CHECK-IN / CHECK-OUT - Check-in: After 3:30 PM - Check-out: Before 10:00 AM (Late check-outs will be charged an additional night’s rent.) - Early check-in may be available for a $50 fee (arranged in advance).
COMPLEX ADDRESSES - SeaSpray: 301 Commerce Way, Atlantic Beach, NC 28512 - Southwinds: 2008 E. Fort Macon Road, Atlantic Beach, NC 28512
RESERVATION & PAYMENT - An advance deposit and optional trip insurance are due at booking. - Remaining balance due 30 days prior to arrival. - Reservations made within 30 days require full payment at booking. - NC law requires sales & lodging tax on the full rental amount. - Unit access only after full payment is received and agreement signed.
CANCELLATION POLICY - If re-rented for same dates/price: $100 cancellation fee applies. - If not re-rented: no refund. - You may transfer to another week in same season/unit at no charge. - Switching units is considered a cancellation.
GUEST ELIGIBILITY & OCCUPANCY - Rentals are for families and small adult groups only. - Tenant must be 25+ years old and present for entire stay. - No high school, college, or civic groups permitted. - House parties prohibited and grounds for immediate eviction without refund. - Occupancy limited to 2 persons per bedroom (infants excluded).
SMOKING & PETS - No smoking inside or on balconies (fees may apply). - No pets allowed (violation = eviction without refund).
PARKING & POOL ACCESS - 2 car passes per unit only (lost pass $50). - SeaSpray: Swim bands required (6 per unit, lost band $25).
BOATS, CAMPERS & TRAILERS - Not permitted in complexes.
INTERNET & CABLE - Internet provided by HOA/owner (no guarantees, no refunds for outages). - Basic cable included. On-demand/pay-per-view charges billed to your card + $20 fee.
UNIT MAINTENANCE - Malfunctions may occur; repairs will be attempted promptly. No refunds.
LOCK-OUTS - After 6 PM: $50 fee for SurfSide staff to unlock.
DEPARTURE RESPONSIBILITIES - Trash bagged & placed in outdoor containers. - Dishes washed/put away, dishwasher empty. - Remove all food. - Beds remade, sofa beds unmade if used. - Car passes & swim bands left on kitchen table.
Fees: $75 for not following checklist, $150 for excessive cleaning or moved furniture.
EMERGENCIES - Leave message with condo # and details. - Some repairs may not be available after hours, weekends, or holidays.

Great stay
We stayed at this location for a quick family vacation! I loved the area, the access to the pool and beach were great, especially will small children. Very family oriented, quiet, and the area is well managed. When we arrive the parking passes weren’t there but the manager had them delivered very quickly, which was great! The condo was clean and well managed. Only thing I would have changed is the unit had a smell of cigarette smoke possibly from the previous tenants and we have a toddler with horrible allergies, but otherwise it was a wonderful stay. We will definitely rent from this company again, but maybe a different unit. Thanks again for having us.

Perfect getaway
The condo was nice but needs a little TLC. AC worked great & overall the beds were comfortable. My son loved the recliner. We were however greeted by a huge cockroach in the master bedroom on our arrival and the area around the master shower had some mold. There were also constant gnats flying around the kitchen, even with bug spray they still seemed to linger around during our stay. I liked that the unit was on the lower level. No ocean view but the sound of the ocean is always nice. While I love the Southwind condos, I’ll probably opt for a different unit next time.

Property was nice. I had ask for a condo on the bottom floor. It was changed to a second level
a couple days before I was going to leave. It was my son, his 1 year old son, then me. My son worked in the area. It was difficult for me to go to the grocery store or anywhere else, to where I would have bags to carry up. So I didn’t do a lot of that. Had to do some cleaning before I could unpack our things. It was beach front too. It’s hard to carry grocery, baby upstairs then go back to the car and do it again.

Convenient, but very basic
This condo was fine for a quick two-night visit to the coast. It is not furnished with comfort in mind; however. It is equipped with the bare essentials and seating isn't ideal in the den area. The dining area has rickety chairs to include a card table style folding chair. My daughter and I slept in the room with the twin beds and they were fine, but the bed in the master bedroom I doubt is a Queen... looked more like a double. The place did not have a coffeemaker when we arrived so I notified the realtor who was very responsive and had a coffeemaker delivered within an hour. The location is great if you like to spend most of your time at the pool, but it's quite a hike from the beach.
I would suggest curtains in the master bedroom to darken the room at night since the lights from outside make it bright in that room at night.
Overall, the condo was fine, but for a longer term stay, there are some improvements I would need to see to stay here again.

There must have been a mosquito breeding area right outside our door. We spent the first 45 minutes of our first night killing 24 mosquitoes that had unknowingly flown into the condo. We got smart and bought a can of Raid for spraying around the door the next few nights. The living room rug smelled like urine, so I rolled it up and leaned it against the wall for the entirety of our stay. There was literally no communication from the property manager other than check in/out instructions. I reached out twice regarding a problem with the living room TV recognizing the cable box and never got a response. We eventually gave up on it and never got it working. There was significant water damage in the kitchen and around the master bath shower with mold growth. The condo needs an update. Dishwasher detergent is not provided. Comforter in master was dirty and I didn't use it. Location was great! The clean towels provided smelled really nice! Would probably not stay in this same unit again unless updated and repaired. Check in/out process was simple and convenient.

Loved our stay at the beach!!
The condo was all we could have asked for. Very clean, close to the beach and even closer to the pool. Loved our stay and hope to return!
Wish our messages to the property manager regarding internet and cable were returned but we resolved our questions on our own and with help from the person at the pool desk.

Great condo and value
My husband, daughter and I had a great trip! The condo was clean and well stocked with everything you need. The wifi was spotty but when I let Ann Marie know she quickly called the cable company for a repair. The only negative thing I can say is the beds weren’t super comfortable but they were perfectly fine for the week. Everything else was awesome and the condo was well priced! The condo is right next to the pool and close to the beach. We would ABSOLUTELY stay again!

Awesome vacation!
Weather was perfect, condo was much better than expected. My wife and two adult sons came to NC for a family reunion and decided to stay at the beach for a few days instead of closer to where the reunion was held like we have done in the past. It was nice to be able to have our NC family come visit us at the beach to hang out in the days before the reunion. We will be doing this again!
