The property is in need of repair. There were several items broken. A cabinet door, toilet paper holder in pieces on the floor etc. However, the main appliances were in working order. Considering the location on a beach, the outdoor maintenance was as good as could be expected.

Pros: We liked the open concept kitchen and living room. The location was great steps from the beach and the views were pretty. We had a small issue with getting the house code, but the company helped us within minutes. There were plenty of dishes, towels and blankets provided.Cons: There are a few issues first the carpets upstairs were very dirty with stains and needs to be cleaned, and the tub upstairs has a taped-up crack in the tub itself and on wall. The bedrooms upstairs need new mattresses that don’t sink and poke you with springs because your guests shouldn’t have to resort to sleeping at different angles or even in chairs to get a comfortable night’s sleep.Also, the house shook and bounced violently when anyone walked around. We looked up under the house, and several bolts were missing and some looked very loose. The house could use some updating and basic maintenance as well.

We had a really good time and relaxing. But just wished the house would have been more cleaned. It seemed as the previous family left and they were in a rush to clean the house that it was poorly done. The stairs were very dirty, hair everywhere, they didn’t even looked vacuumed. There was a bra in the upstairs bedroom on the floor and it didn’t belong to any of us. Just to proof house was not cleaned before we arrived. There was hair on the stairs very visible. The house is beautiful, needs more TLC as there was some things needed to be re-paired. When we arrived the code didn’t work but customer service helped right away and got is a new code. We had a great time just a little grossed out with the cleaning in the house.

A/C was not working well when we arrived but they had an hvac guy out to fix it the following day. The house needs a lot of work, the flooring is coming apart in the kitchen, the disposal does not work, several lights are intermittent, the carpet is horribly stained, two of the fans sort of work, the kitchen cabinet door is hanging on by one hinge, one couch is ripped and you can see foam and the blanket does not cover it very well, the other couch has a broken leg, the futon in the master bedroom is propped against the wall because it will not stay up by itself, two of mattresses need to be replaced, one is so soft you can feel the board underneath, the other will stab you with springs, the master bedroom toilet rocks, the toilets in general don't flush well, the bathtub upstairs has been repaired with tape, every wall needs paint, using flamingo stickers to hide things does not work, the pictures on the site must be several years old because it does not adequately show the status of the house, the furniture in the pictures is not the same as reality.

While the beach view was limited by other rental properties, the design and decor of the cottage was very cute and highly pleasant. However my only grievance with the property was when i heard a trapped creature above the stove top. I tried to reach out to the host about freeing it however i received no reply. I have no idea how they ended up in the ventilation system above the stove, but hearing the trapped noises of the animal was highly depressing. And any other attempts i made to free it would have caused damage to the property. I hope this issue can be resolved for future visitors.

This property has a nice layout with space for a group. It is walkable to the beach and a quick drive to the touristy areas. The home was cleaned well and there were plenty of towels.On the other hand, the house and furniture are quite worn (holes/rips and stains). There were only 2 forks, the coffee maker was broken, and the outside trash cans were over flowing. It took 4 contacts with the management agency to get things resolved, but they were all eventually fixed.

I could get used to this!

The balcony was where I spent most of my time…other than when I was sleeping. Beautiful!! Everything was as advertised. My family had a great time. Nice house!! My only advice to our host is to get those kitchen knives sharpened!! A dull knife is a dangerous knife!

Great overall!

Small changes but would stay again! Remote batteries were dead and also didn’t hear back from message on asking for an hr extra checkout. A bonus for a 5 star rating would be to add small things like hand soap, seasonings, extra utensils etc. thanks again and we will see you next summer!

When we first got there. I went to enter the code for the door. Code didn’t work. Had to call support because I had no number for the host. Then when we went inside. The place was not as described as in the pictures. The place was disgusting. I would be embarrassed if I rented a place like this. Carpet was disgusting stains everywhere. Holes in the walls and scrapes on the walls everywhere. Upstair bathtub was duct taped inside the tub and had a hole next to shower head. One of the bedrooms bed had piss stains covered up by sheets. Furniture was all torn up and broken. No internet as described. Had to call someone to bring a hotspot. Stair railing loose. Patio chairs broken downstairs. Up stairs patio 3 of the boards weren’t screwed down. Glad my kids didn’t fall through it. Window blinds leaning sideways. Patio window screens broken. Looked like some of the boards on the patio had black mold growing. Door jam pillars split. They don’t leave you much for household essentials. They expect you to buy your own supplies. Ac filters were dirty. The reason I say that is because there were so much dirt on the covers also you can see through the vent to the filter. You would expect more for a 1200 stay. I have kids and this was unacceptable. I would not highly recommend this place. I am not happy. I would never stay here again. The lack of laziness is unbelievable. It’s not hard keep up maintenance and fix a few things. I would add more photos if it would let me.

Great location; close to beach

Great stay. Only complaint is that whoever cleans the property does a poor job. Found wrappers in the sofa, roach/water bug under the sofa, pans were still dirty and floor seemed as if hasn’t been swept for about 2 weeks. The downstairs toilet drainage is slow so you have to flush 2-3 times. Other than that, overall place was nice, great location and easy checkin/checkout.

Sunny Beach Stay

Upon arrival we noticed several large horse flies. Not sure where they came from. It was clean but in some corners noticed there was some dust so not sure it was cleaned right before the stay. Had extra towels, blankets and pillows for us. The kitchen didn’t have anything other than salt and pepper for seasoning so make sure u take everything you need for cooking. They did have enough dishes and cooking utensils. Trash was full when we arrived but as soon as I messaged the property manager they had someone come pick it up.

Could have been better

Check in was easy. When we first arrived there were multiple roaches on there back that we had to pick up. The pull out couch bed had dirty sheets with food (popcorn, chips, dirty) on them and when my niece went to lay on it AFTER WE changed the sheet it collapsed in on her. Luckily she wasnt hurt and we brought a back up blow up mattress. Access to the beach was great. Over all my family and i had fun. The only issue was the cleanliness of the house.

House was pretty clean, says it sleeps 10 we had 6 with two young teens and it was good couldn’t have added more people. Only had a table 6 people. Washer and dryer very small and dryer didn’t work. Furniture very worn. Love the location to the beach we walked it several times a day! Nice outdoor shower. WiFi and television were all nice and worked well. Kitchen only had two forks, but was well stocked on plates and most other dishes. Tried to message about washer and dryer and no answer. Just hate taking wet dirt clothes home. Along with not enough bath towels for three days with 6 people and no way to wash them.

Good

We had an enjoyable stay and our overall impression was good. We originally had 8 coming on our trip but 3 couldn't make it at the last minute so we ended up with 5. I think 8 would've been crowded. Although it says it sleeps 12, really only 6-8 at most would be comfortable. And the living and kitchen area is very small for any more than 4-6. The master bath/shower did not drain well and I started to call about it but from the look of the shower curtain it wasn't a new issue and who wants a repairman there while your trying to relax? Other small issues were holes in door and walls and peeling paint. The house is showing some wear and tear as well as the outdoor furniture. But I must say the location to the beach is awesome and so convenient. Sunny Beach is just far enough from Galveston proper for the beach to be not crowded at all no matter what time of day we went. We went at peak season so the price was pretty high especially with fees and taxes($1,700 for 3 nights) but Ryson was easy and pleasant to deal with. We would come again and try to get a beachfront house.

Great family getaway!

We rented the home during our early spring break, and while the weather wasn't great, we still had a good time just hanging out in this cozy home with all the creature comforts. It's just a couple of years old, so everything is in great condition - nice appliances and gadgets in the kitchen. We took three teenage girls, which worked out great with the two upstairs bedrooms - they all got their own bed. The girls loved the 3 minute walk to the beach whenever they wanted to head that way, or sometimes they just decided to hang out on the balcony to get some sun. There is a decent view of the Gulf from the balcony, at least for now - there is construction going on in the neighborhood, which may change that in the future. The drive to the main part of town, restaurants and attractions was not bad at all. This neighborhood is one of the first ones west off Seawall Blvd. after it turns away from the Gulf. While the five of us fit well into the house, the living area is not huge, and if you want to all get together and watch a movie at night, seating where you can all see the TV can be a bit challenging, so you may end up on the floor. I know that the description indicates the house will hold 10-12 people, but I would personally recommend having no more than about 8, as I think you would probably be on top of each other quite a bit of the time (at least in the evenings). But overall, we would definitely enjoy staying here again the next time our family is in Galveston!

BUYER BEWARE! - Huge disappointment - look elsewhere! Our family couldn't believe that this place had as many high ratings it had received - it was the reason we booked it along with all of the photos that portrayed a beautiful property. When we arrived, the place was in terrible condition and very run down. I was so concerned about being responsible for all of the damage and wear and tear to the property that I immediately began taking pictures to share with the host. When I did, I never received a response from anybody - no communication at all! The toilet wasn't secured to the floor, there was literally tape patching the shower tub together, large areas of the walls in the living room were missing paint, kitchen cabinets that were coming off of the brackets - overall the place was very run down and not well maintained at all. It was an embarrassment to the point where I felt like I had to apologize to my family because the place was so rough. On the positive side, the AC worked well and the location was great, but for the money I would have booked another property for what I spent if I knew what I was getting into.
