Welcome to Park Avenue Flats in Breckenridge! This brand-new, modern condo offers the perfect retreat for your Colorado getaway. Whether you're skiing in the winter or biking and hiking in the summer, you'll enjoy stylish Mountain Modern furnishings, convenient access to downtown, and the mountains just outside your door. Guests have one on-site parking spot and can easily walk to the Breck Connect Gondola, Main Street, shops, and restaurants.
Please note that this cozy unit is located on the second floor of the building, and there is no elevator access.
Proximity: Located directly across from City Market at the entrance to Breckenridge, this condo provides quick and easy access to both town and the slopes. It's about a 3-minute walk (0.1 miles) to the nearest MyFreeRide bus stop on Airport Road, just 0.5 miles from historic Main Street, and 0.5 miles from the base of the BreckConnect Gondola with direct access to Peaks 7 & 8 (though the bus is often easier if wearing ski boots).
Living Room: The living area features modern décor, a comfortable sofa that folds out into a queen bed, and a flatscreen TV with cable and streaming connectivity. The space is perfect for relaxing after a day in the mountains and opens to the bedroom through double barn doors.
Kitchen & Dining: The fully equipped kitchen includes high-end appliances such as an oven, stove, microwave, dishwasher, and a sink with garbage disposal. A dining island seats four, and a large window fills the space with natural light. • Drip coffee maker
Bedroom & Bathroom: The cozy bedroom features a queen-size bed and a flatscreen TV. The ensuite bathroom includes a single vanity, walk-in shower, and washer/dryer.
Laundry: A full-size washer and dryer are conveniently located in the bedroom closet.
Patios: Enjoy two private patio spaces, one accessible from the living area and one from the bedroom, perfect for morning coffee or relaxing in the fresh mountain air.
Storage: This unit has a private storage closet located outside of the bedroom on the private patio, ideal for storing your ski, bike, or outdoor gear.

Alpine Edge provides supplies for a typical weekend stay, including paper towels, salt/pepper, dish soap, a new sponge, dishwasher pods, laundry detergent for a few loads, hotel-style bottles of shampoo and soap, plus extra rolls of toilet paper per bathroom. Fresh pressed linens, including all bed sheets and towels, are also included.
4WD/AWD/Traction Devices are highly recommended during the winter months. We recommend referring to the Colorado Department of Transportation Traction Laws before arriving in Summit County. We are located in a high alpine environment where variable conditions may exist. Tire traction devices are also highly recommended as heavy snowfall is expected from November to May.

A terrific property for 1 or 2 people. The space was well-designed and the furnishings were excellent. The kitchen had all of the essentials (minus coffee filters for the coffee maker.)Check in was simple and straightforward.

Breckenridge trip in August
We had a great stay at this property for a few days in August. The place was easy to access and was in excellent condition. Location was a little close to the main road so you could hear a lot of car traffic but that didn’t really bother us. We could walk into town and barely used our car during our stay. The owners were responsive to any questions we asked. They left us some nice snacks and local coffee (would have been nice to have some coffee filters) Overall a great experience!

Another Exceptional Stay
This was my second time staying at the condo this ski season. It remains my preferred choice when staying in Breckenridge. The unit is well-stocked and maintained. The area is quiet and close to downtown. I look forward to returning.

Well-appointed Condo, Convenient Access to Slopes
The condo is well-appointed with convenient access to the Breckenridge ski slopes (1-minute walk to free bus service or a quick walk to the gondola parking lot). It was clean and well-maintained with thoughtful amenities such as a QR code for wi-fi access. I plan to stay here again for future ski trips.

We liked the place but we did not know it was up stairs without an elevator i'm not sure if that was in the listing but it should be. My husband has has a hip replaced and a knee replacement this year and it was very hard for him to get up and down.

Awesome spot to stay in Breckenridge!
My husband and I rented the space for the two of us for four nights. We attended his son/my stepson's wedding.
The descriptions online were spot on. We were very pleased with the two balconies, the extra directions to find the space online versus what Google tells you to do, the cleanliness and the comfort. Alpine Sports, across the parking lot, was awesome too! When we told them we were staying next door, they gave us a discount.
Suggestions...more hooks for wet bathroom towels, an iron, hangers (we left some behind).
Where can we purchase the bedding? It was like a cloud.

Very convenient location
The location is very convenient but there are a few things you need to know before booking. Specifically, the water pressure is extremely low, so the shower experience is not great. The unit does not have A/C (not uncommon in Breck) but the living room and bedroom have sliders to get some air flow. The unit was very clean and the pictures are accurate. I did not find the couch to be very comfortable, but we were not sitting on it a bunch since we were there to be outside. If the water pressure can be fixed the unit would be much better.
