Premier 1 Bedroom Villa. - POOL ACCESS! 1 minute walk to the Beach!

Kiawah Island is one of the most upscale vacation destinations in the country (per Conde Nast). Our villa is an upgraded one bedroom unit (in a private, gated island community) that complies with the requirements of being considered a premier tier rental, comparing with The Sanctuary Hotel standards. We have spent a lot of time ensuring our guests have all the luxuries of home.

While the unit is not beachfront (about a 75 second walk to the beach), there is nothing separating the villa other than vegetation and sand dunes from the beach.

The Master Bedroom has a King size bed and a new flat screen HD TV. There is a new pull out sofa with a queen mattress in the living room and a new flat screen HD TV.

The villa is a part of the Kiawah Island Resort program which means you will be treated as a guest of the resort, giving you access to the Night Heron Pool and playground (which is across the street) as well as the Tennis Club Pool. Your reservation also gives you preferred access for reservations to the resort restaurants including The Ocean Room and Jasmine Porch located in The Sanctuary Hotel as well as the Spa at The Sanctuary. You also have access to shuttle service around the resort.

After a day at the beach, golf course, tennis court, pool, walking paths, bike, our villa is the perfect place to relax and unwind.

The Night Heron Park (pool), the Nest, East Beach Tennis Club, and Sanctuary Hotel, are all within walking/biking distance. The villa is centrally located to all the golf courses.

Smoking is not permitted in the villa or on the screened porch and NO grills permitted in the villa complex due to wood construction.

Pets are also not permitted.

Enjoyed pool and saw a magnificent sunrise on the beach which is easily accessed. Our 11 year had a fantastic sleep on comfortable sofa bed and we enjoyed the patio every evening.

The location of this property is perfect. You’re a couple minute walk to the beach and also a short walk to the Night Heron Park and pool area. We had a housekeeping issue upon arrival and the owners were prompt to communicate and get things fixed quickly. Would absolutely stay here again.

Wonderful Christmas Vacation!

The bed and couch were comfy. The oven worked just fine for reheating. I loved how close it was to beach access. There was some confusion regarding check in but that may have been a technical error. I also couldn’t get the omit to stay up in the tub.

Very easy access to the beach

This property is well maintained and it's in a great location very near the beach. The owner was very easy to communicate with and his responses to questions were very timely and accurate. It was a great place to celebrate our wedding anniversary. The restaurants also went out of their way to help us celebrate.

Excellent Location

The villa was convenient to the beach and Night Heron Park and well suited our needs. The complaint is that the bathroom was dated, needed painting and general maintenance and the tub was old and needed replacing.

Great place for a couple to stay.

My husband and I thoroughly enjoyed our stay in this fabulous villa. It is beautifully renovated and just a few steps to the beach. We were attending a family wedding, and it was convenient to all venues. We will definitely reserve this villa again for our week vacation at Kiawah. We couldn't have asked for better hosts who communicated very well with us.

Clean, Efficient Condo in Excellent Location

This is our second time staying in this property. We highly recommend it. The unit is probably best for a couple or a family with small children. Very short walk to the beach, and Night Heron Park is just a quick bike ride away. Kiawah Resort amenities are included, which is a significant benefit of staying here.

Lovely Property!

This was a quick trip to Kiawah Island as we have friends who've been and raved about it. The property was very clean and very nice and so close to the beach! But we were very disappointed that there weren't any beach chairs, towels or beach blanket available. I understand that you can rent chairs, but that isn't our preference.

Great location,but not comfortable

When we walked in,it smelled horrible. The bedroom king size bed didn’t have a fitted sheet! There was a sheet on it horizontally to cover the mattress and it didn’t even fit the whole bed! Our feet touched the bare mattress. The sheets were absolutely horrible and there were hairs on them,ew. A dead cockroach was on the floor as well. Also,the bedroom window handle is messed up. The bathroom sink has a crack in it. There are two shower heads,only one works. And,be prepared to have your ankles covered while showering because the shower doesn’t drain. The water heater closet door in the hallway doesn’t close. The living room couch is horrible and feels broken. Definitely will not return back to this specific villa. We even left a night early because it was so uncomfortable.

Geoffrey, We are very sorry to hear your visit was not a great one. We take great pride in our villa because it truly is our second home. At no time did you reach out to us so that we could try and make your stay more enjoyable. As I’ve stated in a precious review, Kiawah Island Real Estate also manages our rental. Once you check-in they are available for any issues like the slow drain. The sheet situation is a pet peeve of ours too- but it is Kiawah resort policy to not use fitted sheets that actually fit the bed because they say their washing and drying equipment cannot handle. We bring our own sheets but I will add this issue to our info on VRBO so everyone is aware. The bathroom is our next big project for the end of this year so apologize for the sink, you are the first and only person that has mentioned it. The closet in the hallway is the AC return not the hot water heater - which is in the closet on the porch and brand new- the closet is not sized to hold the unit we have but we felt guest would rather be cool with a door cracked open. The couch is only 3 years old and while it’s not beautiful and is the next thing to be replaced it’s not broken. Hope you find what you are looking for in another villa.

Fun but worn

Manger was easy to communicate with. Check in was terrible. Key didn’t work. Waited and no one came . Drove back to check in to get another key . Place was nice . Not updated like the others in the area. No sheets for the couch. Didn’t have a fitted sheet on the mattress in the bedroom.

Hi Shannon, I'm so sorry you had trouble with the key, we were just charged for that key/lock to be updated. We have also had this same problem on arrival in the wee hours of the morning. We have been working on updating the unit since we purchased in August of 2020- the kitchen is actually being replaced this week. I've evaluated many other units in Mariner's Watch and I would say we are above average. We are charged for a set of sheets to always be on hand for the sofa bed so I will follow up with Kiawah housekeeping - that is their responsibility. As for the fitted sheet, that is a total pet peeve of ours too! Kiawah housekeeping states their washer/dryer cannot handle the load of a king size fitted sheet but that they are evaluating other options. I think that is a total crock but when we stay, I bring my own sheets from home. I hope you had an enjoyable visit on the island and will stay with us again soon!
