The Space:

Step inside to a bright and welcoming living area styled with comfortable furnishings and warm timber flooring underfoot. A generous six-seater sofa invites you to unwind in front of the TV, while the nearby dining area with seating for six creates an easy flow for shared meals and conversation.



The kitchen is well-equipped for home cooking, featuring an electric stovetop, gas oven, dishwasher, coffee machine and ample preparation space. Whether preparing a quick breakfast or a relaxed dinner, everything is within reach.



Three well-appointed bedrooms provide a restful retreat, including two queen beds and two single beds, each fitted with blackout blinds for a peaceful night’s sleep. Bedside tables and lamps add both comfort and convenience. The bathroom is practical and neatly presented, complete with essential amenities.



Outdoors, the property opens to a private deck on the right-hand side, complete with full outdoor furniture and a gas BBQ. Surrounded by natural coastal landscaping, the garden space offers a tranquil setting to enjoy fresh air and relaxed Peninsula evenings.

Piccolo Coast, your Mornington Peninsula winter base, five minutes from the hot springs

Piccolo Coast is a light-filled coastal home in Rye, built for the kind of weekend where you want to do very little, very well. It sits five minutes from both Peninsula Hot Springs and Alba Thermal Springs, which means you can be soaking in geothermal water within ten minutes of dropping your bags, then back home in a robe before your hair has dried. In our view, that is the entire point of the Peninsula in winter.

Inside, the house is warm and unhurried. Timber floors, central heating throughout so nobody draws the short straw on the chilly room, and blackout blinds in every bedroom. The living area opens around a six-seater lounge and a dining table that comfortably fits six, with a well-equipped kitchen behind it for the nights you'd rather cook in than drive back out. Three bedrooms (two queens, two singles) sleep six, and the bathroom and laundry are set up for longer stays, not just overnights.

Outside is where the house really earns its keep in winter. A private deck wraps the right-hand side of the home, with a proper outdoor fireplace, full outdoor lounge and dining setting, and a gas BBQ, all surrounded by landscaped coastal garden. Pour a glass of something from Red Hill, light the fire, and the cold becomes the point rather than the problem. In summer, the same deck flips effortlessly into long lunches and lazy afternoons.

Bus services operate along Point Nepean Road. The nearest bus stop is a short drive away.



Getting There:

Approximately 90 minutes from Melbourne by car. Easy access via Peninsula Link and Eastlink.



Peninsula Hot Springs and Alba Thermal Springs, both around five minutes by car. Cape Schanck and the Bushrangers Bay walk, fifteen minutes. The back-beach surf at Rye, Gunnamatta, and St Andrews, all within ten. And the Red Hill and Main Ridge wine country, twenty minutes inland, putting Ten Minutes by Tractor, Montalto, Pt. Leo Estate, Quealy, and Rare Hare all within easy reach for a long lunch. Sorrento's restaurants and the ferry to Queenscliff are fifteen minutes the other way.
