Coastal Waters is a classic 1950s Florida vintage hotel. Coastal Waters consists of 3 buildings with three floors.

It was recently converted to condos in January of 2021. The property has been modernized and updated with super-fast WIFI, a new heated pool, extended gas line to the grill area so no more propane tanks and digital wifi enabled door locks to provide easy access and simple contactless check in!

Room 307:

Spacious ocean view condo, located on beach front property.

Separate bedroom that 2 Full beds. Full bathroom, small kitchenette with full living room and pull out coach.

This condo is located on an ocean front property with ocean front beach access. Enjoy the Florida sun on the pool deck or take a swim in the year year round, its heated!
Please wash any dishes you may have used during your stay.

HUGE safety concern. Checked in late, at night. Next morning discovered an ENTIRE window was missing from a sliding frame, the frame closest to the door. THANK God no one just came into condo through open frame/NO window while I was sleeping. IMMEDIATELY contacted host and left

Great communication but not a nice place

The host had wonderful communication but the unit was sub par at best. Linens were dirty, balcony was rusted and had peeling paint. Holes in the balcony flooring and walkways. 1/2 a roll of bathroom tissue. Coffee pot doesn’t work. Lots of ants and a few bugs. We booked for 2 nights but only stayed 1 because of the condition of the unit. We had traveled a long way. Although we booked late w no refund, we did ask for a refund of the 2nd night and refund of the cleaning fee since the unit was not clean. Host said they would get back to us, but didn’t answer my text. So much for a quick get away for a few days. I appreciate the good communication, but the unit was simply not in the condition it was represented.

I will be returning

This is an older complex with a homey, beachy feeling to it. The manager was very responsive with any questions I might have. The pool was heated and clean. It’s within walking distance restaurants. I really enjoyed my five weeks here.

Coast Waters is worth a visit

If you are looking for an affordable and convenient location for your family vacation, you should check out Coastal Waters. The rooms provided just enough for our family stay - two beds, one bath, a kitchenette, and two tvs. The third floor site was overlooking the courtyard and pool area, which was very family-friendly, safe, and conveniently within earshot and eyesight. The beach is literally a stone’s throw away from our front door and is easily accessed from the back of the property. The beach features a firm sand which allows vehicles to drive along the shore and park for your afternoon ventures. The site location is also near a taco and ice cream stand (Izzy’s) and 7-Eleven. It’s just a five minute drive from the local Publix. You can walk up and down the beach to various tiki bars and the New Smyrna village is just a few minutes away if you like something a little bit more bustling. The grounds were kept clean by the location attendant (Scott) when we needed replacement towels or bedding, they obliged very quickly. Coastal Waters/Ocean View Condos are a relaxed and unhurried stay at a wonderful location.

The Positives and negatives

Communication, location, pool, AC, all good. Poor upkeep, peeling paint, sandy floors, 3rd floor no elevator, 1 dinner plate, 1 pot, dirty glasses, dirty shower liner, no rugs.

The location was awesome.

As I said the location was awesome and the beach was beautiful. we had trouble with our front door lock. The rental was not nasty but did need to be a little cleaner. The answering service and the property manager were super nice. I would for sure use them again if I'm ever back in that area!

Coastal Waters getaway

The property grounds are well maintained, the gate locks add security to the building. However, the building itself is in need of repair. I was concerned with the structure of the building. Cracks in concrete steps were noted, stucco was peeling or appeared to be temporarily repaired, rust on awnings on balcony and the balcony did not seem safe. We did not use it after one attempt of going out on it. The pool also needs cleaning.

Spring in New Smyrna Beach

check in was easy Tony was very helpfiull even helped us take our luggage up the steps. unit could use some updating but could see they were working on other units so i assume they will take care of it in the future. overall we had an excelant time for the month we stayed.

Amazing Waves

Showing its age but clean, nice updated, kitchen well supplied, great shower, could use some new mattresses. The pool is pristine.. My suggestion would be a pop machine.

Love the location and views of the sunrise every morning. Right on the beach and close to family! Can't beat New Smyrna Beach and all that it offers from fantastic restaurants, wine walk, Flagler Ave to surfing and golf.
