The home’s farmhouse design is in harmony with its natural setting and delivers a space that encourages guests to transcend the chaos of the material world and embrace something tranquil and authentic.

*The Experience*
Mesquite38 sets out to rewrite the way guests spend time with family, friends, and nature. The property’s dedicated concierge team offers a bespoke, world-class experience to ensure that guests are provided with all elements desired for an unforgettable experience. This includes everything from yoga in the pool house where natural light floods through open doors, private cooking classes with a renowned chef who honors local ingredients, and large-scale events for the most special occasions.

With endless on-site activities and a team that fulfills every request, guests may find they won’t ever need to leave the property. In the morning, jump on a bike and cruise along an idyllic path that weaves throughout the lush grounds. Spend the day on the par-3 chipping hole and challenge a friend to a tennis match on the court for some extra competition. The home also features two bocce ball courts and two newly-added pickleball courts, so there’s never a shortage of fun. A spacious pool house with a living room and bar area allows for a cocktail hour and relaxation after a day of outdoor activity, while a shaded dining space with woven pendant lights overhead provides a stunning place to dine amongst good company. Inside this 7800 sq ft, newly constructed, modern farmhouse, guests will immediately step into a Zen-like atmosphere with modern design and warm, natural light. The grand entryway features a 20 ft vaulted ceiling and refrigerated wine wall that can be pre-stocked for your enjoyment. Intentional in its design, the home’s open floor plan accommodates large groups, with oversized furnishings, a large tech-forward kitchen, and an impressive, see-through fireplace that connects the living space to the game room and bar. Outside, the pool house features a spacious living area, bathroom, gym, and bar. Sleeping arrangements include 5 en-suite bedrooms and a guest house with 3 extra bedrooms and 2 bathrooms, plus a living room with a wet bar. This a place that accommodates all your loved ones.

- Please note that we require a security deposit of $1500 which will be collected after the booking has been made.
- Guests will be asked to sign a property waiver prior to their stay.
​​​​​​​- Pool heat is available for an additional fee but must be requested before your stay.
- Pool heat fee is $400/day.
- Please note: Pool heat will not be available for the summer months (June 1 - September 30).
- Please note: The pool and hot tub cannot be heated at the same time. More information will be provided in the guest manual upon your arrival.
- The pool can only be heated to a maximum of 84 degrees.
- Please call AvantStay to request to book if your desired check-in is less than 72 hours away.
- This home allows pets for a fee. If undisclosed pets are brought into the home without AvantStay's approval there is a fine of $500 per pet.
​​​​​​​- All occupants and guests of the property must follow local laws for outdoor lighting, quiet hours, and parties & gatherings (Riverside County Ordinance Nos. 915, 847, & 924).
- Please note that you must be at least 21 years old to book this home.
- Please note our occupancy includes an additional two beyond bed count. Trifold floor mattresses and additional linens can be provided upon request.
- During the summer months, desert temperatures are extremely high, which may cause the pool temperature to rise as well. Unfortunately, there is nothing we can do to control this.

This home comes with a pack n' play travel crib available. A high chair can be provided upon request with at least 24hrs advanced notice. Just ask and we are happy to accommodate you and your little ones!

This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs.

As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation.

Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees.

IDs will be requested for verification after booking. All bookings over 30 days require a security deposit.

We report and prosecute all Credit Card Fraud.
