The updated common living area includes a fully-equipped kitchen, dining area with a table and bar seating, and a living room with large screen cable TV , fireplace, and a queen-size sofa bed. Each private bedroom offers a closet and/or drawer space, cable TV, and a corresponding or private bathroom. The master bedroom features a king bed and a jetted tub in its private bathroom. The condo worked well for our family weekend in Branson. However the beds were very tall and they were nosey when you moved. It could use a few maintenance things but overall we were happy with our stay.

The condo was in very poor condition and the pictures do not represent the actual condo once you arrive. The areas throughout the condo need to be painted, furniture needs to be cleaned or replaced due to stains and spills, and floors mopped. My suggestion is to provide standard items such as scissors, pizza pan, skillet that is not rusted, and decent towels and toilet paper. The condo was not cleaned well.

We enjoyed our stay here. The location was good and the property was as pictured. The kitchen did not have everything needed to cook a meal but other than that the stay was good.

We really enjoyed our stay the only thing I would have liked is if there was a mop for cleaning throughout the week and a few more pans or skillets to cook with.

Excellent!!!

This property was perfect for our family vaycay of 4 adults and 4 kiddos! Very close to club house and pool. The condo was very clean and had lots of new updates, minus the bathroom tub/showers, but I assume they will be next! Would 100% recommend this condo and will definitely stay here again!

Quick family get away.

Could be a tad cleaner. Dishes were dirty, spiderwebs around light fixtures and dirty around showers - but wouldn’t stop us from staying again - nothing outrageous but should be noted. Great host!! Amazing location at the resort! Easy parking and in and out. Walk to pool. All good!!!

Quick Getaway

The property was as it is presented in the listing with the exception of a few moderate wear and tear issues in need of some maintenance (sheetrock peeling above shower stall, water leak stains in the ceiling, sheetrock flaking in bathrooms, paint peeling from trim and window sills, etc). We enjoyed our stay and found the property to be comfortable.

Family summer trip

We had 3 teenagers and had plenty of room. Loved being able to come back to the condo and relax. Comfy couch and beds. We didn’t have issues, but only informative comment may be that the beds and master bath tub would probably be problematic for elderly or anyone with leg or hip issues. The beds are super tall and master bath tub is really deep and a little slippery so getting in and out of shower may prove difficult for some. We loved it and would stay there again!

I loved the condo and the location. Please tell future guests that they must check in with the Property Management Center, not Check in with the security guard. We were very tired and waited in line for 20 minutes to be sent over to Property Management. But, other than that. Loved the condo and the location.

The condo was spacious and well furnished. Plenty of space for everyone to spread out. The balcony was very nice and provided fresh air. Great washer/dryer and laundry area and nice kitchen. There are some things we would definitely change. Some things our whole family commented on: The beds are VERY high. Unless you are six foot tall, you will have to jump up to get on them. The bed frames are very far from the floor and also have a box springs making the mattresses very high. The unit could use some TLC as well. The master bathroom needs a good scrub to remove mold around the caulk areas. It also needs grab bars as it is very difficult to get in and out of. Most of the blinds needed to be replaced or were not properly sized. There is a tile or two loose in front of the kitchen sink. The living room furniture was pretty but stained in quite a few places. At the least, they need to be cleaned. At best, probably replaced with a more rental friendly fabric. Also, I wouldn't call the upstairs loft a "bedroom". It's definitely a sleeping area but it is open to the living room below so there is not much privacy. The small bathroom up there does have a door for privacy. It would also be helpful to note to future guests that the unit is on the top floor so they will need to be able to climb sets of stairs to access it.

My experience

I was told that it was going to be three bedrooms instead it was two bedrooms and a loft with two double beds the floor in the kitchen. The tiles were popping up didn’t have enough pots and pans to be able to bake or baking sheets, dish, dish soap, and the furniture was uncomfortable.

Ok stay. This place had a decent amount of damage though. Paint chipping off everywhere. Doors, railings, table, trim etc. Big water stains all over bedroom ceiling. Water stains on some furniture. Other than that it was a good location and beds were comfortable.

Condo was as pictured on site. Was disappointed that there wasn’t more seating in the living room- small couch and 1 chair. Close to pool and basketball court which was good for our family. Biggest disappointment was cleanliness. Popcorn poured out of the couch when setting up the sofa bed. Bath had lots of hairs from previous guests. Front door was covered with webs and bugs. More webs over kitchen sink. Probably Won’t book this property again.

Not good condo

Worst condo ever! Peeling paint, broken tiles, no baking dishes or baking pans, only 1 dish towel, lack of hot water. The 2 worst things- the beds are way to high! Not safe for senior citizens and young children! Bats live in the siding of the Owners storage room on the balcony! They come out at night. Space where the bats come out are where young kids could stick their fingers in! Not safe! Also found a shard of broken glass on the rug in the living room. Very, very disappointing facility!

Dated and dirty

We have booked several condos in the Branson area over the years. Many were with 1000 hills resort in which this booking will be with if you book it . I cannot tell you how unsatisfied I was this time . The condo was dirty So I called and they came back and cleaned on it some more. There Our broken tiles in the kitchen and bathrooms. Some of them are loose and I almost cut my foot. The TVs do not work properly. We found one remote in the whole place that would work each TV But even then to get the channel to change was a problem. Upstairs shower gets cold and hot and cold and hot and needs a valve replaced. The downstairs bathrooms need remodeled also. Be ready to put your code in the door at least twice each time. The toilet in the master bathroom is extremely loud so if you have to go to the restroom and mow the night be prepared to wake up the whole house. The blinds are basically made out of paper and do keep the light out from neighboring condos that have porch lights on. The walls and baseboards are filthy. I would not recommend staying here.

Front door never locked. They reset it but it still didn’t work. No ac until end of our stay. Was very hot. Mold on the shower curtain. Communication wasn’t great, inquired about ac repairs/ door lock, never received any response. Would never stay here again.

PROSThe unit was clean. Nothing made us turn around or contact management upon arrival.The unit was decorated nicely.Property managers were nice.CONSKitchen:The kitchen is not kitchen-friendly. The eating spoons are the size of serving spoons, and there’s only one set of bulky ceramic dishes with glass cups—not kid-friendly. There are very few useful cooking items (utensils, pots, pans), which forced us to eat out more than planned.There are also loose tiles with no grout, creating a tripping hazard. Coffee was provided, but there were no filters or supplies to make our own.Climate / Bedrooms:The heat struggled to keep up—after 40 minutes it only increased about 4 degrees, even on the third floor. Bedrooms had no airflow—no ceiling fans or portable fans—which made sleeping uncomfortable.Beds:Beds were firm with very thin blankets. The king beds are also unusually high off the ground.Internet:The internet was terrible. After resetting everything, speeds were around 2.7 Mbps. The TV buffered constantly, and remote work or streaming wasn’t realistic. We had to rely on mobile hotspots.Overall:We enjoy Pointe Royale and Branson overall, but this unit fell short. With better kitchen supplies, safer flooring, improved internet, and basic airflow, it could be much better. As it stands, we would not stay here again. We took pictures to validate these findings.

Great weekend trip!

This was a great condo in a great location! There was plenty of room for everyone to have their own space. The amenities are great too. The kids loved that the indoor pool was close. The only problem we had was with the water pressure in the showers. I know that is most likely out of their control though. I would recommend for sure!

Great Condo & location. A little dirty

This was our 2nd stay at Pointe Royale. We love the resort. The pools are great and we love how the property reached Lake Tanycomo. This condo was a little dirty and needs some maintenance. We were only provided with one key card and found the 2nd card in the pullout sofa when we were making the bed for the kids. The pullout sofa had dirty sheets on it. There was broken glass between the washer & dryer. The floors made our feet turn black and the washing machine smells like mildew. Management needs to walkthru and clean it up a little. We loved the 2nd floor loft room for the kids, but it does stay warm up there.
