Sandy Hill Cottage- Newly renovated beach retreat, perfect for families

Newly renovated hilltop retreat minutes from Brewster beaches. Sunny and spacious, your perfect spring, summer, or fall escape! Centrally located in Brewster, this is the ultimate home base to explore all the Cape has to offer. Linens provided and AC mini-splits throughout!

Sun-filled living/ dining area with soaring ceilings. Three oversized bedrooms, sleeps 8. King master bedroom, king second bedroom, third bedroom with four twin beds. Both full baths are huge and were completely redone in 2021. Master bathroom offers rainfall showerhead in a spacious walk-in shower. Fully equipped spacious kitchen and dining room are a delight to cook and entertain in. Sun streams into the house all times of day.

Expansive back deck for dining and lounging, bonus side deck perfect to hide away with a good book or enjoy your morning coffee. Retractable awning over deck provides shade and rain cover over the outdoor dining table if needed. The inviting yard includes trees and boulders to climb, a tree swing, and lots of room for family lawn games. The house and yard are surrounded by trees which create a private, peaceful setting. The outdoor shower is great for rinsing off after the beach.

Since we have young children of our own, we are particularly focused on providing a kid-friendly experience: This rental provides kids' toys (magnatiles, duplos, puzzles, books, beach pails and shovels, outdoor games, etc.) and family games (dominoes, Parcheesi, Uno, Scrabble, Jenga, etc). Kid equipment includes two pack-n-plays (please provide your own crib sheets), Fisher Price booster seat, and kid cups/ plates/ bowls/ utensils. Beach equipment includes 6 chairs, beach towels, pails and shovels, sand toys, beach wagon, cooler.

New in 2021: Updated kitchen, updated half bath, brand new carpets upstairs bedrooms, both full baths gut renovated, new paint throughout, all new furniture and light fixtures.
New in 2022: Brand new pergo flooring and paint job in the basement rec room. New ping pong table, new outdoor tree swing.
New in 2023: New landscaping stone steps to front door and back yard. New front walkway, landscaping updates. TV added in the basement rec room.

Cleaning fee:
$350 cleaning fee for 1 week reservations. This includes bed linens, bath towels, and beach towels.
Cleaning after multi-week stays adds $50/week ($400 after 2 weeks, $450 after 3 weeks, and so on).

We do not accept pets. No smoking on property.

We provide paper products (toilet paper, paper towels) upon your arrival. Depending upon your usage amount, you may need to replenish your own during your stay. We provide hand soap, dishwasher detergent, and trash bags.

My family and I enjoyed a great week at this rental property. It is clean, charming and has every amenity you could possible need. The hosts were very easy to communicate with and we had absolutely no issues with the property the entire week. We are hoping to go back next summer!!

Amazing family property

We had a wonderful stay at this beautiful cottage. It was very family friendly and the location was perfect! The recommendations that were provided were so helpful and all great! The house had everything we needed and more! From games for the kids to beach gear!

Great vacation house

The house has everything that you need during your stay. Very clean and spacious, surrounded by greenery. The owner responds quickly to the messages. We also liked the location , short 20-30 minute ride to the beaches, close to Cape Cod Rail Trail , etc.

Beautiful home

The home is much bigger than expected and absolutely beautiful. The owners spared no expense on the decor and renovations. All rooms are very big and comfortably accommodated our family of six. Nice big private yard as well.

Perfect Cape Cod Getaway

This property was just as advertised and more. The house is updated and very clean. Kate has thought of everything to make your stay complete and you won’t need a thing. The yard is also very pretty and great if you have kids. There’s a nice beach close by and many options to eat out. The location is central to the other cities, so easy to go up and down the Cape. We definitely recommend this house!

It was an absolutely beautiful home. Kate was an amazing host and responded right away! The area of Brewster in Cape Cod is our families favorite. Amazing!

The cottage is lovely, clean, well equipped and decorated with style. It is the perfect place to escape the buzz of the city and enjoy the amazing surroundings and tranquility of Cape Cod. Beautiful Cape Getaway

My family and I had a wonderful stay at Sandy Hill Cottage. The house was immaculate upon check in, and included every amenity one could possibly need, from clean soft linens and blankets to games to a fully stocked kitchen. The house is beautifully and thoughtfully designed. We enjoyed the ping pong and foosball in the basement, as well as the rafts and chairs for the beach. This house is a gem!

Lovely home

This is a lovely and very spacious home. The bedrooms are all very large with comfortable beds. The kitchen is well equipped We particularly like the deck with large table and awning to protect against the sun. There is a big yard and the house feels very private. We liked Brewster alot with its beaches and restaurants. The house had nice beach chairs and umbrella. We hope to stay there again.

Great houuse

Beautifully updated home, loved it. The yard is huge compared to most Cape properties. It sets on a hill so you are looking out over the tree tops, very beautiful and peaceful. The beds are very comfy with a king size both upstairs and down. Basement has ping pong table and foze ball table for entertainment. Nice open concept on main floor. Great central location.

Great vacation in the Cape

We recently stayed at the Sandy Hill Cottage. It was located in a quiet neighborhood. The house sits on a hill and the yard had beautiful fall colors and was well maintained. The surrounding area was beautiful with great walking and biking trails and easy access to many historical sites. Kate and Mohit provided great information about their home and Cape Cod. We agreed unanimously that the house was the most comfortable vacation house we have stayed in and we would love to stay again if we are in Cape Cod again.

We had a truly wonderful stay at Sandy Hill Cottage. The cottage was spotless, beautifully maintained, and decorated with a thoughtful coastal charm that made it both stylish and inviting.The layout was ideal for families - spacious enough for everyone to have their own corner, yet cozy for shared meals and evenings together. The kids especially loved their well-appointed bedroom filled with toys and games, while we all enjoyed the fun family board games provided for quality time after beach days. The kitchen was fully equipped, making it easy to cook, and every detail showed how much care the hosts put into creating a welcoming retreat.Location-wise, it couldn’t have been better – just minutes from the beach, our favorite pond and close to Brewster’s shops and activities, yet tucked away enough to feel peaceful and relaxing. Our kids loved having both outdoor space and easy beach access, and we loved having a clean, serene place to unwind after long days of exploring.The hosts were also wonderful – responsive, friendly, and made sure everything was seamless for our stay.We left with so many happy memories and can’t wait to return. I would highly recommend Sandy Hill Cottage to any family looking for a perfect Cape Cod getaway.

Best VRBO on the Cape!

Our family enjoyed a month at this beautiful property. It is an extremely relaxing place! This was one of the best vacations our family has had (this is our third trip to Cape Cod). Sandy Hill Cottage is clean, spacious, full of light, and the hosts left no detail unattended to when it comes to the renovation of this property. The owners are responsive, kind, and gracious. The house is located in a pristine neighborhood. It has multiple outdoor seating areas and a wonderful space to eat and relax in at the end of the day! It was a beautiful get away!

Another incredible trip in the books!

This is our second stay at Sandy Hill Cottage and this continues to be our favorite place on the Cape! Kate is an exceptional host who has great attention to detail (and decorative style!) and our vacation with a total of four young children is a breeze. The property is gorgeous and the thought that is put into items for the house is so appreciated - for example, a step stool in the bathroom for the kiddos, beach chairs/wagon, and toys. The location is also perfect for all our kid-friendly beach adventures with Crosby beach and Skaket just a short drive away. We hope to be back next year!

Absolutely beautiful vacation home!

Rarely when you rent a home is it actually more beautiful in person than in the pictures online but that was the case here! The home was even more stunning than the pictures online. The rooms were spacious and everything was sparkling clean. Check in and check out was a very easy process, and Kate, the homeowner was extremely responsive with any questions we had. They had a great welcome book with wonderful suggestions of things to do in the area and restaurants to try. Would 10/10 recommend this property to anyone. My only disappointment was that we didn't book it for longer!

Exceptional vacation home!

This beautiful, updated home had everything we needed for a multi-generational family vacation! Truly everything was available, including a beautiful setting. We had lovely views from every window, couldn't see any neighbors, only a lush lawn surrounded by trees and bushes. We ate several meals on the spacious deck after grilling out, and enjoyed the views. We loved the inside as well! The bedrooms were spacious and comfortable, the kitchen was well-stocked for our cooking needs. The bathrooms were updated and comfortable, with a tub for the kids in one and a spacious walk-in shower in the other. We especially enjoyed the outdoor shower after the beach! The house was equipped with plenty of toys for young children, and table tennis and foosball in the basement. The owners had beach chairs and beach toys for our use, which we greatly appreciated. The owners were super responsive to our questions, and created a great guidebook to explore the cape. We simply loved this place, and hope to book it again next year!

Beach vacation with the kids

A perfect vacation home for adults and kids alike! Beautifully decorated with many thoughtful touches: e.g., the well appointed kitchen with kid friendly dinnerware; comfortable bedding; beach chairs, toys, and wagon; and a guestbook with helpful suggestions for sunny and rainy day activities. A lovely selection of games, toys, and books were also a treat for the kids and adults. The property is private and picturesque - we enjoyed morning coffees and evening drinks from the multiple outdoor seating areas. Conveniently located a super short drive from various bayside beaches and the adorable Brewster general store. Try the ice cream! A big thank you to our conscientious and thoughtful hosts for providing a perfect home base for our beach vacation!

Wonderful home!

We loved Sandy Hill Cottage! We're a group of three middle-aged friends, and this was our second summer staying at the house (for a week in July each time). We were thrilled with it again! The house is so cheerfully and tastefully decorated, and it has absolutely everything you might need. We also really enjoyed the deck/backyard, the lovely neighborhood, and the Brewster area in general -- so much to do. The owner, Kate, goes out of her way to communicate in a friendly, helpful way; she genuinely seeks out suggestions for improvement -- but we could not think of any! We would highly recommend this property and hope to come back next summer.

We are an outdoor adventure-loving family. Kate's parents retired to the Cape in 2017, and during our visits and summers with them, we came to appreciate and love the Cape in all seasons. In 2020 we took a leap and decided to buy our own place here.

We fell in love with this property on our very first visit for two reasons: the yard is spacious, scenic and serene, perched atop a hill and surrounded by nature. Second, the house is bright, airy and sunny, and feels like vacation as soon as you walk in the door. We have made many recent updates including brand new and refinished hardwood floors, two fully renovated bathrooms, fresh paint throughout, new carpet in upstairs bedrooms, new AC throughout, new kitchen appliances, all new furnishings.

We are avid travelers and have stayed in many rental properties- with our learning from those experiences, our goal is for our rental to meet your highest expectations and with all the amenities that will make your vacation memorable. Since we have young children of our own, we are particularly focused on providing a kid-friendly experience.

Brewster is a great central location from which to explore the entire Cape, from Falmouth/ Sandwich all the way to Provincetown! This house provides a peaceful, natural setting and is great for families.
