The oceanfront patio is located on the first level and is shared with the ground-floor residence, offering a welcoming space to relax by the beach. Each residence has its own designated dining table, seating area, umbrella, and propane BBQ grill, with a natural screen of foliage providing a sense of separation and privacy between the spaces.

LIVING, DINING, & KITCHEN:
The open living space features a comfortable sofa, cable TV, and large windows that frame stunning ocean views. A dining table with seating for four, along with additional chairs and table extensions, provides flexibility for group meals. Two barstools at the nearby kitchen counter offer additional seating for casual dining or conversation.

The kitchen is fully equipped with dishes, utensils, cookware, and bakeware, along with all major and small appliances. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

HOME FEATURES:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Ceiling fans are provided throughout for your comfort.

Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.

Laundry: A washer and dryer are available, with complimentary laundry supplies provided.

Parking: One garage parking space is provided, best suited for small to mid-size vehicles. Additional neighborhood street parking—both metered and unmetered—may also be available on a first-come, first-served basis.

YOUR SPACE:
Guests will have private and exclusive access to the entire second-floor residence. This includes all interior spaces as well as the designated portion of the shared front patio. The ground-floor residence is not included in this listing but may be available to rent simultaneously for larger groups.

NEWPORT BEACH REGULATIONS:
This neighborhood is primarily residential and known for its peaceful, quiet atmosphere. Guests are expected to respect the community and comply with all Newport Beach Municipal Codes, including regulations regarding noise, maximum occupancy, parking, and other applicable requirements. Failure to do so may result in fines and/or eviction without a refund.

BEFORE YOU ARRIVE:
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. A starter supply of hand soap, dish soap, a sponge, trash bags, 2–4 rolls of toilet paper, and 1 paper towel roll is also included. Guests are responsible for additional supplies and personal toiletries.

Recreation Gear Rentals: Additional beach gear and recreational equipment are available for rent at very reasonable rates, including large ice chests, wagons, Pack ’n Plays, portable high chairs, twin rollaway beds, and more. Please contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking. This property may only be booked by a guest aged 25 or older.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or entrances, as well as noise-monitoring equipment such as decibel readers, to help protect guests and the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals for reservations less than 30 nights, as mandated by the City of Newport Beach.
