Villa Joie de Vivre is located directly on Baie Rouge beach, one of the most prestigious and serene beaches in French Saint Martin. This exceptionally private villa overlooks 4 secure acres surrounded by tropical gardens and endless breathtaking views of the ocean.



Villa Joie de Vivre is a fully air-conditioned, multi-level villa which has been completely refurbished inside and out for 2024 with a modern coastal aesthetic to complement its Mediterranean architecture. The main living area is comprised of an open-plan living and dining area with a fully-equipped kitchen featuring stainless steel appliances, gas range, wine fridge, and coffee/espresso bar. Step outside to enjoy one of the three covered gazebos for alfresco dining or lounging on one of the multiple plush seating options while enjoying scenic views at every turn of the Caribbean Sea and Anguilla.



Ideal for a group of friends or family, you are sure to be happy with whichever of the three king-size bedrooms or the new private Cottage you select. The main house offers three luxurious bedrooms, each with a balcony overlooking the ocean, walk-in closets, safes, and en suite bathrooms featuring double vanities and oversized showers. Wake up refreshed in the villa’s Heavenly® Beds, complete with luxurious linens and pillows. One bedroom also features a sleeper sofa, and two rooms have desks. All bedrooms and bathrooms in the main house are equipped with 110v/220v 60Hz outlets and USB connections.



Renovated in 2025, the newly added fourth bedroom is a beautifully remodeled 500-square-foot cottage, located just 150 feet from the main house. This standalone guest house has been completely transformed in the same contemporary style as the villa. Inside, you'll find a queen-size bed, an en-suite bathroom, a kitchen equipped with modern appliances, and a cozy living room with a sofa bed—ideal for a couple and a small child. Adding to its charm, the front porch offers stunning ocean views, while the back sundeck overlooks the tranquil waters of Simpson Bay, creating the perfect setting to relax and unwind.



There are many ways to experience the “joy of living” at Villa Joie de Vivre. Skip the airport or ferry and have a helicopter pick you up directly in the backyard to fly you within minutes to St. Barths for lunch or Anguilla for a round of golf. The expansive grounds make it an ideal setting to accommodate a glamorous wedding reception after you walk down the aisle on the beach. Or perhaps you are a land-lover seeking a break from a boat charter, where you can easily tender back and forth from your yacht via the beach.

The Space:

One of the main attractions of Villa Joie de Vivre is its direct access to the very peaceful and secluded Baie Rouge beach. The villa is perfect for those who want to be right on the beach, while maintaining their privacy. Guests can snorkel in the calm waters or sunbathe on the provided chaise lounges, then slip back through their private locked gate to relax in the hot tub. The property’s other centerpiece is the pool deck with its 18’ x 35’ heated salt water pool, lined by double sun-beds, a shaded gazebo lounge, BBQ area with fridge and bathroom.



Guests can stay connected with the Villa Joie de Vivre’s interior and exterior high speed wireless internet, relax to music via the zoned Sonos speaker system throughout or binge their favorite show on smart TVs provided in the kitchen, living room and all bedrooms. Unwind by playing one of the well stocked board games or singing a favorite song on the portable karaoke machine. Baby monitors and an AED defibrillator are also located onsite.

* The biggest and most remarkable transformation of all is the now newly air-conditioned Kitchen and living room area. The previously opened arches have now been equipped with fixed glass windows and doors.

* Guests no longer have access to the laundry room. This adjustment streamlines our services and ensures a seamless stay.



REQUESTED POOL TEMPERATURE

The highest temperature is limited to 86 degrees Fahrenheit/30 Celcius

If guests have a specific temperature they would like the pool set to, please inform

our concierge team prior to arrival, as the pool temperature must be adjusted by our

maintenance team.

Guests are not permitted to change the pool temperature themselves.

The guests have to use the convertible sofa bed in bedroom 2 and 4 (The Cottage). The sofas can not be moved, so if they wish to have a bed in another room they will need to rent a bed at an additional expense.
