Professionally Decorated & Fully Stocked Luxury Home near Frio River

This beautiful home provides unprecedented accommodations and is minutes from Garner State Park and shuttle access in Concan. There is no home quite like this one in all of the Frio River Valley! The primary home is classic, spacious limestone structure with 2 bedrooms and 2 baths situated on the lower level and an enormous upstairs loft that spans the entire length of the home. The loft is a kids dream, consisting of 7 twin beds and 2 queen beds that can be reconfigured to meet your needs. It includes a half bath and an entertainment area that includes a foosball table and a TV/gaming area. The main floor kitchen was built for chefs with new modern appliances and fully stocked with any and every item needed to cook gourmet meals.

The "farmhouse" within feet of the main structure has a large bedroom with a queen bed, a half bath and a laundry area with washer/dryer. As if anything else was needed to make your stay incredible, It includes a spacious Ping Pong room. This is the perfect place to let the kids wind down after a long day floating the river. (Note: June 2025 The stairway to the farmhouse bedroom is steep and is currently in the planning stages for reconfiguration. We do not recommend this area for use as sleeping quarters for young children or older adults)

As if the home needed anything further to entertain you and your guests, the back side of the farmhouse has an extremely large sitting area with couches, a basketball court and a grill. There's even an outdoor shower with beautiful views of the sprawling property!

The home sits on over 11 acres of land perfect for exploring. It includes multiple elevations, a deep dry creek and trails. Hike up the top of the hill for expansive views of Garner State Park or walk down to the dry creek bed and explore the rocks and canyons. The backyard of the main structure includes a large firepit that can seat your entire family and tons of yard games including a professional style Volleyball court everyone will enjoy. This home offers a one-of a kind experience with exceptional amenities that your family/friends will never forget.

Nice place near Gardner State Park

We enjoyed our time at this quiet and peaceful property. The house is in a gated area with other homes with large plots of land. The kids had a great time playing basketball and foosball in the fun upstairs area and adventuring through the wooded area. We enjoyed the fire pit at night and gazing at the stars. There aren’t trails but can be easily navigated. The owners were very responsive to our questions. The water is hard being in a rural area and had a sulfur like smell but we got used to it. The proximity to Gardner Stare Park was great, very short distance and we had a wonderful day at the park. Felt spacious enough for a group of 12.

Our Short Getaway 2024

The property is very calming - listening to the the wind in the trees while sitting at the fire pit. The house was very nice with one exception. The water had a strong smell that seemed to get worse each time we showered. We also noticed the smell in the house a few times. This was the only issue - as returning to the property each day was a treat. Being able to watch the UT-Georgia Game was great - until Georgia won. I cooked ribeye steaks on the grill Sunday night. Best meal of the trip! We would definitely like to come back - provided the issue with the strong water smell is removed.

Great House, layout and setup

We had a great time, nice house and layout, lots to do on the property and nice setup. The well water was the only complaint but it is what it is. Communication was good, location was good, nice and quiet, great layout for lots of kids to play outside.

Nice quiet getaway

My adult family of seven had a great and relaxing time. We enjoyed basketball, volleyball, and ping-pong all on premise. The owners were very responsive to our questions and comments. Highly recommend this place.

Lovely Property. Amenities Galore..

We were a group of (9) Adult Men. It was our Annual Uvalde Hunting Trip. The Home was well appointed and stocked with everything necessary to enjoy our (4) Night Stay. We had (5) large trucks, Atv's and Trailers. All fit nicely with ease of access to coming and going. Beds and bedding were comfortable and plentiful as many of the local rentals did not include linens. The stone fire circle and outdoor areas received much use late in the evenings and offered a nice respite to view the eclipse. The Owners answered our before our arrival queries within an hour or less. During our stay, check in and check out procedures were well defined as NOT to have to bother the Owners during our stay. We WILL return again and encourage all who are in the area to book a stay at this Well-Planned property rental.

Awesome for multiple families

The layout was great with the main house having bedrooms on either end and lots of beds upstairs for the kids. The house is located down a long dirt road that covers the cars in dust. The description says the house is .5 miles from Garner State Park but with the drive from the dirt road to the property entrance and then to the park entrance I'd say it's 3-5 miles. The house had all that you would need in terms our kitchen ware, games, bedding, etc so I was very pleased with that. The water in the house it HARD! And tasted awful. Really undrinkable in my option. We bought water at the corner store and only used bottled water for coffee, brushing teeth etc. I would say that needs to be addressed for sure. Overall we are happy with the house and all that it had to offer.

Great Place to Stay near the Frio

This property was perfect for our needs. The upstairs loft was just what we needed for all the kids. Would highly recommend for larger families.

Great Place!

I was very happy with the home and the communication with the property manager. He answered all my questions in a timely manner. The house was clean and very quiet. Although not on the river it is close to everything. I would definitely rent here again in the future!

My daughter got married in Utopia and this place was absolutely perfect for the wedding party to stay, get ready, and enjoy each other’s company for this beautiful special weekend. I would love to come again and bring my grandkids- such a cool spot surrounded by nature but also lots of fun things to do for families on property!

We really enjoyed our stay it was very accommodating. It was 8 of us and we had more than enough room. The home is very beautiful and it has absolutely everything you need . We loved the In/Out Surround system we had music playing trough out the home . We cooked and baked and it had from pots - measuring spoon everything to keep the wives happy. We played basketball and it had a volleyball court that made it fun. The distance to Gardner state park is @10 minutes and easy to get to and that is exactly where we went to daily for the Frio River so if that’s what you are going for it’s a perfect fit. The Best part is the owners quick response and friendly way of making everything possible for a smooth and easy stay . We really recommend this place and definitely will book again .

Helpful Information

The home is pretty. Outdoor equipment is in need of repair. An out door shower does not count as a bathroom unless closed in. Directions on how to use TV would be helpful and have proper remotes with the correct TVs. Need a book of everything about the house. Internet spotting so hard to try and find all the rules. Stated that the steps to the barn need to be rebuilt. Those steps are completely out of ADA compliance even for a healthy person.

Great stay even with a hiccup

We took 7 teenage boys to the Frio to celebrate our son’s graduation. The loft was perfect for the boys! They loved the air hockey, foosball table and TV with a game system in the loft and all the beds for them to spread out. The bonus that we weren’t expecting, and completely made my kid’s day, was the ping pong table upstairs in the barn! The house was perfect for our trip and the kitchen was well stocked with all the dishes we needed. We loved having a washer and dryer on sight to keep the boys from smelling up the place with their laundry! The property was spacious and the boys enjoyed roaming all over and playing basketball and volleyball. The hiccup we had was that the AC went out in the house our second day there. We contacted Dustin and they got an AC repairman out and got it fixed as soon as possible. They were very apologetic but took care of us. It definitely made our trip more memorable! We’ll book here again the next time we make a trip like this!

Great Stay and Nice Property

The house was very nice! Loved the front porch and the farmhouse was great. They had lots of games available for the teenagers to play. It was located close to Garner which was a plus. The only problem we had was the upstairs can be a little on the hot side during the day even with fans running. It did cool off at night though. Overall we enjoyed our stay and will be returning!

Wonderful Concan Vacation

My husband and I brought our family and friends for our first time to Concan and Gardner State Park. We had an amazing time. The home is a great distance to the river, but also allows for an escape from all of the crowds staying right on the Frio. We took a short drive to Gardner State Park one day. The house was stocked with everything we could possibly want and it was immaculately clean! We also enjoyed one chill day and had fun exploring the property and the game areas of the house. The little ones loved scootering up and down the driveway and roasting marshmallows in the firepit. If you love stargazing, this is the place! We plan to make this an annual trip with our friends and may incorporate Lost Maple State Park in our next trip. The owners were so nice and easy to communicate with during our stay. They did a great job remodeling the house. You can tell the house was recently remodeled as everything seems brand new. A huge thank you to the owners for a wonderful trip!

Great Place for a Large Group

Took 10 riders on a motorcycle tour of the Three Sisters roads in the area and received universally positive feedback from the entire group. Plenty of parking, great back patio with sound system and plenty of beds. For motorcyclists make note that the entry road from Hwy 83 is gravel. Manageable, but gravel. Great support from the host. Thanks for what turned out to be one of our best trips....

Just what we wanted

Beautiful and comfortable home. Well designed for higher occupancy. Can sleep a lot of people and quality of beds is good. Only concern was smell of the water, which may be mitigated when the water softener/filter has ample salt. Property location is great--short drive to Garner State Park. Is remote, but not too hard to navigate and drive in a common vehicle. Was very easy for us in a pickup truck, but should be doable in any car with normal clearance. House is surrounded by woods, and we got to see deer in the back yard. Owner was very accommodating and pleasant to deal with. We will likely go there again.

Secluded spot near all the frio action

This property is a great private spot only a short drive from all of the local attractions. The property managers were responsive and helpful. Overall we had a great experience.

We are 2 families from Austin with young kids who love the Frio River Valley. It has been a dream of ours to find the perfect home in this region of Texas near the Frio and Garner State Park. This particular home was too incredible to pass up so we jumped on it and purchased it in June of 2021. As experienced vacation rental owners, we know exactly what our guests expect and we assure them an experience like no other. This home has quickly become our favorite destination and we are confident others will feel the same.

You wont ever need to leave the property. Its its own personal oasis with almost 12 acres of land to explore. No expenses were spared in the construction of this home and the guest amenities are second to none. This place makes us so happy and we know it will do the same for our guests. It backs up to Garner State park and is only a few minutes away from free Frio River access. You just cant beat it.

Most rentals in this region do not offer the luxurious accommodations and amenities that we're able to provide with this property. While this home is perfect for guests who want to float the river, it offers so much more and will appeal to those who want to experience Garner State Park and the beauty of the surrounding area. Situated on the north end of Concan, this allows easy access to the Park and Leakey attractions alongside everything that Concan has to offer.
