can sit on the deck and feel like you are on the beach. Great proximity to other beaches as well. We will definitely book this unit again.

Right on the beach and excellent access to many good things.

Wonderful beach access and situated nicely within the Santa Rosa Beach community with many good things just a short drive away. My only criticism is the unit could use a Smart TV. It was fall and ESPN was not available.

Very pleased with our stay at Leeward I. Received an email ahead of time with all necessary codes and pertinent information. Very private beach and gate for parking area. The parking pass and fobs were on the counter when we arrived. Gorgeous view from balcony. Would highly recommend.

Leeward 7

Wonderful place to stay, beachfront allowed us to enjoy the water and sounds from the balcony when the beach was too clilly or windy. Slept on the couch a few nights because with the screened windows left open, the sound of the water was relaxing! Perfect for a couple, though it has two bunkbeds (maybe a couple of our grands can come with us next time!). Close to a lot, but far enough away to be out of main traffic. Nice gated facility. Poor

We had difficulty with the HOA Vice President on site. She created unnecessary negative situations. The location of the property is very nice, but there are plenty of similar ocean view properties, and we would find a different one if we return to the area. We would not recommend booking this property.

Our Stay in Leeward

We loved our stay, overall. The oceanfront view from the balcony was amazing and the beach access was so close and very convenient. Just a couple of things - the kitchen is not very well stocked so make sure you bring supplies from home - for example, no potholders and a limited amount of dishes. Also, the master bedroom is very small with very little room to place your clothes from the suitcase. So, pack a smaller suitcase if you can. But, other than that, the place was very nice and we enjoyed our stay. I love the private beach - it was not overly crowded and the location was ideal.

Beautiful place to stay!

We loved everything about Leeward 1 - 7. Loved being right on the beach and it was easy to get through the private gate to the sand. Third story balcony provided a panoramic view of the ocean and beach and provided a great place for evening cocktails while watching the sunset.

Lovely Condo and Beach

This was a wonderful condo. It was very clean and decorated nicely. We love staying at Leeward, and this is probably one of our favorite units. The only downside is the rental chairs in the beach. If you'd like to use your own chairs and umbrella, be prepared to move a little further down the beach, rather than right outside the condos. It's a minor inconvenience though. We'd absolutely stay here again.

great small condo

Worked great for my wife and I, this unit is clean and simply decorated. On the third floor however just a few steps to the beach once you get down. Love the private beach area as the rest of the beach was packed. Need to upgrade cooking utensils , we cooked a lot due to Covid and restaurants were packed the pots pans were very basic. A smart TV so folks can stream their movies and favorite shows, no one rents DVD's anymore. Need a table on the deck and another side table in living room, had to sit our drinks on the floor. Normally these small condos have a queen bed so the king bed was great. Twin bunks in hallway however I can not imagine having more than two people in this very small unit. All the added fees makes it expensive for such a small space however we would return off season for sure.

The place was beautifully decorated with great views. We loved that it was also near a lake and the ocean beach was private and quiet. Only negative is the narrow road with 2 way traffic.
