-large open living space with pull-out sofa
-kitchen & dining area with sliding glass doors onto pool deck
-king master/primary bedroom with twin daybed & trundle, walk-in closet, & attached en-suite with walk-in shower
-queen bedroom with twin daybed & trundle, walk-in closet
-2 triple bunk room (6 total twins)
-2 queen room with attached en-suite, tub/shower combo, & dual vanities
-full guest bath with tub/shower combo
-game room with refrigerator
-BBQ shack in back
-bike shed on left side of home

AMENITIES INCLUDE:

Parking accommodation: up to 8 cars

All adults must be at least 21 years old. Primary guest must upload ID, selfie and cc to guest portal after booking. This is the same practice that hotels operate under, ensuring the safe keeping of the homes contents. If remaining guests are 21, host requires all guests send ID’s through reservation after booking. After guest portal is completed, door code and check in instructions are issued. **Families exempt** Guest agrees to no outside guests on property at any time & absolutely no parties.

Dogs allowed with $100 fee. Guests are expected to pick up all pet messes.

When booking, it is assumed you have read and agree to this agreement. You and your guests are bound to all terms and conditions listed in this rental agreement, as well as the property specific rules and regulations.

**POOL:
Guests may NOT, at any time, tamper with the pool equipment including adjusting temperature / spa settings. This is considered breaking house rules and can and will damage equipment. If a guest is found doing so at any time during their stay, this is grounds for immediate termination of the stay with no refund.

Cost to heat is $50/day, 2 night minimum, with 2 day notice to heat.

Pool heater is electric and only capable of heating 20F above ambient temperature. Therefore, if forecasted average temperature during your stay is under 64F, pool heater may not function. Pool heat fee will be refunded if this is the case.

Please note: while it is highly unlikely that there are issues with the pool heater, it is a possibility and there is no guarantee. Additionally, excessive rain causes pool chemicals to be knocked off balance. Pool & hot tubs MUST be serviced 2x per week. Please do not be alarmed if pool & hot tub maintenance come by during your stay. By booking this home, you are acknowledging these statements.**

No outside guests allowed at any time.
No events, receptions, dinner parties, gatherings of outside members. Guests must reach out to host to request an exception to this rule.
Children must never be left unattended.
