This property has a nice layout with space for a group. It is walkable to the beach and a quick drive to the touristy areas. The home was cleaned well and there were plenty of towels.On the other hand, the house and furniture are quite worn (holes/rips and stains). There were only 2 forks, the coffee maker was broken, and the outside trash cans were over flowing. It took 4 contacts with the management agency to get things resolved, but they were all eventually fixed.

I could get used to this!

The balcony was where I spent most of my time…other than when I was sleeping. Beautiful!! Everything was as advertised. My family had a great time. Nice house!! My only advice to our host is to get those kitchen knives sharpened!! A dull knife is a dangerous knife!

Great overall!

Small changes but would stay again! Remote batteries were dead and also didn’t hear back from message on asking for an hr extra checkout. A bonus for a 5 star rating would be to add small things like hand soap, seasonings, extra utensils etc. thanks again and we will see you next summer!

House was pretty clean, says it sleeps 10 we had 6 with two young teens and it was good couldn’t have added more people. Only had a table 6 people. Washer and dryer very small and dryer didn’t work. Furniture very worn. Love the location to the beach we walked it several times a day! Nice outdoor shower. WiFi and television were all nice and worked well. Kitchen only had two forks, but was well stocked on plates and most other dishes. Tried to message about washer and dryer and no answer. Just hate taking wet dirt clothes home. Along with not enough bath towels for three days with 6 people and no way to wash them.

Sunny Beach Stay

Upon arrival we noticed several large horse flies. Not sure where they came from. It was clean but in some corners noticed there was some dust so not sure it was cleaned right before the stay. Had extra towels, blankets and pillows for us. The kitchen didn’t have anything other than salt and pepper for seasoning so make sure u take everything you need for cooking. They did have enough dishes and cooking utensils. Trash was full when we arrived but as soon as I messaged the property manager they had someone come pick it up.

Great location; close to beach

Great stay. Only complaint is that whoever cleans the property does a poor job. Found wrappers in the sofa, roach/water bug under the sofa, pans were still dirty and floor seemed as if hasn’t been swept for about 2 weeks. The downstairs toilet drainage is slow so you have to flush 2-3 times. Other than that, overall place was nice, great location and easy checkin/checkout.

Could have been better

Check in was easy. When we first arrived there were multiple roaches on there back that we had to pick up. The pull out couch bed had dirty sheets with food (popcorn, chips, dirty) on them and when my niece went to lay on it AFTER WE changed the sheet it collapsed in on her. Luckily she wasnt hurt and we brought a back up blow up mattress. Access to the beach was great. Over all my family and i had fun. The only issue was the cleanliness of the house.

I called tve on call person and the upstairs bed was wrong and the upstairs tolilet was leaking had

No WiFi but close to beach

We enjoyed being able to walk to the beach but there were a ton of mosquitoes outside! The grill and outdoor shower area were nice but not usable because of the mosquitoes. I appreciated that the management company told us ahead of time about what was stocked and what we should bring. The thing that really put a damper on the trip was that the wifi was out and there was no cable TV. I called the management company and they said they already called the cable company and there was nothing they could do. Another complaint is that the beds were uncomfortable. It was also a little concerning that the house moved a lot when people walked around and when the washer was on the spin cycle. Otherwise, the house was clean and had the necessities.

We had an enjoyable stay and our overall impression was good. We originally had 8 coming on our trip but 3 couldn't make it at the last minute so we ended up with 5. I think 8 would've been crowded. Although it says it sleeps 12, really only 6-8 at most would be comfortable. And the living and kitchen area is very small for any more than 4-6. The master bath/shower did not drain well and I started to call about it but from the look of the shower curtain it wasn't a new issue and who wants a repairman there while your trying to relax? Other small issues were holes in door and walls and peeling paint. The house is showing some wear and tear as well as the outdoor furniture. But I must say the location to the beach is awesome and so convenient. Sunny Beach is just far enough from Galveston proper for the beach to be not crowded at all no matter what time of day we went. We went at peak season so the price was pretty high especially with fees and taxes($1,700 for 3 nights) but Ryson was easy and pleasant to deal with. We would come again and try to get a beachfront house.

Great family getaway!

We rented the home during our early spring break, and while the weather wasn't great, we still had a good time just hanging out in this cozy home with all the creature comforts. It's just a couple of years old, so everything is in great condition - nice appliances and gadgets in the kitchen. We took three teenage girls, which worked out great with the two upstairs bedrooms - they all got their own bed. The girls loved the 3 minute walk to the beach whenever they wanted to head that way, or sometimes they just decided to hang out on the balcony to get some sun. There is a decent view of the Gulf from the balcony, at least for now - there is construction going on in the neighborhood, which may change that in the future. The drive to the main part of town, restaurants and attractions was not bad at all. This neighborhood is one of the first ones west off Seawall Blvd. after it turns away from the Gulf. While the five of us fit well into the house, the living area is not huge, and if you want to all get together and watch a movie at night, seating where you can all see the TV can be a bit challenging, so you may end up on the floor. I know that the description indicates the house will hold 10-12 people, but I would personally recommend having no more than about 8, as I think you would probably be on top of each other quite a bit of the time (at least in the evenings). But overall, we would definitely enjoy staying here again the next time our family is in Galveston!

Excellent stay

Place was well appointed. The few thing we forgot (baking pans and pots) were all there and good quality. Place was quiet, clean, easy walk to a nice uncrowed Beach. 6 people total, all over 17, plenty of beds, baths and privacy. If I can get commitments from my family I will do it again.

Listing needs updated

We were disappointed in this listing! The pictures show tons of outside furniture especially downstairs. There was zero furniture below the house and maybe 2 chairs and 2 tables on the balcony. The mosquitoes were awful(but we expected that just a heads up to future vacationers). The house smelled like cigarette smoke as soon as we stepped in, I called Ryson to let them know because we didn’t want to be held responsible. They offered to bring us spray. Found cigarette ashes upstairs in the bathroom even tho it’s non smoking( said they would let house cleaning know). I told them about the outside furniture situation, said they would bring table and chairs the next day never received anything. The outside trash can was overfilled with bags of trash sitting next to it when we arrived.

Summer Vacay

The property was amazing. Close proximity to the Gulf and plenty of room for everyone. It was close to town only a short drive to get to Seawall Blvd. We had so much fun. We wish they had updated the pictures though we thought there would be a picnic table on the patio under house and there was hardly any outdoor furniture to sit on. But overall it was a really great family trip.

Needs improvement.

The home itself is fine however all of the furniture could be replaced. The futon in the second bedroom has large holes and is in no way sleep-able. You really can’t even sit on it. The carpet and floors were pretty dirty. There is a charcoal grill. The mosquitoes are so bad it’s impossible to sit outside. Location was a short walk to the beach which was nice.

Reasonably priced, adequately appointed

The good: great location, close to town but away from the sea wall. Short walk to the beach. Quick and easy check in process. Fairly new construction. HVAC worked well. Plenty of hot water for multiple showers. Sleeps 8 comfortably; beyond that it’s futon and sofa bed. The bad: upstairs beds aren’t very comfortable. During our stay, the cable television was only showing local stations and the septic system backed up flooding a portion of the yard.

40th Celebration

We stayed here for my wife's 40th and it was a hit! The property was in a great location next to Sunny Beach and the price was excellent.
